Property Ratings at Hampton Woods
The property has not been maintained in proper or good condition for many, many years. It has been sold several times and this last time the rental mgmt company has also changed several times. In addition, they are unable to keep a steady property manager. The office is never open, which means they do not answer the phones or return voice mail. I have no idea how they are able to show and then rent any available units. Residents are required to use the Resident Portal; however, options within the Portal are very limited and it's rare to receive a response to emails, yet you are encouraged to use that way to contact the manager. Rent must be submitted through the Portal. Maintenance must also be submitted through the Portal, with no follow up response to the resident. When and if they show up is anybody's guess. If you do get maintenance, sometimes it's done properly, sometimes it goes against code and you have to threaten before they'll return to fix it correctly, sometimes you're given an excuse as to why it can't be done, and the last option is that it's just ignored with no reason why provided. The inside common areas of the property is in extremely poor condition, with leaks and horrible carpet staining throughout. There are also half-finished maintenance projects in various areas that go back at least two years. Outside it took two years before the whole property was mulched. Before that, it was only mulched in the front where potential renters would see. When asked about it at the office, the manager argued and lied, saying everything was mulched, yet my husband was home all day and saw where they stopped and didn't include our building. Just an example of how management handles the residents. Residents were assured the screens on the patios would be fixed but we've been waiting since fall of 2022 and more keep coming down, with no maintenance being done. Inside the apartments, units vary as to their conditions from broken/unrepaired/unreplaced molding, dents and divots in the walls, stained ceilings, to rotted-through cupboards under the sinks, etc. Other units are in great, though lived-in condition. Before moving in, the carpets are usually new, but the walls are not painted, and no cleaning whatsoever to make the unit ready for the new renter is done. It took me three days cleaning before it was habitable. Rents are low and appropriate for the area and condition of the units and property. Crime within the complex bubble is extremely low.
This is my home! I have friends & family that love coming to visit as the atmosphere is so pleasant!

My sister in NY found this community in an online search. I had a bad fall in July 2020 and can never move back into my home of forty years. She is paying my rent for a year to give me time to sell my home. I will be closing on it this month. I plan to stay at this community forever!

I have been a resident for over three years and have enjoyed the close knit and friendly community. The residents are respectfully to each other and keep the noise level down very low. Great location, close to hospital, shopping and highways. Great place to live.
