Property Ratings at Hampton House
First off I wanna say that the assistant manager who gave me a tour of the place was very nice and helpful and gave me a lot of good recommendations. The place shows its age, even though the property altogether seems decently in order they do have a pool that is reasonably maintained. Even the first Apartments, you see when walking to the leasing office, however have some exterior damage which is concerning. Within reason but not great. The apartment itself wasn’t too bad. The carpets looked decent walls and ceilings were fine. However, the kitchen was very old. The stove may be 30+ years old. The dishwasher looks old and I don’t know about the refrigerator. The cabinet seemed very poorly done. They’re poorly painted and they stick a lot and at least one or two of them had no door knobs or they fell off as I tried to open them. The bathrooms were not too bad, but the showers don’t feel very comfortable and don’t look as you’d like them to. Space was good. It’s a good amount of square footage for the price but just everything seems low quality. I do have to admit I did not realize that technically the apartment is in the “hood.” it’s very close to Ridgeland, which is kind of a step up from Jackson so it probably doesn’t have the same issues that the rest of the city has. The most concerning thing I saw was the balcony. A structural wooden post was rotted at it’s based and detached from the floor, which is to me a concerning sign. I’ll keep it in mind because if you’re in a needy situation or can put up with the visual quality issues it’s not the worst place.
These apartments charges fees that do not make any sense. When you call the office they are no help. You ask for the cooperate contact information and they do not know it. How do you work somewhere and you do not have any means of contacting them if it is a problem. I google corporate's contact information and they haven't called back yet. This is frustrating and I cannot wait until my lease is over. You need to be careful because your water, sewage and trash bill will be almost $200 on top of your monthly rent.
Everything is old. Poor managment, common areas are dirty, roaches, car break ins nightly

When you find a LEASING OFFICE THAT ANSWERS THE PHONE THAT IS A DIAMOND IN THE ROUGH! I never had to worry about not being called back or not getting things done. Ariel the (Leasing Agent) is WONDERFUL. She is so good at keeping you abreast of how your Leasing Process is going. She is the nicest and most courteous person. She has made this process really easy. Each time I called she was there to answer all my questions and help no matter what. I have gotten to the end of the process and am moving in soon. Thank you so so much. The apartments have been upgraded and look so so nice. The grounds are kept nice and neat and the price is wonderful as well. You can not go wrong with Hampton House Apts. You will not be disappointed!! You will get all the BANG FOR YOUR BUCK!!

Looks really cheap. Everything is old. Parking lot is horrible. They thought spray painting it would make it look presentable. They half do things in the actual apartment to make it look presentable. It’s not worth the price they are asking for.

Hampton House Apartments -Jackson, MS is an aged/aging apartment complex that needs a few major upgrades before considering leasing to good tenants. Word of mouth is one of the best advertisements you can have which can also destroy you. The ONLY reason I gave them a star is because I had to so I can inform others who look at the reviews before renting. I regret that I didn’t read the reviews. Some people can tolerate living in poor conditions and this property is like living in a low income property or worse. If I wanted to stay in South Jackson, I would have. I’ve been complaining about insulation and plumbing issues (which caused a major increase in my utilities) since moving in November 2017 and it still haven’t been addressed. The cable cords are outdated so the tv shows freeze and the cable company say it’s the apartment’s responsibility because it’s not their equipment that’s causing the problem. The foundation between the 1st and 2nd level is horrible which sounds like the building is about to collapse (which I have video proof) so I have to have my tv loud as if I’m in a movie theater to semi drown the cracking planks sound out. I wouldn’t recommend potential renters to patronize this property until the proper upgrades are made for a more comfortable living unless you are comfortable living in poor conditions.

This place is horrible! I wish I could give it zero stars. I wouldn't bury my dead dog here. It takes months to get anything fixed. The only way that happens you have to practically go and show your tail in the office. Some lights outside doesn't work which causes a MAJOR safety concern at night. I hardly ever see patrolling. Outsiders stay just walking around the property looking very suspicious. The "security door" at the entrance of the complex is a big joke. It's best if you just keep looking. I can't wait until my lease is up!

I've been having problems since the day I moved in. Refrigerator leaking. Pantry smells. They placed cheap stick & peel over old floor, just to make it look presentable. I wish I could post pictures. Keep looking, I wish somebody would've warned me!

I looked at every apartment in Jackson before I ran across Hampton House! I told myself I wasn't moving until they had an opening! I love it here! It even feels like my actual home!! It's in a very safe and quiet environment! The staff and the neighbors are all friendly! It's like it's too good to be true!! On top of all that it's cheaper then every apartment I've been in and it looks better!! From the walls to the book shelf it looks like home inside and out! Spacious and Relaxing!!
