No soundproofing. You hear every move your neighbor makes. Mold growing in my apartment. You can see and smell it. Overpriced and no amenities. Wouldn't recommend to anyone. Management is rude and condescending.

Zero soundproofing, zero hvac control, smell anything neighbors cook or smoke, rust and mold under the new decor, step in dog poop daily, no on-site lock out support despite mandatory electronic locks.

Apartment is nice size, good light, nice view of pool and green space. Near to beach and shopping. Office staff and maintenance have been very helpful so far.

I personally know the staff as I am one of their vendors. I am a vendor for apartments all over Jacksonville. Ocean oaks is one of my top 5 picks for apartments in all of Jacksonville. The staff here does things right. I've been here for over a year and a half, through 2 hurricanes with significant building damage and they handled everything quickly. The price is a little higher being near the beach but it's worth it, if you can get in lol. They are almost always at occupant capacity. I got lucky and got one of their upgraded units with tile floors. LOVE IT

Let me start off by saying someone has to speak the truth of this place if no one else will. This place is a horrible place to live if you are one to be single, new in town, not great with being sociable. I came into this place starting off at a new location as a single guy, i have had NOTHING but ongoing problems with tenaints and even having the office involved that they are siding with tenaints and literally having no say into things. They have many 10 year residenta that think you have to battle noises through walls to earn your right to live here. Even after having problems with neighbors my a/c stopped working and made a call for maintainance to come but they never came especially on that cold nighr.Overall very immature, inhuman and hey someone deserves to call this place out maybe it can be resolved by corporate.

I live in a one bedroom apartment in Neptune Beach called Ocean Oaks. It is right beside the Fletcher High School. I would have to say this place was a score because finding anything on the east side of 3rd street under a grand is very hard!!!! This is still very close to the beach and in a very good location because its between Beach Blvd and Atlantic. It takes about 15 minutes to get to the mall or UNF and 25 mins to the airport. There are plenty of shoppes and restaurants around also. The apartment itself has older appliances but there are remolded units for more $. Not a lot of noise and there a laundry room. Neighbors are okay, the only thing I can not stand are the speed bumps in the complex. I would rate this complex pretty high overall. Friends always ask me how much I pay and how I found it!
