I had the pleasure of taking a tour with Pepsie and her personality was infectious! I also met Amber and from that moment, I knew I wanted to apply. Both ladies made me feel so valued and welcomed. The grounds were very well kept and the apartments were beautiful! It is in a prime location and I love the fact that I don’t have to drive anywhere to have a few spirits before turning in for the night. When I pictured my ideal residence while in Georgia, this is what I wanted.

Very unprofessional staff. I lived here for 3 years and the leasing office continually showed their incompetence. We had our cars broken into here and the management team did nothing about it. They tried to raise our rent by an unreasonable amount every year. When we eventually moved out, they refused to get back to us on terminating our lease and it ended up costing us thousands.

I lived here for a year and could take it no longer. My dog is traumatized by any loud noises because the fire alarms in this complex are constantly going off. It got to the point where nobody would leave their apartments because we all assumed it was a faulty drill AGAIN. Also, very rarely did we get an email explaining the situation on whether it was an emergency or not. I felt unsafe here with all the car break-ins and broken gates. Our neighbors apartment flooded, the garage gate is always broken, the dog park gate is always broken and it smells horrible down there. The only good thing I can say about this place is the maintenance guys will be at your apartment the day you put in a request. Cam is awesome! I wanted to love this place so bad because of the location but something was always happening. Not worth the price. We received maybe 2-3 emails regarding the fire alarms but only during business hours. All of the alarms from midnight to 3 or 4 am were disregarded and we were left trying to decide whether to move to safety or go back to bed.Terrible management.

RPM Property management. The management team is always complaining & alerting tenants but dont have good management skills. Takes months to get responses from email. We had 2 weeks when the fire alarm rang at 2 am , 5 am, noon, and 8 pm constantly. Trash shutes are disgusting. Random fees on top of the rent. dogs constantly barking.

I moved out Oct 2022. The security deposit refund issued by Halcyon Grand/RPM Living issued a check with insufficient funds in their account. The check from RPM Living bounced. The management company nor Halcyon Grand has managed to reissue another check as of Jan 2023. Someone has dropped balls and no one seems to be able to make things right. I have contacted RPM Living and Halycon Grand multiple times in multiple ways and they all keep chasing their tails offering no resolution. Truly disappointing experience. One they get your money, they’ll never give it back.

Do you like to hear everything all your neighbors do? Do you like to hear everything going on outside your window? Do you like construction that starts as early as 5am? Well this is the place for you. Not only do you get the apartment version of a slapping a lipstick on a pig you get to pay outrageous prices for it! Old management was good. The only thing the new management has done is run it into the ground. Neighbors are just making the place gross. Only people I will applaud (and the reason this is a 2 and not a 1 star review) is the cleaning staff and maintenance guys. Management does not care about their renters and are waiting to raise the prices on your current living space. They are basically driving everyone out of there.

It's the staff that plays a strong role taking care of people and the building. I like to go down to the office and chat with everyone, Amber and all the ladies are over the top. This place has everything you could possibly imagine for great living. Wouldn't go anywhere else. Right off 400 and easy access.

My family and I had a four month lease with Halcyon Grand (Elan Halcyon previously) while waiting to close on a new home. We were model tenants, always paid on time, and maintained Halcyon’s apartment in excellent condition - by their own account. Prior to moving, we provided their 60 day notice, and inquired when our $300 security deposit would be returned. We never received a response, then made several more inquiries. Eventually, we did receive a reply that “there's always some kind of charge”, with no reference to what charges they may be and nothing said about our security deposit. I double-checked the lease, which said nothing about end of lease charges. When we inquired what they were referring to, we again received no reply, and just moved out, presuming our security deposit was never going to be refunded. After vacating, we were then sent a list of various unsupported charges well in excess of our $300 security deposit, along with a bill (no refund). We requested support for those charges, all of which we only were hearing about for the first time in this letter, also saying we’d be happy to pay any charges that were legitimate and supported, however insisted on our security deposit otherwise. Again - no response; we never heard back. Two months after our move-out, we next received an email from someone at Halcyon who claimed they had been assigned to collect a bill due now totaling over $3,500 - because now they claimed that we broke our lease early. When I replied back with attached evidence that adequate advance notice was provided - including documentation from their own local management team thanking us for the advance move-out notification, we again received no reply. Our most recent experience was discovery two months after this latest incident that Halcyon has reported us as delinquent renters to the credit reporting agencies, forcing us to now retain an attorney to charge them with breach of Georgia renter law (O.C.G.A. § 44-7-35(c) and to have them remove this fraudulent reporting and have our security deposit refunded. The Halcyon organization is unscrupulous and dishonest - all of this rooted in a simple initial request for a security deposit refund from a good paying tenant, and then questioning the basis of several unsupported (and steadily increasing) charges when we had to repeatedly chase after them to return our small deposit. You can rent in any number of places, but if you’re considering Halcyon Grand - buyer beware.

This place is absolutely horrible and I could not recommend it less. I have never felt so neglected and uncared for as a resident. The management is awful, they mean nothing they say, we have been lied to and mis-treated here, and this environment has destroyed my well-being. Our neighbors have legitimately made our lives miserable, its like living in a dog park with at least 3-4 dogs barking non-stop at all times. We constantly bang on our ceiling with a broom because we live beneath a circus, its so loud. Save yourselves the misery and live anywhere but Halcyon Grand.

Overpriced and tiny. The ceilings are so thin you’ll hear whenever your upstairs neighbor walks or moves or flushes their toilet or takes a shower. Management doesn’t respond to emails and hide in their offices or are always on “vacation.” The one redeeming quality is the maintenance guys. They are awesome and do their job. Other than that enjoy the coffee machine that is always out of coffee and the “free” beverages that are always locked up and the gym that is never stocked with sanitary supplies. I toured with Nicole last week and she was super sweet. I like the self guided tours they were offering since I could take my time in picking my perfect place. I'm moving in next month and could not be more excited.
The staff at Elan Halcyon is great! I leased about a month ago and will be moving in soon and I can't wait. Shearon was a ball of energy on the tour and made me feel like I getting invited to a party instead of just a new apartment. I picked an apt looking at the pool which changes a color. I thought that was cool. While I was applying, I met the maintenance guy who seemed nice and Ishma who is the manager. Her and Shearon have been very helpful with giving me info about the discounts I'll get as a resident and taking measurements and photos of the unit for me since I'm shopping for furniture. Looking forward to moving in soon!
