Property Ratings at Grandview Apartments
When we first moved into Grandview Apartments, the building was brand new and the facilities were excellent. Unfortunately, my overall experience was overshadowed by ongoing issues with management and communication. At move-in, I was told I would receive a credit for referring a friend who also moved in. I never received that credit, and when I followed up, I was told that such a program didn’t exist. This was disappointing, especially since it was something I had been promised. Maintenance was also a challenge. Some requests took weeks to be addressed, and one repair took months. I made a request at the beginning of 2025 and got an email in August 2025 that it was completed (I moved out in July 2025… LOL) In addition to maintenance concerns, email communication was often lacking. I emailed management multiple times regarding move-out procedures and potential lease options, and never received a response. When one roommate moved out and we needed to add a new person to the lease, the approval process took months, creating unnecessary stress and uncertainty. When it came time to move out, I scheduled my final walk-through almost a month in advance. On the day of the appointment, no one arrived. When I contacted the leasing office, I was told there was no record of my appointment, despite having scheduled it in advance. On top of these issues, interactions with the leasing office staff were not positive. Many conversations carried a rude or dismissive undertone, and the team was not easy to work with. At times, it felt like half the office didn’t know what was actually going on. We were often passed from one person to another without resolution, as though no one was fully informed or taking ownership of the problem. While the property itself has potential, my personal experience with management’s communication, follow-through, and professionalism was consistently poor. Based on that, I would not choose to live here again and would encourage others to carefully consider their options.
I love the apartment buildings themselves, they’re well designed and comfortable but the management is extremely unprofessional and unresponsive. It took two months just to receive and sign our lease, and then, unbelievably management claimed they “didn’t have it” three days later. Throughout the process they ignored phone calls and voicemails, and emails often went unanswered for days or even weeks. When you do get in touch, the staff act disorganized and uninformed, and it feels like no one takes responsibility for anything. Unfortunately, the lack of communication, accountability and basic customer service has made living here much more stressful than it should be. The management team seriously needs training in communication and professionalism.
The apartments themselves are beautiful and the location is great, but unfortunately, that’s where the positives end. The management here is incredibly unprofessional and disorganized. Staff turnover is constant — it feels like there’s a new manager every couple of months, and no one ever seems to know what’s going on. They consistently fail to follow through on even basic requests, and communication is poor at best. To make matters worse, there are often random charges added to your account with no clear explanation and you're expected to pay them, even though no one in the office can tell you exactly what they’re for. It’s truly a shame that such nice apartments are being run so poorly. If you’re considering moving here, be prepared to pay not just high rent, but also mystery fees for who-knows-what. Proceed with caution.
From the start, our experience was rocky. Management makes plenty of promises but rarely follows through. For a brand-new complex, you’d expect clean and well-maintained facilities—but the hallways are filthy, and the common areas are neglected. Definitely not the luxury living experience they advertise. Wouldn’t recommend signing a lease here unless you’re prepared for constant frustration.
Besides the fact that the management team will speak to you as if you're children during "community meetings", frankly they're rude and unprofessional. Instead of trying to resolve residents' concerns about the facilities, we are the ones to blame. Management does not take criticism well and becomes very defensive and hostile when we complain. The package room, be prepared to go through the entire room to find your mail, as there is absolutely no organization, and management just blames the mail lady, or as the manager says, the revolting behavior of the residents that live here. Not the customer service you would expect when rent is high and there are other options in Southern Utah. Management needs to take more accountability for the business they're trying to run rather than put the blame on EVERYTHING ELSE BUT THEM. Absolutely no ownership of the problems that we as residents face on the daily.
I've never experience this sort of unprofessionalism from any rental office before. I move around quite often, but upon walking into Grandview Apt office the manager stood at the entrance of the door without even welcoming me in. I chose to ignore that, now that I've been here a few months, I've tried to avoid the office as much as I can. We as residents shouldn't be spending so long trying to find our mail packages in the "package room", that is complete chaos. When we, as residents bring up these concerns to the manager, we are welcomed with insults and reflection; putting all the blame in the "revolting behavior" of their residents and the mail lady. This should not be the case, Grandview management needs to own up to their mistakes and take initiative in improving the needs and lifestyle they aspire to present. As of now, its been a horrible experience with the management team and they're pretty hostile when the resident's living here complain. We'll be finding another place to move to soon here. This has become quite the uncomfortable experience at Grandview Apartments.
Management is horrible. We rented this apartment as a vacation getaway and had to terminate lease early due to a family illness back at home. We requested a payoff amount multiple times and it took them almost 3 months to respond, after we paid off remaining lease it took them another 2 months to provide us with a receipt and payoff letter. After we received payoff letter, we received more charges via their online portal which were under Misc Fee. Kimberly or David do not return calls at all, I’m not sure if they find it amusing or if they are just that incompetent.
I've never felt more lied to and tricked then I did trying to get into this apartment. Every step of the way it would be one thing until I got the next step of the process then it would totally shift. Most annoying to me is the complete lack of response, I've called so many times and emailed with not one response. I live up state so I even stopped in the next day to make sure I would be okay driving back up state and they said it would be no problem and a lease would be on my desk in under 24 hours. I should have known that was just a lie because I had sat in the office the day before and heard the lease agent instruct their new hire not to answer the phone. I was told I would have to move in by the end of the week to get the prices quoted to me the day before which was annoying but I understood until my move in date has come and they have completely ghosted me. I checked the approval qualifications and I know I qualified but if I got denied that's fine, JUST TELL ME. Now I've prepared for my move in date - today - with no place to move into. They are just saying what ever they can to get the 300 application fee (even though they said it would be waived if I applied in under 24 hours, lies). I'm honestly sad because the apartments are super pretty but I would never trust my money to go towards a company with such gross manipulation and negligence as what I've experienced.
