The facilities are being maintained. There is always a balance between the short term residents and ones who stay longer than a couple of years for services but I feel for me that have maintained a good balance

Grand Reserve is a great place to live. My husband and I have moved to the area to be closer to our grandchildren. All of the amenities at Grand Reserve allows us to spend quality time in the pool. We love going just up the street to get ice cream and other business that meet our need.

We live in a 4br/2-1/2ba townhome. It’s been living here a little over 3 yrs. The community is great. Office staff are friendly and communication is great. Maintenance team is awesome. GR is a great community. I have lived here since it opened. Maintenance staff is excellent. Grounds are kept nice and the pool is great. I have recommended it to several people and will continue to do so.
We move into The Grand Reserve on a Saturday. All of our request for maintenance we done in a timely manor. We are very excited about meeting new people.
I have been a resident at Grand Reserve for 4 years and had excellent service the couple of times I needed maintenance.

The Grand Reserve is an incredible place to live. I have been here for several years and never had any issues. The homes are beautifully renovated, the club house and pool is excellent, and the staff is professional and always fixing issues promptly. I am very happy living here and it is a great place to raise children as well.

My unit is nice and quiet. Never hear any noise from neighbors. 'Can play the TV loud because of my bad hearing and no one has ever complained about it, so I assume no one can even hear the noise. Certainly a plus for that.

After 27 years in a single family home I had some apprehension moving into a townhome. So far so good I love not having to mow, shovel, continuously fix stuff, pay property taxes & expensive homeowners insurance. Grand Reserve is going to be a nice change & Im looking forward to all the great nearby retail options I didnt have before.

The staff are very nice and helpful but I must be honest all the upfront fees you have to pay and application fee are over priced compared to other places in the surrounding areas , not to sound complaining because it's a great community to live in.

I am so happy to be in this established community. It's clean and quiet. There is no construction around here, which is a big issue in Woodbury.

We originally rented here as a temporary resident until we purchased a house. Because of the reasonable rate and convenience we ended up staying here almost 5 yrs and counting. A new management company came in and renovated many things and amenities and this is a peaceful, nice place to live. We still have plans to purchase but for now, this is a good place to live. Staff is nice and helpful, maintenance crew is responsive and does good work. Overall, a nice plac to live.

The Grand Reserve is an amazing place to rent! I highly recommend. You would not be disappointed. I have been renting here since 2019 and have no complaints. Very family friendly as well with new renovated townhomes and beautiful amenities to enjoy.

My experience at the Grand Reserve has been incredible. The staff and maintance team are amazing. I never had any issues living here. My kids love the amenities including the pool, volleyball court, and the playgrounds. The staff keeps the property clean and always looking its best. My townhome is modern and has updated appliances with a great floor plan. It is a great place to rent and raise a family. I highly recommend the Grand Reserve.

YIKES! Stay away! So many beautiful new rental options in Woodbury and surrounding areas - do NOT choose this one!! We leased a townhome here after we sold our house and were in-between buying our next home in the crazy housing market. We ended up buying a home right after our lease started (before we ever moved in) and called GR to see if they would work with us. Look, I get it - we signed a lease. She said, well you are a resident now so you have to pay the 60 day notice and a termination fee. WE WERE "RESIDENTS" FOR 10 DAYS. We never moved in and had only even been in the apartment a handful of times. They claimed they would be losing money on this apartment - hard to believe when we are now paying $10k in fees while you can release the apartment tomorrow if you'd like. The complete lack of empathy or willing to work with us as HUMANS instead of just another number tells you everything you need to know about this management company. Really makes you feel like a "valued resident"... The "newly renovated" apartment we never moved into was filthy. I spent a full day cleaning it - what a waste. The garage reeked of smoke and it takes a magic trick to open the windows and sliding doors. Additionally, getting a hold of the leasing office throughout the leasing process was a nightmare. Communication is spotty and I can only imagine how it is when you're a resident and they aren't trying to sell you... I'll be sure to tell anyone who's in a similar situation that this complex is NOT at all how it appears on the surface.

We have now lived in 2 different Grand Reserve apartments. We have really had great experiences here. So the most part we find the community quiet and respectful of others. The assistant manager has been an absolute pleasure to work with.

Office staff was slow to submit work. We had to call twice. She forgot the first time. The second time the maintenance guy showed up quickly and completed the work fast.
