We went on a tour before we moved in. Jason showed us the pool barbecue a grill, the gym, a dog park and a car wash. And a fire pit The grill doesn’t work has mildew and doesn’t work. The fire pit does not work. The pool does not work. They don’t even plan on fixing it. The gate never works. There is no dog park or car wash. It’s a water hose on a building. Management you can’t come to them with a problem because they don’t do anything about it. They’re just disrespectful and rude. They put on a nice face so you can sign the lease but once you get into the apartment complex, their mood switches and everybody becomes disrespectful. You’re not a priority. You’re just a check.
Approximately 3 months ago I paid a quote for a 1-bedroom apartment, the total was $425, two days later they changed the reservation for a 3-bedroom apartment without my authorization, after multiple calls to the condominium without any response, they just said:i call you back!!! which they never did, I decided to cancel that application and I received an email more than 1 month ago saying that they were going to refund my money which they never did!!!

DO NOT COME HERE. They bait you in with a cheaper deal you find online and when you get there " It's not available". They use a 3rd party program called "Snappt" which have you upload your documents for proof of income. Well the programs continuously errors out and you are not able to get approved because of this. Meanwhile they have your application fee and ran your credit already. I have been trying to get my application fee back and no one will even get back to me.

Avoid moving in here at all costs! First thing first, this is not a gated community. I have lived here for over a year and the gate has been broken literally the entire time. They advertised that they had a computer and printer but again, that is not true. The printer has been “under maintenance” since January of last year. The pool is closed more than it is open and the hot tub is the same temperature as the pool with jets that don’t work at all. Maintenance workers are very nice but there is only so much they can do and the company refuses to outsource for things they can’t fix themselves. We have an actual hole in our ceiling that leaks every time it rains. It started as a pin hole that dripped about three months ago but after multiple maintenance requests being ignored, it developed to a moldy hole in our ceiling that pours constantly with even the slightest rain. It is destroying out carpet and the damage continues to spread. Worst of all there is actual SEWER water coming out of a man hole in our parking lot. The smell is unbearable and it has been months since it was brought to their attention. They are currently offering two free months for new tenets. This is because EVERYONE who lives here is upset and refusing to re-sign a lease. Unless you are truly desperate for a place to live and don’t mind leaky ceilings and sewer water in the parking lot; do NOT move into this complex!
Overpriced for lackluster services and products. Employees are unknowledgeable and undertrained (though kind). Amenities like pool and grills are typically out of service and/or DISGUSTING. The gym is the silver lining of The Grand Reserve and is nice (+1 point). Front gate is frequently broken/stuck open. I have reported AC issues and ceiling leaks from 2020-2022, and every time they send someone out who “fixes” it until a couple days/weeks later or the next rain-shower quickly shows they are lying or just put a bandaid on it. I could hear water dripping within my roof, and behind my walls during rain-showers. My roof was literally crumbling to the point where I wake up and find chunks on the countertop, and the paint on the wall was peeling from moisture and even leaving drip-trails down the wall. This time maintenance came out and I was told they found MOLD above the ceiling, but “it is organic so you don’t need to worry” (any good lawyers out there?). They said if i wanted it tested to see if it was toxic, i would have to pay for it out of pocket. I was also told (by Tre) that he would be sending people out to fix the roof, and the walls/leaks. Roofers came and “fixed” the roof leak. The next storm came and the leaks remained the same. As for the interior repairs promised by Tre, that never happened. 6+ months go by and I am freed from my lease, with empty promises, a one star experience, and hopefully no health issues from the “organic mold”. Don’t step in grass unless you enjoy dragging dog poop into your home. “Provided” doggy-bags are never filled so residents don’t pick up after their animals. Grand Reserve does not take care of their residents, this leads to residents not taking care of Grand Reserve. Constant crime in the complex. My car was broken into once and attempted to be hot wired, and hit twice while parked in my parking space. One hit and run by an intoxicated driver (I assume intoxicated because about 4 other cars were hit in a row) and hit another time by a distressed woman who stole her husbands motorcycle and lost control into my car. Now that I’m putting my experience in words, I can’t believe I stayed as long as I have and I advise you to look elsewhere. Rating: 1/100 -ALEX Z APARTMENT 506

This is a great place to live, especially if you like being close to everything in Ocala. It is minutes from the mall, great shops, delicious restaurants, a bowling alley, movie theater, several dessert shops, and there is a lovely dog-friendly park next door. The buildings are well insulated which helps control energy costs in the extreme Florida heat and makes it feel more like a home than an apartment. Residents have access to a gym, indoor basketball courts, a resort style walk-in pool, hot tub, covered area with tables and chairs near the pool, and grilling stations located throughout the complex. The gated entrance and 24/7 staff makes this a safe place to live. I couldn't imagine living in any other apartment complex in Ocala.
Second floor, two bedroom, two bath, single car garage in a gated complex with a pool, spa, workout room, indoor basketball court, computer room, conference room, satellite TV and ample parking in a well maintained, quiet and friendly community close to everything you could possibly need for shopping, dining, movies and recreation of every kind for all ages at a competetive monthly rate with a variety of lease options managed by a group of people that are experienced, professional individuals who treat tennants with compassion and respect. A great place to call home.
5 months into 1st lease and we are very happy here. The Apartments are well maintained and the Maintenance Staff is prompt and freindly when respnding to requests. The grounds are well maintained and pretty quiet for such a large complex. The office, community computer room, gym, and pool area are all clean and well kept. The staff is helpful and friendly (not as much as when you tour but I guess that's expected).
Centrally located, affordable, luxurious, great amenities, and a superb staff at the office and maintance crew always ready to help. No place like it in Ocala.
Great location and property is well maintained and staff has been helpful, only issue is with Dish network and internet. We have had issues with the services since moving in a few weeks ago.
