Mandarin’s park-like landscaping, moss-draped oaks, and historic homes make this city great. Same as the other people here, I lived at Gran Bay Apartments for 10 months, always paid my rent on time. But when you move out there is like a switch flip to make it a nightmare. Asked there AI to contact the manager, but I'm not holding my breathe.

I lived at GranBay Apartments for 14 months, always paid my rent on time, and yet the move-out experience was a nightmare. I moved out on August 7th, and they sent an email stating that I needed to pay 7 days of prorated rent by August 7th to avoid a late fee. I paid on August 4th, but they still charged me a late fee. After contacting them multiple times, they assured me the late fee would be removed, but they never did. Instead, I got a call from a collections agency. I showed the agency my emails with GranBay, and they agreed to remove the late fee. They also charged me $110 for cleaning, even though I cleaned the apartment before I left. A representative from GranBay called and told me they would reduce the cleaning fee to $50, but they never followed through. When I spoke with the collector, they told me I had no proof for the cleaning fee reduction, though I had proof for the late fee. GranBay later claimed their standard cleaning fee is $130, plus $35 for bags left behind, so they considered $110 to be fair—despite what they had previously told me. The property is also extremely noisy, especially around the pool area, with loud music every weekend, making it not family-friendly. Additionally, there are some sketchy neighbors. One time, the downstairs neighbor yelled at me from their balcony, telling me to be quiet when all I was doing was putting away groceries. Overall, my experience with GranBay Apartments has been highly frustrating, and I would not recommend living here. The management is unprofessional, inconsistent, and doesn’t follow through on promises.

honestly this place is so amazing! it is way better than my last apartment. the staff are friendly and always available, they also plan fun activities every month. the layout plans are great and i love how the patios aren't screened in and everyone decorates them real cute! there is also a book hotel which i like to check out when getting my mail.

Absolutely by far the worst complex I have ever lived in. Run!!! Go next store. The team at Gran Bay is very unprofessional. Next store you will find a resort style pool. Clean look and they won’t fee you like Gran Bay when you have to leave due to un safe living conditions. Management at Gran bay should be released for integrity issues.

Maintenance is on top of their game. As soon as you have any concerns they take care of things promptly! The ladies at the front are super friendly and helpful. The grounds are kept clean and tidy at all times and most importantly, I feel very safe to walk around at night by myself. The pool is wonderful (on the warm side, which will be perfect for fall) and the balconies are wonderful to have! The apartments are quite large and you have a variety of living space options, some even involve garages or extra storage space. Love that they have a trash courier, makes it easier for me not walking up and down stairs with trash every week. Highly recommend GranBay!
I just had the best experience at Gran Bay that I couldn't not leave a review. I walked into the office where two ladies greeted me with the most pleasant smiles. I was given a thorough tour of the community and everything it has to offer. By the end of the tour both managers were out speaking with me which was reassuring because you hardly ever interact with managers of communities but that simply wasnt the case here. Brianna was so sweet she seemed like she genuinely wanted to find me the perfect place to live. The grounds seemed well kept and the apartment we checked out was beautiful. I plan on bringing my daughter back tomorrow to get her opinion and probably apply. I feel like more kindness should be shared like these three at Gran Bay!!

Cannot say enough good things about Gran Bay Apartments! We just renewed our lease & referred our son to rent an apartment here too because we love it so much!! The property is well maintained & clean. Quiet & safe environment to feel comfortable in. Staff is very friendly & makes you feel at home. Love it here!!

I’ve lived here for two years and have loved every minute! I have no noise problems, parking is always available in front of my building, neighbors are friendly, the office staff members are so nice and always willing to help/accommodate, and both times I had a maintenance request the issue was addressed within 24 hours and promptly fixed! The apartments inside are beautiful, spacious and in my opinion by far the best value of any complex on the block. The staff frequently host little events (movie by the pool with refreshments, yoga/boot camp on the lawn, bagel/donuts for breakfast, etc.) which are a nice touch as well. Nothing but great things to say about these apartments!
I have been living at Gran Bay Apartments for about 18 months and I absolutely love the property. It is an immaculate property and the maintenance department is fast and efficient with any concerns. It is very nice to have the breezeway cleaned professionally and the valet trash picked up nightly. Mikayla in the leasing office is always there to assist even if I send her an email while at work. I recommend Gran Bay to any one who is looking for modern amenities and a great floor plan. :-) Tanzania
Great complex, I lived here a year and only moving to be closer to school and my job. Great gym with everything you need, and amazing staff. The price was excellent in my opinion for what you got.
I have had the most positive living experience in this community. I can't say enough nice things about the girls in the office, the maintenance team, and even my friendly neighbors. The property is well kept, the apartments are beautiful, the staff is friendly, you literally could not go wrong living here. Even after four communities popped up around them claiming "luxury living" I would STILL choose Gran Bay. They are a better price than everyone else and practice exceptional customer service. It really doesn't get any better than that!
The management at Gran Bay is the best. I just moved back to Canada but I wanted to take a moment to say thanks and let people know how much I enjoyed living at this complex. I could not have picked a better place. Everyone here seems happy. The neighbors are friendly (I already miss them!), the staff were always smiling and ready to solve any issue, the maintenance people top notch, and the location is quiet and centrally located. Just a great place!
Some things I wish I’d known about these apartments - This is essentially an AT&T apartment complex. If you like AT&T you will probably be happy here. If not, or you are unable to get AT&T service, you will NOT have Internet, phone service, or cable/satellite TV. Other cable and satellite providers such as Comcast and Viasat (Exede) are not allowed to offer service here. Cellular service other than AT&T is virtually non-existent. The Apartment complex is almost 1 mile from a cell tower, but other towers in the area are too far away and obstructed to connect to. So when that lone cell tower gets busy, which is often, your cell phone service will be completely unavailable as your connection is dropped and cannot be passed to the next tower. This happens randomly around 75% of each day. That tower has two cellular antennas, one for T-mobile and one for Sprint. I have tried both and with multiple phones, 4g routers, and a signal booster, and when I actually do get a connection I cannot keep it more than a few minutes before I get dropped. No phone service means NO 911 SERVICE!
We were one of the first people to move into Gran Bay Apartments. It was upscale, and I had no complaints until now (approximately 2 1/2 years later). The only upside, is the staff has maintained being friendly and courteous. The part that I don't get, is why we are paying for vallet trash service, and the trash hasn't been picked up since Thursday. Today is Monday! The service went from every day, to 5 days a week, now, we don't know if the service still exists! The halls are filled with everyone's trash and a ton of flies! On another note, I'm glad there is a dog park, but not everyone picks up after their dogs! I'd love to runaround with my dog in there, but I'm constantly dodging "land mines"! I don't know how rent continues to increase with every lease renewal, but the style of living is going downhill. We are just going to buy a house. We can pay less, and deal with less crap ...literally!
Since the Office Management change every time I go into the office I feel like I am putting them out. I go into make a request and they say they will take care of it. It never gets done till I have to call back or stop in again. You get no confirmation call to confirm or a call to say they need to reschedule. We had to wait over a month for the news letter to come out to know that the office hours have changed. I feel for the price that we pay we should get a lot more respect.

Everyone I've met here so far has been so friendly! Everyone in the office always has something nice to say and are very open to answering any questions you might have. The maintenance has responded within a couple of hours to our few small requests which we really appreciate. I am so happy we picked this place!
When I started looking for my new home I needed a clean and comfortable place for myself and my dog Bruno. At Gran Bay I found it, with the added bonus of it being in great location. Now I can continue to work in St. Augustine and be connected to my friends in Jacksonville without the long drive. Bruno is excited that I get home from work sooner. His favorite things include the dog park, pet walking service and being outside on the balcony. This really is the perfect place for the two of us to spend time together.
Very friendly staff! I wasn't completely satisfied in the apartment that I was scheduled to move in to, and the staff found me a different apartment to my satisfaction. They seemed like the genuinely wanted me to be happy living here. Beautiful property!
My review of Gran Bay is great after looking around at a lot of apartments I found Gran bay they are very comparable in price and they are very modern love the flooring, the applainces are very nice, I also love that we don't have to take our trash out it is picked up for us! The staff is great they make sure all your request are met the apartments are very spacious, perfect location close to eaterys, shopping, grocery store and hospital. Easy access to 9b, interstate 95, and 295. I love that the pool is salt water and not clorine. Over all I would recommend Gran Bay.
Absolutely the best apartment I have ever had! The office staff is outstanding and it is a brand new community.
