Property Ratings at Goshen Manor
No one picks up the phone from the first call. The neighbors are never held accountable for their noise or trash. Not simple apartment living noise, noise that let's u in on their every intimate detail and makes the dog sound like it's in the room with you. EVERY DAY. Their matinence of apartments is also poor. I moved into an unpainted unclean apartment but I was in a hurry to move so I hadn't said anything at the time. Later I realized the apartment was FULL of mold, the carpet stank and the amount of bugs I've seen from this place can fill an encyclopedia. Just don't! there are better apartments all around which are worth the price
I have lived here over a year and it's been a pleasant experience. There's shopping and parks nearby, along with a quiet community. The leasing office staff is wonderful and helpful. No laundry in my unit, but there's facilities in the basement. Parking can get filled up quickly, but there's more than enough spaces and walking twenty more feet is only slightly inconvenient. Overall a wonderful place to be .
I enjoyed living at Goshen Manor. The maintenance staff is friendly and fast. The office team is friendly as well. They also made time for me regardless if I just walked in or called, they helped me when I needed it and answered my questions. My apartment had a lot of closets for storage. I like the floor plan. The parking is free and all over the place so I didn't mind if I came in later in the evening and had to walk a little further to my front door. The grocery store is a short walk which made it less painful if I forgot to buy something. Plus there's a Panera and Qdoba close too. I didn't have many issues with my apartment other than a light bulb change and battery replacement for the alarms. The buildings are older so they can be loud in places and if your neighbors are loud you will hear them. They keep the grounds clean and there are trees everywhere (I like that). My apartment also got a lot of sunlight. Nobody bothered me other than a short greeting...that was a big plus. Overall, I liked it a lot.
Goshen Manor has its pros. The biggest is...UTILITIES! The best thing here is that your utilities are paid for. You only pay for electric and cable/internet. That is awesome. The apartments are a good size and have a functional layout. Big windows. However, the cons have really made me want to run for the hills a couple of times. Parking here is scarce and driving through the lot is confusing and dangerous because there are no one-way arrows (in clearly a one-way parking lot), and there is only room for one car to pass through at a time. You can probably imagine the chaos around rush hour when everyone is trying to get home. The walls are incredibly thin, the floors are crazy loud. Be prepared to hear everything your neighbors do. Also, be prepared to have issues if your apartment has not been recently updated. Electrical issues, plumbing issues, leaks, and small issues that make you scratch your head and think, "why didn't anyone fix this before new residents moved in?" We came from a Home Properties complex, so our standards were probably too high when you compare to a Berger property. Like I said, the best thing is having utilities included. However, if I would have known the difference in quality and upkeep for the apartments, I may have opted to stay with Home Properties. Please know that your rent does reflect the quality of your apartment. The office staff will tell you this when you come to look, and then deny that they ever said such a thing when you're having issues. Proceed with caution, because low rent in West Chester is always too good to be true. Aim high and you will find yourself in an updated apartment, hopefully without the issues I've experienced.
To be honest, Goshen Manor is actually a decent place to live. The apartments are OK and several utilities are included. My main problem, however, is that the front office never at all feels inclined to assist when there is an actual emergency. When there are wires hanging out of your ceiling in your bathroom, they tell you it is OK to shower - despite missing half your ceiling. They like to remind you that you are living in an apartment that is under market value and therefore you should 'feel lucky' despite having the same issue happen twice - the second time almost a year to the day after the first. The maintenance team is understaffed - and yet they are AMAZING and do an excellent job once the hellish front office allows it to happen.
Nestled in a quiet wooded area. White tail deer bring their fawns to eat grass in the common area. You are a three minute walk from shopping a wide selection of restaurant's and public transportation. You never need a car to get anything you desire. Well maintained and friendly people, but private.
