Property Ratings at Glendale Townhomes
We have been here now for three years and just signed our lease for another year. I love this 3 bedroom! From the newly renovated kitchen to the finished basement, to the spacious back patio. They are pet-friendly, quiet, and the grounds are well maintained.
We have been at Glendale for almost two years and love living here. I’ve lived in many different cities and in all sorts of apartments and this is by far the best! It’s the best price in the city, it’s quiet, kept up nicely, and our maintenance orders are always quickly addressed. We’re saving to buy a home someday but love living here in the meantime. If you are a young family, have pets, or are a young professional, this place is for you :)
We have lived here for nearly seven years now, & are very happy. Neighbors are friendly, the area is kept clean & secure. Management is very hands-on & any maintenance issues we have had (only two or three small issues in our time here), have been handled very promptly. The property is so conveniently located to everything we could need or want. Highly recommend.
Affordable, well-maintained, and close to Monona and downtown Madison, the three bedroom that we lived in for three years became home. We always had timely and helpful support from the property manager and landlord. The appliances were brand new. We created a space for a workout area and music studio area in the finished basement. The area is safe and close to the Edna Taylor Nature Preserve. My husband and I both held jobs where we worked from home and had an office space, and worked downtown and could be at the Capitol in 20 minutes. We have biked to nearby libraries and walked to the Monona Community Festival in the summer. Glendale Townhomes made moving to Madison affordable and let us live near the best of Madison!
Glendale has been our home for two years now. They have always been prompt with any maintenance issues. Having three levels of living space is really nice and having access to front and back is great too! We love the court yard for playing games in the summer. The neighbors are really nice and I am impressed with how quiet the townhouse is. We don't not hear any noise coming from the next door. Heating and cooling costs are well within normal too. I think they did really well with the snow removal this year. Parking can be an issue at times as it is first come first serve, but that's okay. Street parking works too! I would recommend living there to anyone.
I lived here for a bit w my family and honestly I have to say I have never had a more incompetent landlord/management service. The receptionists are nice, and the one maintenance guy was great- but it’s not enough for the property, and these people are cheap!! The bricks were redone when I was living there because some fell and hit a lady on the head. They took our fences down and never replaced them, tore holes in our screens, & pitches the gutters completely wrong so everything is a sheet of ice at night in the winter. The best part is I don’t even know what they fixed because a lot of the bricks still looked messed up. Garbage piles up in the nasty dumpsters in the parking lots- and the dumpsters take up parking spaces in the already over-crowded and dangerously damaged lots. You can easily bottom your vehicle out coming or going at first- it takes some getting used to- and don’t plan on going anywhere’s after 5pm if you want to park in the lot when you come back!! Good luck, stay away from Glendale
My two-bedroom townhouse was the first placed I lived when I moved to Madison with my 2 cats. I really enjoyed the privacy and two entrances, and I never experienced any noise problems. The manager was very friendly and accommodating. Things that needed fixing generally got fixed, although my leaky basement window never did. I loved the central air and big living room window. I ended up moving because of the rent increase but also so I could be closer to work. I enjoyed my time here.
We recently moved from Glendale Townhomes after living there for four years to buy our first home. We rented at Glendale even after our jobs took us to the westside of Madison because we knew we would not be able to find a better rental home anywhere else! The management and staff at Glendale were always very responsive to our maintenance needs and requests and everything in our townhouse was always in neat and working order. Outside maintenance was also promptly attended to and we never had the experience of being stuck in the driveway like so many other Madison residents when there was a big snow. If we needed to rent again in Madison, we would not rent anywhere else. We recommend Glendale Townhomes to anyone, but particularly to families and renters who would like to have a sense of community in their rental home. Unlike other rental properties in Madison, Glendale Townhomes strives to foster a community environment!
Despite significant rent increases each year, and demands to commit to the lease coming sooner each year (is that even legal?), upkeep in Glendale is a joke. Landlord does his own maintenance with *one* assistant (who really does all of the work but it is not a one man job...not even a three man job) and it puts residents in danger. Sidewalks are badly pitched, chipped and cracked, children are constantly scraping their knees playing, and I nearly broke my ankle taking out the trash. He does his own snow removal (awful) and hardly salts (it sits in clumps). There are not enough parking spaces for residents, and it seems that the single bedroom apartments get an angry meth addict discount? The noise off of stoughton road is pretty impressive too. Don't waste your time here. Those photos are highly deceiving.

Thank you for your review. We appreciate the feedback. A few points though, the rent is raised the same as the other comps for the city. It usually averages 2 to 4% depending on what the market will allow. Owner's costs rise all the time and as with anything the cost must be passed on to the consumer. We are less expensive per square ft than a lot of what is out on the market! You wont find very many with finished basements and private entrances! The property is an older community and yes, the sidewalks may not be as level as they once were, it was unfortunate that the kids scraped their knee and you as well. There is nothing illegal about the time in which we ask for renewals. A Lot of communities in Madison now ask for theirs 90 days in advance, on campus it is more like 9 months in advance. We previously asked for 45 days and now to keep up with the competition we ask for approx. 75 days. And always being accommodating to those that need a little extra time. We do our own snow removal which actually allows for more times through with the plows and faster clean up times. Weather conditions sometimes make it difficult to salt , when it rains and freezes or is too cold for the salt to work, but we will try harder next winter! There are 2 spaces per resident in the townhomes, and yes, guests often do not follow the parking rules at times, unfortunately. We have no meth addicts?? and they receive no discounts. We are close to Stoughton Rd, which makes the commute to the beltline and interstate super fast! And yes when windows are open the traffic is heard, but with the great central air, windows are not open much of the year! Our pictures are of the remodeled townhomes which look exactly like our units. We are not out to deceive people...we do have, older, unremodeled homes, that are not pictured. It is the renter's choice which they prefer , one is more economical of course! We are proud that we now have about half the property remodeled! We ask that prospective residents check us out for themselves we would be happy to show you around!
My boyfriend and our 2 fur-kids lived at Glendale for about 5 years. We enjoyed the comforts of the property and care of the staff. The grounds provided a great walking space for our dog and great views for the dog and cat with the large windows and low to the ground (2nd floor). We really liked the privacy factor that the two personal entrances and townhome feel the complex provided. We never heard our neighbors and event felt like we had a little 'front lawn' of our own! The price for the space is great too - you can't beat it on the east side of Madison! Plus right next to all major highways and intersections, and just a few miles from the East Town Mall area/restaurants. I also loved the feel of being next to Monona, which is a great, safe place to live and be social. We made some lasting friendships from our time there with one of our neighbors and even recommended another close friend to the place after we moved out! Thanks for your lovely community as a great step before we could buy our first house!
