The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Glen Park At West Campus
The people in the front office were helpful and answered all my questions and concerns!
Property Manager at Glen Park At West Campus, Responded To This Review
Thank you for your kind words! We’re so happy to hear you’re enjoying your experience with us. It’s our goal to make sure you always feel at home, so please feel free to reach out if you ever need anything! Thank you!
I was told over and over how I was getting the updated unit...nothing in that apartment was updated. The stove was not assembled prior to me moving in, the apartment had not been cleaned after the previous tenant moved out which meant I had extra cleaning to do before getting settled. The upstairs neighbors sounded like they were hosting WWE matches from about 7am to 4am (every night I would be woken to the what sounded like SWAT bursting through the door but it was the people above me running through the halls and jumping off furniture...at 2am!). The neighbors smoke would constantly come into my apartment, even with all the windows and doors shut. You don't have the option to pass on the trash valet, but they would frequently skip my apartment and my trash would get left for a week at a time (if I'm forced to pay for the service, I shouldn't have to take my own trash to the compactor). Tenants and landscapers were constantly walking by my windows and looking into my apartment. The shower water was grey and muddy looking, even after maintenance had come out several times. You definitely do not get your moneys worth. I would highly recommend looking elsewhere.
I currently live in this apartment complex and I cannot wait for my lease to end so I can escape for several reasons: 1. You are forced to pay for a valet trash service that is extremely unreliable. I cannot even count how many times my trash has not been picked up and my downstairs neighbor's was. 2. There is inadequate lighting around several carports. In fact, my car was vandalized on Christmas Eve. 3. I once had a homeless man camping out the top of the stairs directly outside my door. After calling apartment security, they asked him to leave and as soon as security was gone, the guy came right back. 4. Maintenance requests go unanswered for weeks even when marked as "Urgent". 5. If you send a complaint to Management via email, they will either blatantly ignore it or reply back implying that it's your fault. If you call, they'll just give you the runaround and tell you that they care and are doing their best, yet nothing happens. 6. I've received a notice accusing me of committing a trash violation. This notice was complete with pictures of trash in front of a unit that isn't even the one I live in. When I informed management, they gave an insincere apology and essentially blamed the valet trash service for making a mistake instead of taking ownership for wrongfully accusing one of their residents. 7. Pavement and sidewalks throughout the complex are extremely warped and cracked. It makes it a severe tripping hazard and not ADA accessible. 8. Construction overall is sloppy and things fall apart constantly. 9. There is a pest control fee added to the monthly rent. Yet I still get bugs in my apartment and have seen rats running around outside. Overall, I am extremely unhappy with my two years here and I am literally counting down the days until the end of my lease.
Looking at these apartments, they are BEAUTIFUL. So when you are given the tour they tell you all about this service called “valet trash“ and ITS FANTASTIC! But.... they tell you, you can have as much trash in/by your trash can. As long as it’s out by 8pm. THATS NOT TRUE. If you have more then TWO bags you get a violation. They also don’t pick up the trash on Friday or Saturday, Yet on Sunday when they continue, you are still only allowed the two bags even tho they were not here to pick up on Friday and Saturday. MULTIPLE things were in need of a repair before we moved in. As we did the walk through katie(leasing agent) told us these would be fixed right away. For example, the rail on the stair case is coming off the wall, both shower curtains were hanging, like about to fall off, hole in bathroom wall, caulking coming off the sink when it got wet, there is cold air coming through all windows and doors, laundry room door falls off constantly, plugs hanging out of the wall, storage unit was not usable for the first month because they lost the key. There is so much more. The minute we moved in, I notified Katie, that there was an issue with the toilets, and that every time you flush, solids came back up, or it just didn’t flush. She said the maintenance guy would come look at it. Brian(maintenance supervisor) said he care and fixed it but it was still having problems flushing. I do have kids, I know they stuck a toy down, and flushed it BUT THE PROBLEMS WITH IT NOT FLUSHING, happened before my child put a toy in it. Katie knows this. As when I went to the office to confront them about the issue, she acted like she didn’t know. I have emails going back and forth if all the problems. They are now charging me $155 PER TOILET, when it’s not my fault and has been a problem since the day we moved in. Oh, you also don’t get a parking spot. They didn’t tell us that. Our first night had to walk at least 20 min just to get to our apartment because no parking was available. If you want a decent assigned parking spot you have to pay 40$ a month. Anyway, definitely calling housing authority regarding the issues.
This place is an absolute dump and money trap. The new owners don't care about their residence and there is garbage everywhere. Valley garbage is a joke and so are the ammenities, they just opened the indoor pool after over a year of being closed and I doubt the gym will ever be reopened, yet rent is skyrocketing! It should be illegal what they have raised the rent to. This place and the staff aren't worth a dime.
The staff and mngmt at glen park is astounding! They really do care about their tenants. In every matter, they have addressed it fast and proficientley. This is one of the best communities ive ever lived in. The manager is so professional yet understanding of her clients needs and concerns. I would recommend this apartments to anyone single to multi family!! Thank you Jessica and Glen Park!!! So appreciative !!! Current happy resident ?
Moved from Seattle down here for our jobs in the south end. I work nights and they won’t accommodate when they have yearly maintenance updates. They take forever on repairs. Their heating for the living area is merely a wall heater that doesn’t really heat the whole living space. I had to buy two portable heaters to help. Their fireplace always has a cold draft during winter times and we don’t use it so there is no temp cover to block the cold draft. So we are constantly cold all the time.
Every time we need something fixed or worked on it takes them a very long time to respond and come fix it. We've had plenty of issues with plumbing, electrical, and more yet they take their time and when they finally get around to doing their jobs they do it very poorly. I'm talking extremely low effort put into fixing things. We called in a request to have mold removed from the ceiling in our bathroom and they're bright solution was to simply paint over it and not only that but they left paint marks all over the floor and the carpets it's terrible! Would not recommend moving here at all, the rent is way too high to justify the terrible workers and don't get me started on the "renovations" they've been doing for months on the sports center I'm sure we pay extra for and can't even use because of it. Please do your self a favor and never move here and tell everyone not to.
I recently moved to Washington from Texas. The ladies in the leasing office are extremely professional and friendly. Federal Way has a lot to offer and conveniently located to the freeways. The complex has been renovated and best suits my family needs.
The people here are fantastic. They really go above and beyond to help you out and the maintenance guys are always top-notch. They are always updating, always renovating, always trying to create a better complex for the rentees. Less than half a mile to Winco, Safeway, and Fred Meyer, and less than 5 minutes to I-5 and Hwy 18. The property is surrounded by little ravines and forested areas so its very peaceful. Compared to the other properties nearby, Glen Park has the MOST sq footage and the LOWEST rent price, plus dishwasher, washer/dryer, garbage disposal in every unit.
We have been in our townhouse for nearly three months. The atmosphere is nice and relaxed. The multiple pools is a nice touch. We have a tennis court, indoor basketball court, a gym, 1 outdoor and 2 indoor pools. They have a trash service that picks up our trash from our doorstep. We have no complaints and will definite recommend this complex to friends and family.
I live at Glen Park at West Campus apartments and I must say the staff is very friendly and knowledgable about the apartment homes. I was able to view a few apartments and walk around them to get the feel of what fit my needs most. The townhomes are to die for! Vaulted ceilings and skylights add natural light and the option of a loft made it a no brainer for me! The complex amenities are excellent. The only downside is they need a better gym with more than just a couple of treadmills. Everyone should check this place out! Excellent location too!
I've enjoyed living here for almost 2yrs now. Only had one incident with previous management where my car got broken into. With the current management security has gotten a lot better and actually feels like a safe area once again. They were also able to repair a closet with a quick turn around.
We have a good sized townhouse setup, which has more than enough space for our small family. The front office and maintenance team are pretty responsive. The rec center has steadily decreased in quality in our time here (4 years), and they are slow to fix broken work out equipment. Our price was reasonable at initial move in, but each year we've seen an increase that I believe was significantly above the market value increase, but I was too lazy to move. Also, they almost suddenly implemented a policy that the front office would no longer store USPS boxes; at least the post office is just a couple minutes away, so it could be worse, but their communication didn't fully justify this policy change. Eventually, these inconveniences add up to be a nuisance--but not an intolerable one yet (hence, 4 stars!). However--note this is more a Federal Way problem--crime can be an issue here. I've had my car stolen from my car port more than once. My car was easy to break into, so that didn't help. The management did improve the lighting in front of our apartment a little after, so that might act as a minor deterrent going forward. They do have garages for rent, at an additional charge, which also is a safe option if worried. They also rent out additional storage space if needed, but we didn't make us of this.
