WOULD NOT RECOMMEND LIVING HERE. I lived in this building for a year, and it was a never ending cycle of things going wrong. On the day I moved in, after driving over 10 hours, the leasing office was locked and completely empty, even though I had a scheduled move-in time. No one was there to give me my keys. Shortly after moving in, I had to submit several maintenance requests, for things that had not been repaired prior to me moving in. A few months later, my car was broken into in the gated garage. Another resident also told me they had found someone sleeping in the back of their car, despite the property’s claims of 24/7 security. Related to the garage, I constantly had random cars parking in my assigned parking spot, which mind you cost $100 a month to park in. The office did nothing, even hung up on me one day, so I had to eventually start calling the tow company. I also discovered a random tool left on my kitchen counter that didn’t belong to me. As a woman living alone, this made me extremely uncomfortable. Management dismissed my concerns and insisted that no one had been in my unit and I had no pending maintenance requests at the time. I had to request that my locks be changed. My refrigerator repeatedly broke, causing food to go to waste, and although maintenance requested a replacement multiple times, it took three months for management to finally approve it. During one of the repairs, I was told the work had been completed at around 1 p.m., but my neighbor found an outside company repair worker inside my apartment at 7 p.m. while I was away, and the leasing office was closed at that time. This also made me feel very uncomfortable. I also had ongoing plumbing issues with both my kitchen and bathroom sinks. On top of that, pipes in the garage leaked an orange residue onto my car, damaging the paint. It took five months of back-and-forth before the property finally agreed to cover the repair costs. Overall, my experience here was extremely disappointing. I never felt valued as a resident, and the rent is far too high for the level of service, security, and amenities provided. The only positive experience of living here was the maintenance staff. They were always quick to respond to my issues, friendly, and always made me feel validated and safe.

We have lived here for several years because of the how much the staff care about this community. The apartment is spacious. We enjoy the amenities and how well they are cared for by the staff. We are within walking distance to Balboa Park and Petco Park! This is a great place to live!

Elevator in these apartment have been out of service going on 2 weeks with vague updates from Management and emails telling us not to call their office. Completely unprofessional and ridiculous. If you want to deal with an apartment complex with 4 floors and no working elevator move right in.

I lived at Gema (aka The Heritage) for 4-5 years before COVID and I returned to this property recently because I had a great experience here. I'm happy about my decision and I plan to stay for a few years as long as the rent remains reasonable. You get a lot of space for the price and the location is great if you enjoy the city life without a lot of traffic or disruption. The staff is welcoming, helpful and wonderful too.

Overall not very satisfied with the quality of units in Gema. Maintenance seem to have band aid fixes for larger issues, and the management seems to be fine with this way of handling tenants requests and issues.

GEMA is an excellent place to live, the apartment community is clean a quiet …and the access you have is great. Freeway access right around the corner, the beautiful Balboa Park and Museum and Zoo right around the corner, Seaport Village is a one mile walk as well as the number one ballpark in the country ..Petco Park!

Beautiful apartments near the heart of downtown town San Diego, its near everything and you still get the feel of downtown with an apartment that feels like home speacialy great if you have kids.

I have lived here for 14 months now. My lease renewal rate was increased and I was given notice of that just two weeks before the date of renewal. And I had to go to the office and ask for it. I worked with the office last month to identify a unit to transfer and now I have gone inside the office every day for the last two weeks to get this done and still feel confused and distraught about my living situation. Nobody from Gema ever contacts me about my unit or new unit. I found out from COX wifi customer service that I was transferring units when they contacted me about my new contract. How is it that COX wifi has better customer service than my own property? And I thought that they were the baseline for bad customer service. No, maybe Gema has that role now.

Since we decided to move in to these apartments, we have had nothing but troubles. Initially, we were expecting to move in around the 20th of July. This was pushed back multiple times as the renovations were not yet done, and the estimates we were given for their completion were not met. When we went to the walk through, we had to point out a number of issues such as exposed wires, caps missing from outlets and fire detectors/sprinklers, paint needing to be touched up in various places. One of the windows was completely off the railing, and a cover for another window fell off during the walk through. Eventually, because we liked the apartments enough to overlook those red flags, we sign the lease August 9, hoping to at least put that behind us and move in. Currently, it is the 29th of August and we still do not have a key to the garage, that we are being charged 100$ per month to use. My roommate works at a hospital, and works call shifts in the middle of the night. They NEED access to their parking space, and frankly the fact that this is even an issue is astounding. Every time any of us head to the office to resolve the issue, we have been told that the person attending is personally looking into it, and they would give us theirs if it cant be resolved by tomorrow. We've been told this for about a week straight, and still have no eta on when this will be resolved. This has easily been the worst experience I've had when dealing with moving. The people managing the site have always presented themselves to us as polite and understanding, but time and again we feel that they have completely dropped the ball on us. The apartments are nice, but The amount of stress and frustration that this process has given us blows that completely out of the water. With the prices they are charging, you would expect to have No issues at all with simply moving in or parking a car. This is simply unacceptable. Avoid this place.

We just moved into The Heritage a few weeks ago and love our apartment and community. The location is great - a short walk to Downtown or Little Italy and easy to hop on the freeway. We are happy with the apartment/community amenities and the management team. Looking forward to staying here awhile!

The Heritage is a great community. The maintenance staff is very good and the management is sensitive to those with special needs. Other residents are friendly and respectful.

I moved out at the end of June and despite multiple attempts to contact the office, I have heard nothing about my deposit. The apartment complex is well maintained. Maintenance is very responsive. It is at times difficult to get a hold of the leasing office by phone.
We have lived here for 3 years and are about to sign another lease. Great staff, great location with a neighborhood feel, well-maintained complex with a responsive maintenance team. We love our apartment!

I'm highly satisfied and would recommend the heritage apartment homes to anyone as their future home it's a safe place to rest your head at night , with the utmost beautiful landscape in courtyard and around building to enjoy a nice peaceful walk anytime day or night. With professional stuff in and around the office . I give the heritage five stars for all-around satisfaction
The Heritage is everything we were looking for in an apartment, at a really nice price. We only toured one property and immediately knew we wanted to live here.
We just moved in and the staff are all great.Very helpful,professional and friendly. Great neighborhood,nice neighbors, large apartments that's pet friendly.
For a large, downtown complex, the Heritage is a very good place to live. For urbanites, the location is great, the building is generally kept up well, the people are very nice and responsive. They have to deal with staff shortages like all other businesses, and not everything goes right the first time, but it all works out.
I?ve lived here for half a year and I have zero complaints about this place. All my neighbors are super friendly. The complex is clean, maintenance does an excellent job at taking care of issues quickly and efficiently. Staff members are all so helpful and friendly and have made my experience here great.

My wife & I moved here 4 years ago when the place was nice. Since that time we have experienced maintenance issues with slower and slower response times. The worst of it is when the key fob system went out and we couldn't even get into our apartment for an entire day! We cannot wait to move from this place!
Issues are inevitably resolved.
Just moved in recently and it’s everything I was looking for in an complex and in my unit parking is also very good !

Leasing office staff were very helpful, moving in was very smooth . There were no bumps whatsoever moving in and whenever we needed help on accessing community portals , Chad was very helpful and guided us through everything . Very successful move .
