Situated just over 14 miles northeast of Dayton, Fairborn and the Wright-Patterson Air Force Base that neighbors it makes up a sprawling suburban community. Cape Cod and ranch-style homes give the area a quaint feel, while modern apartment communities ensure there’s a rental for everyone. Fairborn’s historic downtown area houses locally owned shops and eateries, as well as the historic Fairborn Theater. Proximity to Wright-Patterson Air Force Base, Wright State University, and Beavercreek’s main shopping area provides residents with multiple employment options and access to the amenities of a larger city, while Downtown Fairborn’s small-town charm attracts residents looking for a quiet, close-knit community to call home. Downtown Dayton is just a 20-minute drive away via State Route 444, but you may find it hard to leave this charming Ohio community.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Garland Court Apartments
I’ve been a resident for a year and a half. They didn’t clean apartment before I moved in. The apartments(some) are nice if they haven’t been lived in, but after a few months the flooring separates because they had cheap labor do it. Management is very difficult to get ahold of and when you do it’s like talking to a wall. They literally do not solve any issues, people not picking up dog poop, having their dogs off leash and running around, fighting, etc. All they do is send out emails that “address” the issues but nothing is ever done, so it just continues as is. They say they don’t tolerate violence, but a current tenant brought her mom and friends to the apartments and started jumping people, they banned her mom, her friends still come around and the girl STILL lives here without any repercussions. I get better reactions and conversations from my dogs, than I do from management. I would honestly avoid this place, unless it’s all you can afford, but I would still just sleep in my car instead. The cops are here constantly over something. They kicked a bunch of people out just to have the same type move in. Management is never around. They literally just do not care about anything or anyone here. There have been bed bugs in apartments along with roaches and they will spray once (if that) and say it’s good to go. I had a friend move back here and he had DEAD gnats in his freezer when he moved in!!! It was gross. In the summer, you never know if the grass will be mowed or not. They will leave couches and mattress outside the dumpster for WEEKS, until they pay rumpke to come get it. You are money in their pocket and it’s not worth it here.
I needed a 2 bedroom apartment for immediate move-in last month and after extensive research on all of the places around Fairborn, I came to the conclusion that this is the best place for VALUE. All apartments have received upgrades; beautiful vinyl flooring, countertops, windows, and appliances. The price of the rent is very reasonable in my opinion. I love the fact that the apartment came with a washer and dryer because it was a must-have for me. And the location of this place couldn’t be better! I love being across from a beautiful park and just a quick drive from Downtown and to Beavercreek shopping areas. Communication between landlord and tenant is phenomenal. Whenever I have a problem or a question, it is so easy to get in touch with the company. Lyndsie is amazing and she keeps it real. I’m very impressed with how Garland Court is now with the new management when I read about how bad it used to be under the old management. There are no bugs in the apartments, no rats, no trash anywhere whatsoever. All of the neighbors that I have had the pleasure to meet are very nice. I’m satisfied and impressed with Windsor and their work.
