Mesa combines suburban living with city conveniences as Arizona's third-largest city. Spanning 143 square miles across the Sonoran Desert, the city features both established neighborhoods and newer developments. At its heart, downtown Mesa hosts the Mesa Arts Center, offering year-round performances and exhibits. The rental market shows average rates from $1,117 for studios to $2,585 for four-bedroom homes, with recent decreases between 0.8% to 2.5% year-over-year. Notable areas include Dobson Ranch with its golf course and lakes, the Las Sendas area near Red Mountain, and the developing Gateway district by Phoenix-Mesa Gateway Airport.
The city's heritage includes ancient Hohokam canals that still shape Mesa's water infrastructure today. Residents enjoy Red Mountain Park's 1,146 acres of recreational space, spring baseball at Sloan Park (home to Chicago Cubs training), and educational opportunities at Mesa Community College and ASU's Polytechnic campus.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Garden Place
Love that it’s close to MCC and other shopping stores but not right off of a busy Main Street. Leasing office staff is so kind and maintenance is too, they get to repairs if needed within 2 days tops. Grounds are kept clean compared to other apartments & they are pet friendly! Security guard at night, covered assignees parking & a washer & dryer. Love it here.

Isn't our community wonderful? We take immense pride in the five-star environment we've established here at Garden Place, as well as our amazing leasing and maintenance teams. We're always available to help, so if you need anything moving forward, please don't hesitate to give us a shout. In the meantime, be well!
I visited this property today. It shows nicely. But when I learned it was an AMC property, I had to glance at the tenant reviews. And, it is no surprise to see the same poor maintenance reviews I am currently experiencing at a sister AMC-operated property. In their defense, poeple genrally write reviews when dissatisfied. However, how can one property management company go so wrong, producing so many dissatisfied tenants unless their operation standards are subpar? Given my current bad experience, I am unwilling to experience poor customer service and lost work orders coomon to this company, AMC.
I currently live here and at first I thought it was a good place to live, but the first day we moved in the toilet over flooded and we called emergency maintenance to let them know our bathroom was flooded, they responded to us by saying “well I’m at home already” so they did nothing. We’ve called over and over about our toilet and to this day it’s still not working, they’ve called the plumber and have said we need a new toilet and it’s been over a month since they’ve said that and we’ve already put in a work order, another thing is the closet doors have not been installed since we’ve lived here either, we only have one door covering the washer and dryer area, they were supposed to fix that too, but again have not, they installed a new dish washer and ripped the floor and have not fixed that, they did a very bad job attempting to fix up this apartment so many things are broken, and the worst of it all is there was roaches when we moved in and still is even though we get it sprayed, it’s disgusting seeing roaches get into our food that we end up having to throw out and we have small children that live here and another child with asthma, which things like roaches worsen conditions like asthma. Even the ac is leaking and we’ve put in a work order for that, which hasn’t been fixed either, they literally put a plastic bag out in the patio room over the wall that’s clearly deteriorated and painted over it, I wish I could say nice things about this place but really can’t, I’m happy I have a place, but maintenance doesn’t keep on top of things and never goes through with saying they are going to fix things, they told us they don’t have any pest problems so right off the back they lied to us and unfortunately it’s too much to break our contract and find another place to move. I would have given a better rating if they would just fix what we have asked to be fixed, we are paying a lot to have most of our things broken and never fixed from the first day we moved in it’s been over a month since we’ve asked for these things to be fixed and nothing

Place is a dump no regular outside Maintence. You are paying for everyone's water.not just your own. Takes forever to get them to do anything. Don't rent here you will be very unhappy here.
Very Deceitful people. Have some professional look at the contract you sign they have hidden agendas. They seem to move people in and then evict them the very same month, plus their rating are bad on line. They need to be investigated, I see people in confrontation with the front office every day.
Maintenance nightmare. Once you're in with signed lease you don't matter to them. Mold, non working appliances, ac dripping all over the floor... They are too busy. Better off in a van down by the river, seriously. Run away
I love my new apartment at Garden Place Apartments. The grounds are well kept and lovely. The complex is close to shopping and restaurants. I use a power wheel chair and the one bedroom apartment is spacious enough to move around. The staff CiCi; Laurie and Able were great and were very helpful in getting myself and my husband acclimated to the area. Maintenance worked on some minor repairs quickly. The pool area is spacious and lovely a pleasant sight to see in the mornings. Has a tropical feel with palm trees and fountains.
Read all your paperwork—they'll tell you one thing and have you sign another. They nickel and dime you to death. If you're moving here because the rent is lower, look elsewhere. You pay more living here than in a comparable place that costs more. Office staff is totally disorganized and leaves paperwork in your door (without even using tape—which they'd charge you for, I'm sure). My eviction notice was in a bush next to my door. (The eviction notice was because they credited my rent check to another apartment.) The parking situation is terrible. Repairs take forever. Broken garbage disposal took three months. (The last time I went in before it was finally replaced, they told me it was done already....) Leak in the exterior wall between the bedroom and the common area took months—three times my closet was soaked. Learn from my mistake and stay far far away from this place.
Warning DO NOT MOVE HERE!! Office staff are ridiculous, prices are fine until they hit you with your water bill that will be over a hundred dollars every month because you are paying for your neighbors water use as well. they don't fix anything (been without a water heater for 6 months) everytime we want to take a shower we have to reset the water heater and wait then you have about 10 mins of warm water before it goes out again. This place is horrible. Save yourself and move somewhere else.
