Property Ratings at Garden Park Apartments
If you take care of a place, you expect your deposit to be refunded. I helped a tenant of 5 years clean out a unit. There had been no damage and they never put anything on the walls (no nails, tape, stickers, etc). The refund of the deposit was tiny partly because THEY CHARGED $50 for paint! They charged for cleaning, tho it was clean, and anyway they were going to replace all carpeting and appliances. Also, they screwed up by charging for having an uninsured apt, not true at all, completely GP's fault, which they admitted after tenant told them. Also, they "lost" the forwarding address and suggested they would just return any mail to sender, including the deposit refund, of course.

They do not respond to problems or issues for days and weeks but if you are one day late on rent it is $150. Unfortunately there is a shortage of apartments in Fayetteville so you are stuck with dealing with poor choices like these apartments.

1. Location, it's great for U. Ark students as it's within walking distance of campus, and if you don't like walking, there's a bus stop that picks up at the apartment complex. 2. Location again, it's literally right next to Harps grocery store, walking distance to a couple restaurants/bars, and relatively close to the razorback greenway. 3. Apartments are great, clean, modern, spacious, especially ones with the vaulted ceilings. 4. Community is great, especially for dog lovers. Cute dog park on site. 5. Most importantly, management was awesome. They were always responsive to requests, and all around great people. The even know my dog by name whenever they'd see him.

The buildings are old but solid, I don't have pest control issues, management is generally responsive and helpful. It's a decent living environment and a good location in town.

I have had an excellent experience here. Maintenance has always been prompt and helpful, and it is close to the UofA bus route. Great experience with the office staff as well. Highly recommend!

I've lived here for a bit but I didn't feel compelled to write a review before now. I love my apartment and we've have several property managers in the meantime. However this year I'm incredibly impressed by the new management of Garden Park. I especially love that the staff and maintenance crew remember me and are always friendly and kind. I've had a couple of issues pop up over the last year and staff have been on top of it and helpful. I feel safer in my apartment knowing they're looking out for us. P.S. if you're looking for a dog-friendly community--this is it!

Worst apartment I’ve lived at by far! Everything falls apart. Maintaince does not leave your apartment how they found it, costing you even more money. They don’t answer noise violations. STAY AWAY.
They will charge you late fees even when it is their fault! Terrible communication! DO NOT LIVE HERE!!!!
I have been a resident of Garden Park for going on a year now. Maintenance has always been helpful and even assisted me in hanging my blinds. The office people always get back to me right away if I have any questions or need anything. Getting my coffee in the clubhouse every morning is a great!! Garden Park is close to everything I need to go to. I would recommend this property to everyone it is a hidden gem.
A great comunity to live at, walking distance to the UofA, next to harps, close to Dickson st. A very quiet complex good for students. The staff are amazing, very friendly and on the ball. I would recommend these apartments to anyone.
