The Convention Center is an ideal neighborhood for renters interested in in-city living and affordable, yet upscale rentals. Metro stations make commuting around the area simple, although many residents choose to both work and live in the neighborhood.

Property Ratings at Gallery 515
If you can afford it, I highly recommend this place. I lived in Gallery 515 for year and half and my experience was great. They are very prompt with all maintenance requests and keep you informed through email and notices that are posted by the elevators. The bad: there is no flexibility on late rent nor contract cancellation. Due to my job I am required to move every two years and it was very difficult to get them to agree to a short term lease without the increased rent penalty. The new manager is unfriendly and impersonal. Parking is a block away, they are working to get parking attached to the building but for now parking is hired through a third party. The problem is that the Kiener Plaza West parking is not secured. I had my window busted twice. This is not Gallery 515 fault but be aware of this issue.
I lived here for 2 years, and I honestly loved it at first. I thought the apartments and the building were beautiful, the amenities seemed great and I loved the staff. As time went on, I started to realize that they just put on their best behavior to lock you into a lease that only protects them. The building began to fall apart, the "security" desk started to be filled with people who did not or would not fulfill their responsibilities, and the staff started to care less and less about the safety and happiness of their tenants. I could go on and on about how unsafe this building is, how careless the management is and how you would truly be better off just not living here; but instead I'll just say make sure you take a good look at your lease should you decide to waste your rent money here. The lease locks you in and only protects the management.
As a young professional, convenient downtown living was very important to me. Walking to Starbucks (located in the building), I stumbled on this gem. It was an office building that was converted into luxury apartments. I was one of the first residents and still a tenant almost two years later. The owners and management truly took every detail into consideration. From spacious living spaces, stainless appliances, rich finishes, real granite counters in kitchen and bathroom, jacuzzi tub, and picturesque views...to say the least I am happy to call Gallery 515 home. In addition, the building has wonderful amenities like an indoor pool, outdoor hot tub, patio with grill, workout facility (yes, not what other places call a facility and its only a closet sized room with limited equipment) and bike room. The staff take every compliment or complaint into consideration. You don't find many places where the owner walks the property daily to ensure operations are running smoothly. Come give it a visit!
We lived in one of the 04 units for a little over a year. It was a nice unit, but may not have been fully finished as it seemed some rooms didn't have matching trim. Over all our experience was a good one, though it took much longer to complete the gym level and one piece of equipment was broken for months before we left. May still be broken. Neighborhood is nice, though is dead in evening and weekends. Wish there had been more shops downtown. The office was responsive as well as maintenance to any issue we had.
I signed a 24 Month lease for a one bedroom, one bathroom apartment on the 12th floor. I wish they had more apartments available at the time as the view is okay facing the west side of the building. If you face the south side of the building, you will have a wonderful view of the Arch and the ballpark. The apartment itself is wonderful, it is everything I would expect for such a hefty price ($1150/month for 816 square feet). I wish it had windows you could open though, but you can't have everything. There was some communication issues between the owners and the property manager's at the time (Candice-Residential, Spencer-Commercial). Candice was lovely but has since left to a different property. What happened was one of the owner's told me during an apartment showing that I could apply my two months free in any manner I would like over the course of the lease, but I had to reiterate this to Candice as she was under the impression that it's usually taken off the 1st month's rent and 13th month's rent. Also, Spencer assured me electric was included when I signed the lease and made my $500 deposit, but when I moved in, Candice mentioned that electricity was not included. However, she was nice enough to let me get the first two months free AND take off my electric bill. I really hope the new property manager is as flexible and willing to please her tenants as much as Candice was. Candice took care of the small details like the furniture in the common areas where you wait for the elevator or the pictures on the wall. I wish they had a rooftop that was free (You must pay $100 to reserve the rooftop because the penthouse people get annoyed), so I could lay out in the sun in safety/privacy versus laying out in the park in the City. The 5th floor terrace does not get any sun as it's blocked by buildings. If I had not negotiated Electric and the first two months free, I would have been looking at $1150 a month $50 (or more) electric $100 (or more) for internet and cable. Parking was also included in my lease but the demand for property in the city has dramatically increased and I am not sure what specials they have going on but I think parking a la carte will run you about 70 . Needless to say, if I had to pay for electric and parking, I would probably consider other options, but they are slim. However, I am very pleased and glad I did not settle for Lofts on Washington or The Laurel($125/mo Park), or Mansion House, or Gentry's Landing(Heard terrible things).
