Gables Grand Plaza Apartments

So far so good just moved in. Everyone I have met has been very nice. Management has been reactive and cooperative. But since we have only been here a few days, it’s hard to come up with very much more to say.

I’ve lived here for 3 years and I have loved the experience. The building has an amazing location close to many restaurants, coffee shops and grocery store.

Security in the building is really bad - building entrances don’t lock and never get repaired despite multiple maintenance requests to fix them, and packages are stolen daily from the four building lobbies and delivery lockers that were placed in an outdoor unsecured location. The pool has been shut down since a month after I moved in and that was 3 years ago. The gym has machines that are decades old and half of them don’t work. And the East tower offers short-term furnished rentals so those “tenants” treat the building like a hotel and trash it. Potential future renters - beware before you sign your lease.

Great building. Terrific staff. Great location. Easy access to the Miracle Mile. Staff is always willing to address the needs of the tenants.

I've lived here for over a year and still haven't seen the swimming pool open. At the same time, we have been waiting for a reimbursement for around two months.

The building is old and the bare minimum has been invested to maintain it. So expect constant water leaks in hallways, elevators out of order, fire alarms going off at inconvenient hours, and there has been no pool for years.

There’s just always something here. 3 days ago there was a massive leak out of my hallways, caused by workers fixing an apartment. My AC got serviced the same day, and 2 days later I get super scared when it caused an electrical surge and burning smell. Today I hear of another leak in another area of the building. I wouldn’t doubt if there was mold in the walls of this building everywhere with all these leaks. Concerning.

Helpful staff! Easy move in - we are excited to live in the heart of Coral Gables! Building is older than what I usually rent at, but apartment is renovated and charming

I have lived in Gables Grand for almost 3 years and I have loved my experience. The location is great with so many restaurants, coffee shops and stores walking distance. The building maintenance team is also great and very quick at fulfilling request.

After 7 years, 3 with no pool we decided GGP just isnt the place for us anymore. The location is honestly the only thing that remains a positive.

Staff has been very helpful. There a just a few pending items to be corrected but our overall experience has been great. The location is absolutely perfect and the access to the building parking is seamless. We would love to see the pool finally repaired and operational.

In the past 7 years living here I can honestly state that things have only deteriorated with Highmark as the property management. The hallways are a mess, the pool has been nonfunctional for over 2 and a half years. Any construction lasts about a week before it is paused and no communication exists to inform residents of what the plan may be. With that all said they also try to raise rents and say they are competitive for the area when they are also charging for nonexistent amenities. The on site staff is great but sadly we’re leaving because of Highmark.

Great location, great staff, friendly neighbors. Restaurant in walking distance are great, the local events are super fun. Great schools in walking distance as well.

To be frank, this is a corporate problem and in no reflection of the actual staff onsite, as they are wonderful however there are significant issues related to pricing and amenities that force me to be at a 3 star. Another issue is the alarm systems, water issues and the negative people that live here. Thankfully the negative neighbors have started to leave and things have started looking better, but until the investment in the pool & gym are fixed I cannot go above a 3-star.

After 6 years living here, I can only say the building has seen better days. We are still without a pool with no real end in sight. Projects are started but never finished and communication could be better about that. Staff continues to be wonderful and it is the only thing that has been a constant.

Love the proximity to all the restaurants and activities the city of coral gables has to offer. The gym has everything we need and love the ping pong table.

Living in a quiet area and having great neighbors is nice. It is a lovely community Besides, living in the downtown of the amazing Coral Gables

This is my third year living in Gables Grand Plaza and my experience has been great! The apartment has an excellent location next to great restaurants, golf course, shops and grocery stores. The maintenance staff is also amazing!

The location, the office and maintenance staff remain the great things about this building. However, the amenities are sorely lacking, the pool has been empty for 3 years now with no end in sight. The garage has now been under repair for almost a month, no end in sight there either. There is no one actively working on the pool or the garage that we’ve seen in the past couple of weeks. We don’t know if we want to remain tenants any longer after our lease is up.

The location is perfect! I’ve lived here for 2 years and walk to pretty much everywhere. I’ve always felt safe. My maintenance requests are handled the same day which is amazing.

While the team managing the property is wonderful, there are a lot of issues with the building that outweigh the cost we pay as residents. - At the gym, half the equipment is broken - The pool hasn't been fixed in over 3 years - There are water leaks, elevator problems, residents who don't clean up after their dogs or themselves and other strange issues that tend to happen often - Lots of other residents have a lot of problems in their homes Even though the location is great & they are trying to refurbish the old apartments, the cost needs to be adjusted to reflect the discrepancies of the property. Truly this is a Highmark company issue & I gave it a 3 bc the staff that manages the property is wonderful.

Good, okay. It is a good place to live good location and it also provides an okay QOL. Keep in mind getting in touch with office can be difficult as they are very busy.

The staff, location, and maintenance team are great. The lack of action on certain repairs like to the garage and pool, not to mention the lack of communication on such is concerning and disappointing.

I have lived here for 2 years and I love it. The building has a great location and the maintenance staff is so helpful and quick to fix any problem.

Too many emails for details, and 0 communication about the pool. I think all residents want to hear about that, and not about the book club.

I’ve loved living here the past 2 years! I’ve met great neighbors who I now call friends. You can’t beat the location. The staff are great and your maintenance requests are done the same day. Best apartment ever!

Our experience living here has been so good we renewed our lease. The managing office does a great job at maintaining the building, keeping it clean and safe, and they are very friendly and helpful.

If the pool would get fixed it would justify the rents being charged for the great location. It’s been 2 years now … with essentially no communication to residents about any improvement plans.

It is a very special community. The staff is wonderful and they are very helpful. You always see staff trying to keep the community in perfect condition.

The amenities have been lacking the past year, the pool has been empty and construction is sporadic at best. The staff is great and location as well, but the pool is a big selling point and no plans have been shared as to when we can expect to have it open again.

I’ve had a great experience so far at gables grand plaza. The location is prime and extremely walkable, which I love. The layout of my apartment is incredible and the building amenities are great. Hopefully the pool will work soon- that the only thing

Location is amazing, apartments are great. Specially remodeled ones. Neighbors are very kind. Amenities are OK. The only opporunity for improvement is on package delivery and the pool, which has been out of service for over a year.

Overall a great experience living here, only complaint we have is that we were told the pool would be done and ready to use by end of summer and it’s STILL not done. People have been living here for multiple years without it getting done so that’s the only thing that hasn’t gotten fixed

Both the maintenance and front office staff are great. They deal with issues promptly, even when it seems upper management is uneager to provide information regarding upkeep and pool renovation timelines. The location is wonderful and neighborhood is great.

Area is great. Everything within walking distance. Courtyard grills are awesome but pool is still being fixed :-(. DGX Store downstairs is so convenient.

Overall, I'm mostly satisfied with the building. It's been a reliable experience, but there's room for improvement in addressing all issues more promptly. I appreciate the efforts but hope for enhanced responsiveness.

The community and neighbours are great! Staff are very friendly and professional. The building has great amenities. The neighbourhood is one of the best in Miami. Walking distance almost to everything.

We've had no pool for the past 2 years- no clear communication as to when it will be ready, or if it will be ready. We've enjoyed living here for the most part in the last 6 years, but feel communication could be better.

It’s been 6 years since our family has called this our home. Wonderful residents and a responsive maintenance and cleaning crew. Has been some ups and downs especially associated with the pool but hopefully next summer it will be back!

Good community, the service from staff and the cleanliness are great. Coral gables is best community and Miami and this complex is in one of the best sections of the city.

The location is Great so many fitness places a short walk away and restaurants as well. The DGX downstairs is such a help for everyday things.

Great building staff and office staff. Pool is being worked on which is a great relief as a resident. The neighborhood is wonderful. We love living here.

Great Complex Very nice and community excelente management personnel Taylor and Marla alway quick with anything we need maintenance is also excelente.

This is a great community, quiet and relaxed. Respectful and polite neighbors in general. We are fortunate to have found our home here. The location is amazing.
