This apartment complex has roaches!! Do not live here, they do nothing to correct it and will send a exterminator out and they will do nothing! The office staff does not care at all!
Got water haven’t been working for over a week, take to several staff member stating this issue will be fix and it’s still haven’t. No security camera at the facility. Security gate always open.Due to poor maintenance,security and staff I wouldn’t recommend anyone living here.
I've lived here 4 yrs and overall, its a good place to live. The complex is kept clean and maintenance does a good job in keeping the grounds clean. However, is there is not enough communication to tenants about issues happening within the complex. Recently, a local newpaper reported from July 2020 - Oct. 2020, multiple cars were stolen from the complex (per Southfield Police report logs), however Mgmt did not share this information with tenants. Franklin River Apts. has only one (1) security car and it does not patrol 24 hours a day. Tenants should be made aware of these things.
I’ve been living at Franklin River Apartments since 2012! And just love it here, I’ve seen people come and go since I’ve been here! It’s now 2020 and now the new tenants use the laundry room all night long even though you’re supposed to use the washer and dryer from 9am-9pm! I’ve notice the tenants that have moved in, in the last two years are louder neighbors and have no respect for others, and there poop they don’t pick it up, cars burning rubber in the complex, and the staff are very nice people, I’ve seen them come and go as well! Even the young lady who come and clean up the building hallways and laundry rooms is very nice and friendly! We always speak and sometimes have conversations on how the people are now compared to when I moved in 2012! I have no complaints about the staff and the maintenance crew! There very nice and professional, they always cleanup after the repairs are finished, and I even have conversations with them, very nice crew! I read some of these reviews and know there not true since I’ve been living here! I don’t what building there living in, but if I felt Franklin River Apartments was a terrible place to live, I would have moved out years ago, but I’m still here! Thank you Franklin River Apartments for making me feel that I’m like family!
At one time, this was probably a good complex. they do their best to maintain things, but many of the features of the units are old and in need of replacement. the neighbors seem to have gotten louder and less courteous, as well. If you don't mind noisy people doing their laundry in the middle of the night (even though i was told before move-in that there was a 'shut-off' that prevented the use of the machines between 9pm-9am...); if you don't mind windows and sliding glass doors that are so inefficient that your summer energy bills will reach almost $400 (and your apartment still won't get any cooler than a few degrees outside, at best, with the 'central' AC working non-stop); if you don't mind driving your dog to a park once or twice a day because there are no decent areas nearby to walk them (no sidewalks at all in the complex and most grassy areas are in people's 'backyard' terrace areas. plenty of broken glass hidden in the grass for those tender paws and the sidewalks on 12 mile are very narrow and tend to be in bad repair); if you like seeing neighbors storing their garbage on their balconies, or; if you like large, festive firework explosions late at night in the summer, then Franklin River Apartments are definitely for you. Good luck.
Not worth the money. The residents and management are terrible. Maintenance or management always has to randomly enter your apartment to do something. The residents are loud and disgusting. The leasing office employees handles issues very poorly. You can spend the same money somewhere else and get so much more.
Poorly managed, to the point you feel resentment for moving here. The staff is inefficient and lack the skills to make change. No security and constant issues with mail, bugs, and trash. Nothing is properly explained. It’s cheap and if that’s how you like it then it’s perfect for you. You get what you pay for

VERY POORLY RAN APARTMENT, WITH TERRIBLE RUDE AND VERY IGNORANT MANAGEMENT STAFF. IF THERE IS A FIVE STAR REVIEW IT WAS WRITTEN BY MANAGEMENT! THE AIR CONDITIONERS DON'T WORK, THE GARBAGE DISPOSAL DON'T WORK EITHER. BED BUGS, VERY POOR BUILDING MAINTENANCE, POOR UP KEEP. BEWARE DO NOT RENT HERE. THEY ONLY CARE ABOUT THE OUTSIDE APPEARANCE NOT THE INSIDE. POOR SECURITY!! MUGSHOTS OF CRIMINALS ON MOST OF TYE DOORS. NASTY PLACE FAKE REVIEWS ADDED BY MANAGER AND STAFF. The maintenance staff works hard to ensure any requests are handled within 24-48 hours once received. The only delays would be if we did not receive permission to enter to address any concerns. We have a housekeeper that has been here for 17 years who takes great pride in her work. She cleans the buildings at a minimum of 1x per week. I can also ensure you that we would not bother to take the time to write a fake review as we appreciate honesty and integrity. Like many of the previous reviews, my complaint is about the steady increase in rent with each renewal. I wanted to stay here long-term, but the increase offer I received to renew was costly. As I look at the availability, the steady increase in rent is probably the reason. They have 6 options that are available and this is the only apartment in Southfield with a high rate of availability.
The Pros: Large apartment with great amenities. The location is great in terms of the highways and shopping. The Cons: Security don't patrol the lots, the entrance gate is always broken or not functioning, the residents wash clothes 24 hours a day which is disruptive. I have lived in two units, one of the units was quiet and I loved, the other was always loud with people entering and exiting the building along with high traffic in the hallways.
Franklin River and Paragon Properties raises your rent approximately $50 at each renewal. My rent is currently $930 for a one bedroom. I anticipate it will be $980 at the time for renewal. Also, the need to address security concerns. The secured parking is a dream and the security gate is often broken.
The apartments are large and roomy. The apartment is conveniently located. The lease fees are adequate, but increase about $50 with each renewal. This site mentioned that water is free, but that is inaccurate. There is a water fee added to your monthly lease.
It's been almost 2 months that I've been living here in Franklin River. This place is Quite, Disciplined, and Clean. The Office Staff are very friendly, and helped me to choose the right apartment at a best price. The Amenities they provide are awesome. They maintain them too.This place is in the heart of the city, but very economical. We get everything nearby. Super markets, Movies, Restaurants and many more!
