Property Ratings at Four Lakes Apartment Homes
We have been here for awhile and still like it okay but the rental increases are insane! Lucky us our annual lease is up during the high summer season so we keep getting hit with steep increases....every year - and despite my almost pathetic pleading to reconsider I get "I'm sorry there is nothing we can do it's the market rate". I get it, it's not the front offices fault but Terregon....Who in there right mind there believes that someone's income would increase an extra $1000 a month in few short years? Because that's what you've expected of us. Has yours? How about your employees? Who's getting all this extra money per unit? It's definitely not going back into the maintenance of the units so just renter beware if you need this place longer than 12 months Do Not rent at your top budget. They do not care what it does to families and price it right where the cost to move (which is expensive too) almost equals out to the extra annual rent increase so you feel stuck. We don't need more affordable housing built, we need companies to understand that just because they 'can' raise the rent doesn't mean they should.
I do not know where to begin, as I had a handful of both bad and good experiences with Four Lakes. The bad just consistently left me with very little comfort of feeling I was at a "home". I could sit here and tell a few stories, but I will leave it at the sense of community when push comes to shove is very poor. Upon moving out we cleaned the apartment, but nothing crazy assuming they would have the place cleaned to their specifications. We had heard from numerous neighbors that had moved out getting the security deposit was next to impossible. We were in fact ready to lose a good portion of our $1,800 dollar deposit. The sink needed replaced and one of our kids put a crack in the bathroom door, as well as bent the towel rod. In the end they took the entire $1,800 dollar deposit and charged us an additional $1,500. We are talking $3,300 for a two bedroom apartment. I promise we are not messy people and a far cry from our partying days. Can $3,300 even be justified. We disputed the bill, but got nowhere. Well actually we got somewhere, to a collections company. This is one of those situations where their ability to affect your credit like that and take advantage of you is criminal and leaves you feeling powerless. Theses apartments are in a nice desirable area, so despite this review most will still be compelled to move forward. However be warned this is big business. Money, manipulation, and in my feeling robbery come before you and your families well being !
Before considering moving here, take the listed rent and add 10%. Can you afford that? Hopefully so because that will be your rent if you decide to renew your lease. They'd rather price gouge current tenants than retain any sense of community. I expect this tactic from companies like DirecTV and Comcast, but not from a place you call home. The entire office staff turned over within about 7-8 months of living here and the new "manager" has made no significant attempts to connect with the current tenants (not even an email announcing the change). Obviously from my post, I would not recommend living here based on the rent hike you'll experience.
My husband and I were billed for large amounts of money on top of our deposit (Hundreds and Hundreds of dollars). Management threatened to take us to a collection service if not paid by 1 month after move out. Please Do not put yourself through the same things that we went through while living here.
I'm actually a homeowner but needed somewhere closer to use during the week for my son's sports and my work. So we are also renting an apartment here. Unsure about apartment living in the beginning, this 'Community' has exceeded any expectations. Having an attached garage was key for us but having a well appointed club house, gym, and seasonal pool - we tend to lean towards this as our primary place now. Units are quiet. Every one smiles, neighbors are respectful and staff and maintenance are always accomodating. Having it walking distance to Lakeland Center is very nice too. 5 mins to Game Farm Park, Lake Tapps and Hwy accesses.
Great place to live, in the Lakeland Hills. Non smoking and gated community. I find it a very quiet place to live with beautiful landscaping and awesome amenities.
The staff here needs to get over themselves. They try to say they hold themselves to a higher standard isn't an excuse for them to act like total snobs.... I get it, these are the nicest apartments in all of Lakeland which is a nice area to begin with, but it is definitely not worth the hidden expenses and cocky front desk people. DON'T GET TRICKED.
My husband and I lived there for a year and just moved out. We moved out because we need to save up for a house. We enjoyed living there. It was a great community and great building. The only negative came when we tried moving out. That "refundable" deposit that you give them when you move in, you will never see. Of course it is a home and you hang a few pictures here and there, but unless the apartment looks "exactly" how it did when you first moved in, then you will owe money. We owe more than $100 on top of our $200 deposit. It doesn't make sense. Be careful if you are moving out.
We moved in a year ago August and have not regretted our choice one bit! We downsized from a large house 2 years ago into another apartment complex, when this one opened up and we found it was a non smoking community we decided to take a look. We were ready to sign after we saw the ammenities, before we saw the actual apartment! The ammenities are fantastic and the apartment we rent, split 2b/2b feels more like a condo than an apartment. The neighboring residence for the most part have been great. A much high calibur of people than our last place. Our only complaint would be the couple on the first floor (we are on the 3rd) who seem to enjoy fighting in the wee hours of the morning (1-3 am) which has woken us up from a dead sleep at least 5 times, so that tells me they are really loud or the sound floor to floor is really poor for us to hear that two floors up. We mostly only hear noise (which is very minimal) from our downstairs neighbor, rarely do we hear anything from our wall to wall neighbor, besides the closing of drawers in the bathroom. Other than that, we have no complaints. The office staff are always cheerful, inviting and great to deal with, as is the maintainence staff...always waving hello when they see you. The community is within easy walking distance to the town center, access to fantastic sidewalks and trails for running and walking. Lakeland is a great community for living an active outdoor lifestyle and the location of Four Lakes is great. We have renewed for another year and plan to stay until we either move out of state if job transfers us or decide to move into the city.
Property Manager at Four Lakes Apartment Homes, Responded To This Review
This place is aweful. If you like to be treated like trash, then this is the place for you.... The staff is friendly until you sign the lease, then it is a complete 180. They don't look at you when you walk by and act like their time is too precious to stop and wave hi to you. We have been blamed multiple times for things we didn't do and the staff didn't even investigate. The scenery is nice and quality is new as it was built just last year (2012) but it is definitely not worth it. Having only lived there for one month and having these problems already has me worried for the next year lease I have signed. :( I can't wait to get out of this place.
