Property Ratings at Fountainhead
Management does not seem to address security and resident concerns. There have been multiple instances of people who do not live here throwing loud pool parties late at night. It’s disruptive and makes residents feel unsafe in their own community. Cops show up at least twice a week to remove these people, and still, management has done nothing to control the issue. I send emails of every incident as they are happening but it’s clear they’re not taking resident safety or peace seriously. This is unacceptable and essentially unfair for paying residents. In the past 9 months, two major water leaks have occurred in my unit both coming from the upstairs unit. Still maintenance has not repaired ceiling damages. When signing the lease, I was handed keys to a unit that was clearly not ready for move-in, this unit was infested and an overbearing scent of pesticides. Luckily, the leasing office is one of the few that is open on Sundays, and they kindly transferred me into a different apartment. Despite the extremely stressful EVENT, Antonio was extremely helpful and made sure I was comfortable with the new unit

Overall I really enjoy living at Fountainhead Apts. It is almost always quiet and peaceful. With the exception of a few items, my maintenance requests are taken care of in a timely manner. All of the personnel have been friendly and helpful.

The front desk ladies are friendly, informative, and quick to respond to emails. The apartments are large at decent rental prices besides some layout issues but not everything can be perfect. Maintenance can take a few days before they come to complete your work order (it is a big complex) but the guys are also very amiable and professional. The community is nice with a lot of amenities. I love the pools being open year round and they stay on top of cleaning them. Pretty quiet as well besides the kids that come to the pool late but nothing crazy.

Could be better, but not a bad community. In my opinion the cost of apartments aren’t really worth it. They’re outdated, but the area is convenient for me and my family.

I like living here. It's so nice and quite. It's very homey with great landscape and plenty of parking. The staff here are very friendly. When i have an maintenance problem, they are quick to resolve it. The other residents are very nice and friendly here as well.

Locqation is very good. Easy access to I10 and 410. Rent is also less compared to other apartments nearby. Other than that nothing is good here.

I have been here since July 23/25 so far it is very quiet. I was able to sit outside and not hear cars revving their engines and racing down the street. No dogs barking outside and no poop in my walkway. There is respect for each apartment area. It is very clean and maintained. I still need to go swimming as I hear that we have beautiful pools.

Children play area is missing. School, grocery is near by. ACs need upgrade. It continuously work for 6-7 but the temperature inside didn't drop and the maintenance person says close the blind.

I really love living here so much! My first year living on my own in a whole new state was so peaceful! It's so quiet yet so close to everything. Maintenance is pretty quick to fix. I havent seen almost ANY bugs at all which is huge for such a big complex..Staff is super nice, Antonio has been great and explaining what I didn't understand before. Anytime I hear about someone needing somewhere, I bring fountainhead up??

Overall experience at Fountainhead so far has been good. Office staff is very good at communicating, maintenance is friendly and do a great job. The unit I am in is a great price, and like they have washer and dryer in units.

After having a little trouble with the move-in date, my family and I are finally in OUR home. My leasing officer Alyssa, was SO amazing and very helpful/responsive! With every concern I had, she was more than quick to answer my questions. Also, if Alyssa wasn’t in the office at the moment, the other staff were also amazing and very friendly! They all made sure that I understood every question that I had in detail. I am so happy to finally be here.

I submitted the form describing what was needing repairs and what conditions I found the apartment in when I first moved in and never got any response. Also, my patio has a broken barrier that is sure to break if I touch it

It is very peaceful here. When I have issues with the light or any concern the staff is very helpful & get it fixed quickly. Communication to the tenants is awesome. Love that there is plenty of parking space.

The complex just feels very outdated and old. Maintenance is okay but it can take days for some requests to be answered. My neighbors can be noisy and there is a lot of animal waste around the complex.

My maintenance ticket go closed withough any action. Stay is good, locality is silent. People from neighbouring apartment uses the pool so little lag in security

I love living here. It’s so quiet and generally clean. There’s lots of trees and nature around. The front office staff are knowledgeable and helpful. The price is great and even includes an in unit washer/dryer and a balcony. I suggest living here to everyone I know who’s looking to rent. It’s a great place to live.

My only issue would be the TRESPASSING from all the kids/people that come to use the pools all the time leaving behind trash, graffiti, bringing weapons, fighting & DISTURBANCES at all hours of the night and especially during the summer

Apartments are old. Very less number of maintenance staff. so tickets were addressed late. Eventhough apartments are old the rent will be increased every year.

i love it here, it’s older but has a home-like feeling. the front office staff are super nice and helpful. i like that i’m around everything in the city but away from the highway and don’t hear lots of cars and the hum of traffic.

I love that there is always people around and very pet friendly place. Everyone is friendly, it’s not noisy. If you need something done, they take care of it right away. I love that there plenty of parking.

They are working very hard to keep thebgrounds clean When something breaks down they are fast to fix it. It would be nice if they could fix the pot holes. It looks like some of them were done. But not the ones by my apartment.

It was so fast and easy moving in and soon as I tell them something wrong it's fixed within a day or 2, if it's an emergency it's fixed that Day..haven't had too much wrong go on. Being my first place on my own I'm very happy with my apt and what comes with it. I really tell anyone about that place if I hear they want to move somehwere new
