Property Ratings at Forestbrook Apartments and Townhomes
I had serious issue and it was discovered by vendor came into my apartment . There was mold behind the stove, which is a serious health concern. Property Manager Ty who has only been here since this past summer 2023. She took my concern and in three days had this resolved. Installing new dry wall behind the stove and the rest of the apartment was searched for same thing. Nothing else was found. She also had them address some other things they found when inspecting the apartment. I can't say enough for Ty and what she is doing at this complex to improve things for everyone. Professional and takes the community concerns very serious with resolution to the highest concern. Other improvements are being made like stairwells being fixed. The repair crews that have come in are top notch and get things resolved the first time.

I am ashamed to say I live in this disgusting place. Check the dumpster areas, DHEC should be called. No surprise there is a roach infestation. Neighbor also says bed bugs or fleas. Mold goes unmitigated. Still rent goes way up. -50 stars

Good afternoon, this is certainly not the experience we hope to provide for our residents. Please give our new Property Manager Ty a call at the office so that she can address your concerns.
This place is a joke. I'm writing this upon my 5th day without AC and they aren't coming for another 2 days to fix it, with no guaranteed fix date. Management is hopeless and any problems will be ignored until you put in too much effort on your part to get them to do anything. Noisy neighbors, gross outdoors, bug infestations, and the list goes on. Don't rent at Forestbrook Apartments. Don't let any of the renovations fool you, this is your worst option. Please don't rent here. I am moving out in a week and I know I'm going to be a better person and live a better life never thinking about this place again. Thanks.

We have had CONSTANT issues with our AC in apt 2815-29. They eventually replaced the inside unit and yet, like clockwork, our AC is not cooling the apartment. We've been here for 2.5 years and they just have not fixed it. When we put in a maintenance request, they take days to get to us. Today, Aug 29th, 2022, the front desk lady told us at 11am that if maintenance has not come to our unit by 5pm, give them a call. What she faild to mention is that they were going to be closed early with no notice before 5pm. So she literally lied knowing no one would be there. This is just one example of the many months of issues about our AC, and about horrible support from the office people. If they ever try to sell you on Apartment 2815-29, DO NOT SIGN THAT LEASE.

After reaching out multiple times via phone and different emails, there must be no one that runs this place. As this was top of my list for price and location, im still on the hunt. Doesn't seem they are looking to rent to anyone. Good luck getting a response from a person.

Great quiet community in an amazing location. Centrally located between downtown and Lexington puts everything in close proximity. Love the pool in the summer and the kids love the sports court year round! The staff is amazing and the value for comparable living in the area is unbeatable!

I love Forestbrook! I have lived here for many years and plan on staying for many more. The staff is great and very helpful and the community is so pretty! The pool is so relaxing and the sports court is a lot of fun!

I was a tenet of the complex and have lived in several different locations for work. I couldn’t be more disappointed with the complex in general. At least two times a week the police were in the parking lot talking with residence or at a residence on a call. The maintenance department is by far the worst I have ever been associated with. I called to have a simple fix corrected and they never fixed it the entire time I was there and I never got a return answer when calling. The kitchen sink and bathtub along with the surrounding areas that should not have been painted were painted with white paint that chipped as soon as the Faust was turned on in the sink and shower. The shower had mold on the ceiling and the front lock to the door did not work at times. The staff is absolutely awful returning a phone call ( usually over a week) and the inconsistency in answers between staff was common. The staff was unprofessional to myself and others I have witnesed in the office. When maintenance said they were coming to spray for bugs on a certain day I was home all day and no one showed up. I wish I could find something positive to write about but I can not think of anything. I highly would reconsider living at this complex. (2019)

Ladies are very kind and helpful. They keep you informed of when the office is closed or if they need to turn off water for repairs, which isn't that often. No worries. They have a drop box for rent payments. Property is well maintained. No major bug issues. They have bug control guys come in to spray.
The place is clean, quiet most times, and overall a very nice to live. The staff are cheerful and nice but still keep it real with you. They will help you out if they can. Neighbors are of course going to be neighbors so yea. They mainly stay to themselves and don't leave mess or be overly loud. Some complain most dont. I love forestbrook. Its a great place to live and you feel safe. Plus it's only an exit away from everything either direction.
