The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Foothills Park
Cops are here every week. Huge homeless problem surrounding the property. Management response is “we cannot guarantee your safety” and is more concerned about collecting rent than your well-being. If you’re a single female, elderly or have children, look elsewhere.

Although I have not moved in yet, I have received above and beyond help from Clara with all my questions and concerns, making this whole transition process easier for me. I am super excited to be a part of the Arvada community! Thank you, Foothills Park Apartments for this wonderful opportunity to create my new home.
Apartments are nice and maintenance staff is great. I

Thank you for your supportive comments! We're thrilled that you're happy with your home and our maintenance service.
Just moved in a few months ago and very happy with my place, have not had any complaints. The staff are all nice and friendly and willing to go above to help people out that live here.

It's terrific to hear that our team has been notably accommodating during your first few months here! It's always our pleasure to be of service. Please don't hesitate to reach out any time we can assist you.
So currently I live here now with my boyfriend. It’s been nice. The neighbors are very friendly and quiet for the most part. The pool is constantly filled with kids but what can you expect? The rec room is a bit of a joke, just a very small office with a stationary bike. Most of the bad reviews I’ve read were about moving out but we’ll see when the time comes. Very nice for the price!

We're honored that you and your boyfriend have chosen our community to be your home! It's great to know you appreciate the value we offer. Please don't hesitate to reach out if we can be of service.
My girlfriend and I lived here for about 7 months. We enjoyed living here because of its good location and relatively nice buildings. It is peaceful and quiet and has really good access to the Ralston Creek trail. We did however notice a few things that we didn't like about the property management: 1. All maintenance seems to be done by the lowest bidder. For example: the chimneys were cleaned this past spring, and they hired a guy who basically vacuumed them them with a ShopVac. The problem with that method was that the filter in the ShopVac was not designed to capture soot, so he basically sprayed the contents of the chimney all over the house. We ended up having to mop the place 3 times to get them clean again. We had similar experiences when our floor was replaced (poorly glued vinyl flooring ended up looking like bubble wrap), and when the walls were painted (all surfaces were covered in a mist of white paint). All of these issues would be avoided if they hired more reputable companies for their maintenance. 2. The in-house maintenance staff takes weeks to respond to requests. At one point our laundry machine started draining about 2 gallons of water on the floor every time it ran. It took them two weeks to come by. 3. Brenda and Caroline are very helpful when you move in, but they turn into a couple of monsters when you're moving out! As soon as we gave our 60 day notice their behavior and willingness to interact with us disappeared. They became short tempered, yelled at us on a couple occasions, and were generally very unhelpful. 4. Our unit was immaculate when we moved out. I mean it was spotless, and undoubtedly in better condition than when we moved in. The appliances, moulding, fans, and carpets were all scrubbed. Despite this, we were charged $120 of our security deposit for the most minor of infractions. $25 for a smudge on the wall near a baseboard, $60 to clean the carpets that we had just professionally cleaned, and $35 for reasons still unclear to me. To sum it all up: its an OK place to live, but expect frustrating experiences with maintenance and a poor experience when it comes time to move out.
They will tow your car without knocking on your door because there are roofers here to do work. Then, they will charge you $100 per car, hold it against your rent, and state that if you don't pay they will tow your car away to the impound. Perhaps they are getting a cut of the money from the tow company, because they have towed almost half of the residents cars. I don't trust the ownership of this place if they are so willing to put their residents in a tight spot like this. Please think twice before you rent here.
I love these apartments. They are in a decent location, very close to grocery stores and food places. The office lady is very nice and helpful. The maintenance people do a great job of keeping the place up. They seem to be well insulated because they don't get to cold in the winter and I can never hear the neighbors. They have cute patios, and spacious living rooms. The only downfall seems to be that they have small bedrooms, but once my stuff was in I barley noticed. Best thing about them is that they easily feel like home.
Foothills Apt complxs is a good choice for someone with a child in high school or for someone working close by. The grounds are clean and for the most part the staff is helpful. I was given the choice to "upgrade" to a pool view which I regret bc the pool is only open for about 3 months and is an eye sore for the other 9. And during the time it is open, it functions as a day care for children with busy parents. The area is nice though, and they provide grills and picnic tables beside the pool. I would advise making a visit if possible- I came from out of state and the website could be considered mis-leading. Just realize the "Fitness Center" is a closet with 2 pieces of gym equipment and the "Olympic Style pool" is not the same as an olympic size pool- only shaped the same.
I have been living in these apartments for about seven months now. Overall very good apartments, we have not had any major thus far. Early on we had our shower door shatter, and it took awhile to replace that. we have also had to call maintenance for other small things, and we have a small issue getting a quick response. Luckily none of the issues have been big enough for that to cause a major problem for us. I am pretty satisfied with the cost, and upkeep of these apartments!
