Property Ratings at Flora 4050
showed proof of $12,000 income, but they simply refused to listen. They kept saying, “We can’t accept this,” without giving a clear reason. They completely ignore your questions and never provide straight answers. Whatever you say, they twist it into long, meaningless conversations. I came from Virginia just to rent this place and it turned out to be nothing but a waste of time and money. If you’re considering this property, don’t bother. Avoid it — it’s a complete waste of both time and money.

I live in the 2nd floor 2 bedroom. It’s a great layout with large rooms! Fits my king sized furniture set. Neighbors are friendly. Maintenance is quick to respond and very nice. The office staff communicates well and move in process was simple. So far great experience!

The property WAS great but the management changed. Suddenly the repairs were slow. Poop bags were slow to get refilled (and poop piling up). Trash not being picked up. It was a mess. And they nickle and dimed me when I moved out. It’s unfortunate because the property and location is nice. Under the current management 3/10. I would not stay here again.

13 mice over more than a month before they fully resolved the problem. No break on the rent from the ordeal and none of my deposit back for moving out early because of the mice and other issues. Generally speaking, all new construction apartments in Bryan are crap construction. Here are some additional specific complaints about Springs. The cabinetry in the island collapsed from the weight of 4 12-packs of soft drinks, they moved everybody out for a week at a time because they had to redo the bathrooms because of gaps in the sheetrock behind the showers, the garage door should've been put on a separate breaker, but instead was on another breaker that tripped occasionally which happened several times when I was gone. Maintenance had a bag of keys from the installer, but no way to determine which went with which garage, so it was an ordeal every time they had to come get the garage open if the breaker tripped while I was out.
I have moved in for less than 2 months, the water leak from the roof has lasted for almost one month. someone check the roof outside already, but no one can help to fix it. the carpet is wet in my guest room, and I am not sure if there is any problem with the wallpaper in that room. I ask for help online and in office many times, they never give me a certain answer that when it will be fixed. This is the first time I meet that a maintenance team cannot fix a problem in one month when I live in College Station.

The apartments appear nice and new but they are still being built and very poorly. The original construction team was let go for the awful job they were doing and you can see it in the apartment. Half of the amenities that were promised are still being installed/aren't available. Maintenance and new construction has had to come in and out multiple times to finish things in the unit. They even made residents move out of their units for a week into temporary units without any concern for their residents schedules or lives. I was also attacked/chased by a man while living here, I am a 21 year old college girl, with pepper spray for walking my dog, at a pet friendly apartment by the way. I had to get an ambulance for medical help for my face and eyes and the police we're called. The apartment said they don't condone violence and he'll be out in 7 days but he is still living here and it's been 2 months. The company/manager doesn't care about residents or their safety at all.

The repairs to the tub were something we chose to do for quality assurance long term. We apologize to all of our residents and we worked hard to accommodate their needs through this. 2. We care a great deal about the safety of our residents. The resident you are concerned with is no longer a resident as of June 1st. Please allow us the opportunity to discuss further with you. We truly want your experience here to become a positive one.
