Property Ratings at Fairview Gardens
I had good experiences with the staff. The units are cute with their vintage aesthetic. Having the options of two pools is nice :)
The property is in close proximity to wonderful coffee shops, pubs, and restaurants, Fair Oaks Village park, outdoor amphitheaters and parks, walking distance to American River and its walking/biking/jogging trails. Maintenance staff is very kind and prompt. Some of the apartments themselves are not the most updated but, for the low cost, it's only a moderate concession. There isn't a ton of extra parking for guests and sometimes the laundry room gets busy but the machines are all Bluetooth-capable, so that's cool. Feels very safe, neighbors are kind and family-oriented. Would recommend, especially for the price!
They act nice for you to move in but after the first month if you ask for things to be repair or replace they will not do it and say that if you want it fix they will increase the rent ... There is not enough parking spaces and when there is a vacant unit management will want to charge you if you like to use the vacant parking space...Very dirty, noisy, not save, there has been cars and apartments broken into.... I was there for a few months until I was able to find a better place.. I would not recommend this place at all.. BEWARE!!!
Moved in Dec 1, 17. Such a wonderful place to live. The location is perfect to walk to the village for coffee or lunch. The grounds are well kept and beautiful. I LOVE all the different flowers and The roses are lovely this time of year. The maintenance staff is very helpful and are always working hard improving the grounds and complex. And it shows. This is an older complex, but that's what I love. It has character. The pool is always clean and sparkling. I love the new umbrellas at the pools. Lou in the office is wonderful. VERY nice man. I would HIGHLY recommend living here. If you are looking for great location, wonderful staff and quiet complex for a great price, this is the place!
I have been here a few months and been very happy so far. The management and staff have been very helpful and very friendly. The property is well maintained, especially the pools which have been a life saver this summer! There are a good mix of people living here from several ethnic backgrounds. The rent is great value. This is Fair Oaks, one of the nicest areas in Sacramento, I don't think you'll find a better deal anywhere else. Sure there are nicer/newer apartments but you'll pay way more. Overall the complex is very quiet, I haven't heard any loud music or parties since i've been here.

Worst ever, there is smoking, even employees smoke as they work, drug use and sales, you cannot trust what is said to you. They do not disclose that they add $30.00 to the rent. Very shady environment. I went into full panic and got so shaken with what I observed and experienced, I immediately asked for my money back and canceled the lease and never moved in.
I Live here for 2 years and has been a very quiet and relaxed place to live in the heart of fair oaks! Very good managers! have had no problems with noisy neighbors or maintenance issues! its a great town and a great apartment with a store right across the street!
