Located about one mile north of Downtown San Antonio, the Pearl District is a vibrant neighborhood regarded for its rich history and exciting modern offerings. The Pearl was once a brewery, in operation from 1883 to 2001. Today, the Pearl has been repurposed into a culinary and cultural destination, as well as one of the most sought-after neighborhoods in San Antonio.
Nestled on the banks of the San Antonio River, the Pearl spreads across 22 acres with an array of chef-driven restaurants, specialty shops, laidback bars, luxury apartments, office space, and the third campus of the Culinary Institute of America. The Pearl fosters a close sense of community with a bevy of events, including Tamales! At Pearl, the Echale Latino Music Estyles, and the year-round Pearl Farmers Market.
The neighborhood is also home to the Amphitheatre at Pearl, which hosts numerous live performances and special events on a regular basis.

Property Ratings at Encore Grayson
I waited 18 months to leave this review to give the building and management a fair chance. I’ll update this if anything improves, but at this point I would not recommend moving in until major upgrades and repairs are made. Pros: • Newish building • Easy highway access • Well-designed pool area • Spacious units • Good landscaping • Short walk to restaurants/bars Cons: Mandatory fees for poor “services”: • Package delivery via Fetch is required, routinely loses packages, and often delivers days late. • Required monthly pest control rarely shows up despite weekly availability. • Required trash concierge, even though trash chutes exist—feels like an unnecessary money-grab. Pool: Great layout, but not enough chairs in summer despite ample space. Worse, the pool walls were covered in algae for weeks, blamed on “short circuits,” yet the issue kept returning. Parking: Frequent unannounced or last-minute “garage maintenance” has led to multiple residents being towed from their own spots and forced to pay tow and taxi fees. Break-ins are common; the garage is unsafe. Building doors: Hallway doors are falling apart. FOB access frequently fails, locking residents out after hours, while during the day the building is left unlocked, allowing non-residents in freely. Exterior courtyard and pool doors use codes widely known by people who don’t live here. Courtyards: Most grills don’t work; only one is consistently usable. Fire pits have never worked and appear decorative only. Common areas / office space: Music is blasted so loudly during the day that the spaces are unusable. The “amenity” coffee machine is broken roughly half the time. Fire alarms: False alarms have been a constant issue for over a year—often at night, lasting 30 minutes at a time. Despite repeated promises of repairs, the alarms continue to go off randomly. Gym: Equipment is decent, but the AC cannot cool the room on sunny days and there is no water source. General building issues: Floors are extremely thin—normal footsteps and conversations are clearly audible between units. Elevators frequently break, get “fixed,” and then break again. Strangers can easily enter from the garage due to a backward-facing fob reader. “Courtesy security” is essentially nonexistent. Cleanliness in common areas is inconsistent; hallways and elevator floors are often visibly dirty.

So many things have broken in our unit. Dishwasher upon first use, AC during the dead of summer, heater during the freeze, hot water unit, leak in the ceiling (still there, and will likely pose a future issue), sink leaking (maintenance “fixed” it the first time but it’s still leaking), large ant infestation for several weeks upon move in….. this is to name just a few issues ?? paying way too much for a poorly constructed unit

I have the smallest apartment here at Greyson, but I'm super happy. Unlike the other apartments nearby, the studio actually comes with a separate room and a kitchen bar (which I absolutely love); there's a lot of outlets; and well, I'm very active, so I love the gym (the window's there, too). It's close to the pearl, a nice little walk there. All in all, I am happy with my decision.

I moved to Encore Grayson because of the awesome location and more bang for your buck! I have zero regrets living moving here and so far all of the residents are wonderful and respectful of everyone. The units are very nice and and the complex is kept very nice. All the amenities are great!

Location and amenities are great! I love the security the building has considering its proximity to the Pearl. The units and amenities are very nice and I’m really enjoying my time here so far. Leasing staff is very helpful and easy to talk to and their communication as to everything going on in the building and our area is excellent. I would highly recommend living here!

Gorgeous apartment in relative walking distance (about 15 minutes to the opposite side) to everything in the Pearl, bars next door, coffee shop across the street. The vaulted ceilings and under cabinet lightning is the life of luxury!

Encore Grayson provides great amenities and the team is very friendly and always helpful. I haven’t lived in an apartment in over 15 years so I was a little nervous, but I am loving the atmosphere here at Encore.

What a fantastic building! Everything is clean, the landscaping is well thought out, and the amenities are top notch. (I am partial to the snacks at "The Market".) Cosme made the touring, leasing, and moving processes a breeze. My dogs are loving the walks around the property, the dog park, and especially meeting new friends (canine and human). And I cannot WAIT to try out the gorgeous pool!
