Property Ratings at Emerald Run Apartments
I lived in the Diamond floor plan apartment for nearly two years and have had an overall positive experience! In the apartment itself, I would like to highlight that my move in experience was pretty good. Keys were prepared, management was patient and helpful, and the room was clean. The kitchen, living room, and W/D hookups are definitely the highlights. Some downsides of the Diamond apartments of Emerald Run are that for the "higher-end", "rennovated" apartments, there isn't a dishwasher. Furthermore, there are some clunky layout decisions that were made, as well as poor AC balancing. The windows in the apartment are also quite low quality which leads to a large loss in efficiency, security, and noise control. Bedrooms are alright. Bathroom... Small, narrow, and short. As a taller guy, I have to duck down in the shower to get under the shower head placed at shoulder height. There is a window in the shower that also does not seal, so pests and noise enter easily. The toilet is a small, round seat that I just do not fit on. The sink and vanity are okay, mirror is nice but oddly mounted. Water temperature is good. The only community improvement I saw during my time in Emerald Run was my parking lot being re-paved. Emerald Run covers the basics, and covers them well. The apartments are generally safe, I never witnessed or heard of break-ins, property damage, etc. Mail is alright, it's just centralized. Dumpsters are alright, they're just centralized. Nothing to complain about, it's pretty standard. In particular, I want to shout out the management team. Any time I had an issue with my apartment, they were quick to respond and resolve the issue. I was never given any grief over anything during the years here. They are hands-off, in a good way. Amanda in particular is a hard worker, buzzing around on the golf cart constantly helping the tennants. I appreciate her and the team greatly. Paying rent was a bit of an adjustment as they only take money orders... No online payments, check, cash, etc. Just money order. The window for rent as such was tricky at times with the higher amount of travel I do for work. If Emerald Run would implement an online payment portal it would be a massive quality of life improvement! They have also been especially flexible with my move out process, working with me to help make the best experence possible. 4/5 stars, Emerald Run far surpassed the expectations I had going in!
I absolutely love it here! Community of kind young people and considerate helpful staff. Apartment is in fantastic shape, no issues so far. 10/10

We apologize that your application wasn't accepted, we know how frustrating it can be when that happens but if you work on your credit issues and maintain a job or verifiable rental for more than a year you shouldn't have any problem getting approved. We moved to Florida in 2013 and while searching for a place to live Emerald Run was the top place for us. They are very friendly and great people to rent from and very affordable. The neighborhood is a very quiet one and they keep their property very clean. It is conveniently located on Combee between 98 and 92, close to Publix or Winn Dixie and other amenities. This place is absolutely worth your time to visit and check out. You're the best Emerald Run!!!
Let me start off by saying that the owners here are great and friendly people. They really make an effort to get to know you and work with you if you are willing to follow the rules. This has to be one of the most affordable apartment complexes in Lakeland and it's in a great location, not far from either Winn Dixie or Publix. It is a very quiet and peaceful neighborhood and they put a lot of effort into the aesthetics of the place, indoors and out. Seriously, it is 100% worth checking out for yourself.
I walk our community a couple of mornings a week and really enjoy it. We have well maintained grounds and a great staff here. Neighbors are friendly and courteous making for a great home. Sure, I would recommend Emerald Run, I've lived here a year and a half in comfort.
If you desire to live in a quiet community then this is the place to be. The grounds are well maintained and clean. The property will give you a felling of home. Shopping and banking are just minutes away and there is an open area on the property if you wanted to have a get together with family and friends. There is 24 hour laundry facility on the property as well and they are pet friendly also. If you are in the market for a place to call home check out Emerald Run. William A. John
If you are strapped for cash, but make too much to qualify for any type of government aide for housing, this is the place for you. The area is not the best, I heard so many horror stories about the combee area when I told me friends where I was moving, however, this apartment complex is a small little haven in a bad area. The complex is very quiet, and so I'd the apartment itself. I've never heard a peep from either of my neighboring apartments while in my home. Lyle and Amanda who run the place are both very kind and helpful. Every issue I've come to then with, has been resolved quickly. I enjoyed my time here.

Combee might not be known as the "greatest" neighborhood but it is getting more beautiful each year with the growing and developing of Southeastern University. We are proud to be their neighbors and glad to have a safe, quiet & clean community in which to provide housing for students and families.
