Absolutely love my apartment! Amenities are great. Location is close to grocery stores, restaurants, and so much more. Security is seen 24/7 driving around the complex. Staff has been delightful.

Great area as far as location. Apartments are great as long as everything works as expected. Additional fees included with rent which you are not aware of until after the fact. Would not recommend a dog to live here although there are plenty of them. Not family friendly. The dogs have a playground but not the kids. Sure you won't spread these words but they are the truth. Really not worth the money.

I moved in a couple of years ago. Staff is amazing. I love the space of my apartment! There’s been some concerns with some of the residents keeping the common areas clean. But the staff is always looking for ways to improve.

I enjoy living at the Elm at Panorama, it is affordable and by alot of stores and restaurants etc. However, there should be a noise ordinance placed on every floor at 9pm on weekdays due to inconsiderate residents.

It’s a nice complex, great view from the upper floors, mailbox is in the lobby makes that convenient, staff was very helpful and watched over packages as well to a point with how they are delivered. There is a pool and outdoor grill area but it’s kinda messy. Not the cleanest pool either.

Lamento que sienta que esta comunidad no es segura ni limpia. Tenemos una empresa de limpieza aquí 5 veces por semana y nuestro equipo en el lugar también se encarga de cualquier problema de limpieza cuando los encontramos. En cuanto a seguridad, hemos implementado seguridad 24 horas al día, 7 días a la semana y contamos con cámaras dentro de los edificios. Desafortunadamente, la seguridad no es algo que cualquier comunidad pueda prometer, por eso alentamos a las personas a conocer su vecindario. We moved out 2 years ago and was told we would get our REFUNDABLE PET DEPOSIT of $350 back in 7 business days. That never came. No written statement on why it wasn't being returned. Nothing. Tried calling and emailing. Nothing. Here we are 2 years later being sent to collects for $163 of "unpaid utilities" for a period of time we weren't even living there, had turned in our keys and paid our final utilities. I tried to work with them to have it paid by asking it to be taken out of the deposit we are owed and got no response. You guys are horrible. Absolutely horrible.

I am not sure if this was the case when you lived here, but I'm happy to look into this for you. As for utilities, they are billed in arrears which means all resident will receive a final bill after they move out. This is usually for 1-2 months worth of utilities! Elm at Panorama has really surprised me. I love my new apartment. It's in a great location. Has great amenities, the security is always present if you need them, and my apartment is very spacey and updated. I've only been here a couple weeks, but I would recommend the Elm on Panorama to anyone that is looking for a great place to call home.

The pictures on the website are extremely misleading. This building looks nothing like the photos that are shown online. Only the best areas are shown and It is not disclosed all of the items that are broken around here period the apartment was not cleaned despite my complaints that it was not cleaned when I moved in and I would not recommend this area. Your car is at risk for being broken into and even if you get a garage spot to give yourself a sense of security, it never works. So you're sitting duck in there.

I am sorry to hear your apartment was not cleaned to your standard when you moved in. The management staff is wonderful, very good, especially the reception staff, more than wonderful, as well as the accommodation is comfortable and quiet, the building is beautiful, and the fragrance is amazing, which made me receive my guests with confidence and ask them to move to this place

This is my third year at Elm at Panorama. The apt is the perfect size for 2bedrooms and 2 baths and also 2 balconies. I have large closet space and it's space of living in a townhouse, the office and maintenance are very helpful,

My apartment was falling apart when I moved in, it's infested with animals, the building is filthy, the management (nice as they are) were incredibly unorganized and the residents are loud.

Do not move into this "community." It is always dirty, the tenants are constantly making a mess, pulling the alarms, and ruining amenities for the rest of us, that never get fixed. We are forced to pay for and to use fetch a delivery service, which frankly has issues of its own. The side with the leasing office is night and day to the other side. I feel like they show tenants a lie as to what they will be getting vs what they actually get because if you go to the other lobby it is always dirty and in disarray. You have a fob to enter, but you can't actually buzz anyone up, you have to go down and let them in, and don't even try to leave a voicemail. After 9 months of living here, they still can't get their voicemail pin changed so their voicemail has been full for 9 entire months. The excuse, we are understaffed. You will hear that a thousand times, nothing will get done, and you will be left frustrated.

I would not recommend moving into these apartments, especially on the ABC side. The side opposite the leasing office is not maintained nearly the same as the side new residents see on the DEF leasing office side. The apartments are not move-in ready in regards to maintenance or cleaning. The staff does not know their property, features, or customer service, and if you express your concern you will be meant with false hope of those concerns being addressed. It is dirty, loud, not properly maintained, and the staff will actually make you feel like you are expecting too much wanting a clean place to live. I lived here for years before and only came back out of necessity, and nothing has changed, if anything it has gotten worse. Do yourself a favor and move elsewhere. A good show is put on at first and with the models, but once you sign your lease you are just another check.

The leasing office staff is nice but the community is largely mismanaged. The units are large and the renovated ones are nice on the surface. However, the building is old and has many problems that cant be covered with a paint job and nice backsplash in the kitchen. Although the inside is nice, the rent is too much for the plethora of issues that accompany this property.

This community is the most dangerous, and disgusting area I have ever lived in. The constant shootings, car jackings, the trash these people throw in the hallways, stairwells, parking lot is unbelievable. Who would want stay here? . Very glad to be moving out of this dump.

Since that time, our property has come under new management, and we’ve made significant improvements to address many of the concerns you mentioned: 24/7 professional security patrols have been implemented to help deter criminal activity and improve overall safety, access points and common areas have been repaired and reinforced to maintain secure entryways and reduce unauthorized access, trash and pet waste management has been improved, with more frequent cleanups and stricter enforcement of community guidelines, and resident conduct policies have been strengthened, and we’re working hard to foster a respectful and peaceful environment for everyone. We regret that your experience didn’t reflect the standards we now uphold, but we appreciate your feedback—it helped guide many of the changes we’ve made. Really good price for an appartment, good maintenance team, really nice patient leasing office team even after I came in there mad one time swearing at them they still remained calm and helped the situation, there gym is pretty cool,

I like the style of the apartments, the color of the building is pretty,also they have a lot to offer especially the square ft of the rooms. To have 2 patios you have the feel of a townhouse.

Nice peaceful community great spaces like the basketball court, tennis, pool and gym. The flyers with community events and help that Id offered is great nice to know the community goes one step further for the people who lives at elm.

It's right off a main road but surprisingly hidden and quiet. Even inside the unit, I can't hear much outside. The doors could use peep holes to go with the doorbell but I feel safe and at home here. Neighbors are friendly and staff isn't intrusive.

It's great living at Elm at Panorama. I've been living at this apartment complex for 7 years now and see only great improvements going on each year at this apartment complex. Great management staff and maintenance personnel. Love living here.
