There would be zero stars if possible. Where do I start? I moved here in June 2022 and have regretted it ever since. 1. I A month later they suddenly tacked on a credit builder fee (among all the other fees) without prior notification or with my permission (as stated in the lease). 2. I pay for the "upgraded" apt. but everything was poorly done: the handles on cabinets come off, closets don't slide closed easily and 1 has fallen off; water temp is hard to control; pest control is hardly around & there are roaches & gnats, etc. 3. You cannot speak with the management EVER, you can only send messages or speak with office staff who are unhelpful, so your problem are never resolved. 4. You can't use the amenities they brag about. The grill is gross & covered with ants, gym is closed.
There are constant issues here. Everything is cheap and workmanship is shoddy. Management is rude and unhelpful. When you submit a work order they just close it without doing anything. The valet trash, that they charge $50/month for, never comes when they are supposed to, so half the time there is garbage outside of everyone's door just piling up attracting bugs and rats. This place won't improve unless a completely new management company is hired. Birchstone is trash.
I've been here 8 months but started to regret moving after two. I have a two bedroom. The first two months, my bathroom flooded because of another unit. In the last two months, it has flooded several times. The water would flow up from the sink drain and flood the room whenever my neighbor above would fill and drain their tub. It was disgusting and they took way too long to address it. During the renovation for the unit above mine, a chemical was used that smelled like paint thinner. My lungs were burning, I had itchy eyes and the smell lingered for over a week. When I called the leasing office, they deflected, reduced, and dismissed my concerns. They said they would send someone out but no one ever came. Whenever a tenant in the unit above takes a shower, water leaks out from the vent on the bathroom exhaust fan. I've called them about it and submitted a work order through the Resident Portal app but it remains open after nearly 3 weeks. I was told an entirely new staff now works at the leasing office. A new tenant moved in above me and constantly leaves the exhaust fan on in the hallway bathroom. Whenever the exhaust fan upstairs comes on, the sound is barely dampened between the floors and is very audible from my unit. The tenant leaves the exhaust fan running most of the day and through the night (15 hours a day on average) which is bizarre. I work from home and this has been a nuisance. The management have done nothing about it and seem to ignore any complaints sent via the app. There's noise stemming from everyday activity because of thin walls: I can hear the same neighbor snore every night; phone convos are audible if you're in the room below; noise from plumbing overpowers anything you try to do in the kitchen or living room. There are cats living and clawing in the space underneath my bedroom, although they've been more considerate than the tenant above me. The maintenance staff seem spread thin. The supervisor, Chris, is great. However, Chris can't answer every call so the crew member you get is either ok or just looking for a quick workaround. There's a valet for trash that we're charged a monthly fee of $40. The company that runs this service have missed at least one pickup a week in the 8 months I've been here. The water bill is an obscene $80 fee, the pressure is poor and the water line is regularly cut off at least four hours a month. Several mailboxes have no locks and are damaged. I will not be renewing my lease.
Do NOT WASTE YOUR TIME WITH THIS APARTMENT COMPLEX! It shows many units available on their website, but when you fill up the application and pay all fees, at the last moment they say the unit is not available! We are moving to Atlanta tomorrow, and at the last moment they informed us that our unit is not available! They are giving us hard time at the last moment few hours prior to our moving., after two weeks struggling with the application and required documents we got our approval yesterday?now they say the unit is not available! We asked them for another unit, and again they say that one also is not available!!! So whyyyyy it shows they are available now on your website??? You should be mindful, it is nothing but playing with people's life, wasting time and money. It seems you dont value your residents! Do you really have any understanding of time, plan, schedule, life, and money??? It was our first experience and definitely the worst experience in the U.S renting an apartment. We are in the flight right now heading to the U.S from Europe. and at the beginning of our arrival to the U.S you guys taught us a good lesson that nothing is organized in there and do not expect a task be done in a timely manner, and to be nice will put ones behind in their lives! It seems you guys dont respect people! You just gave us headache and made trouble for us. We could have spend our time looking for apartment somewhere else.
I love the whole outlook and vibes on a whole. Love the Layout, and it has great amenities. I can’t wait to move in!!

I decided to stop by for a tour and wow was this the best decision I've made! The place is being well taken care of and the staff was exceptional! Keno, the leasing agent was incredible. I have no questions as he was very detailed and professional and was more than willing to show me around. I will definitely be applying tonight to secure that free month! Thanks and I'm excited to be a proud resident !

The folks running this place are clueless and very unprofessional in their interactions with residents. The turnover of office staff is very high. Maintenance requests go unattended. The grounds of the property look really terrible, lawn areas are not cut regularly. Please look elsewhere and do not rent from these folks. Take a drive through the entire property and look at the general state of the grounds which will support what I've mentioned above.
This place is the worst i have ever experienced when looking for an apartment. I called wanting to see a model And they would give the same lie over And over again, "due to CDC rules we can't show an apartment until 10 days after someone moved out" that was July 2nd, called again 2 weeks later he say the same lie then i called him out on it then he said oh yeah that 10 days start today. Then when i called back he had to call the contractor to see if they can show the model, and he would call me back in 5 mins well needless to say i never received a call back and when i called of course they didn't answer because my phone came up on their caller ID... Smh they don't even have any apartments available when the guy lied and reassured me that they would have an apartment available for me in a Aug, my question why lie, is it so i can complete and app and pay a deposit and you can keep it? This company needs to do better, my experience with them was awful because I wasted time waiting on them.
This complex does not know how to manage nor have communication with Residents. The complex is never properly maintained. Your work orders will take months even for small requests such as blind replacements. Management will never respond to your emails. Lawn care has been an issue. Valet trash residents pay for was not picked up for 3 weeks and management said nothing. Save your time this place is the worst.
I have had several requests for maintenance ignored. The most serious was a leak issue that has turned into a mold issue because it went unaddressed. We went without hot water for over a week recently and were told every day that it would be fixed tomorrow. There was a roach issue from the day we moved in. We asked for pest control to come weekly and we received treatment once. The front office is nearly impossible to reach and every email I have sent went unanswered. I am counting down the days until my lease ends.
My 68 year old mother has had a leak in her apartment kitchen for several months now, the management changed without notice and new management has refused to respond to her request for maintenance. I am planning to get the news involved because looking at other reviews and this looks like a norm for these apartments and it is unacceptable. They expect my moms rent to be paid on time but there is absolutely no response to her needs for maintenance!!!!!
I my husband and I have leased a unit with this property for a year now! We were drawn in by the great location and spacious 3 bedroom units! Things started out well, but slowly started going south. Water is constantly being cut off for plumbing problems (it's actually off now as i type this )the walls are super thin you can literally hear someone cough from above, everything is slowly falling apart. We also had mold in our 2nd bathroom. The only reason we are resigning the lease is do to us saving money for our house next year. But this place is not worth the price or the new rent increase as well. I reccomend they put more money into properly repairing units.

Leased 3 bedroom apartment. The apartments are so spacious and equipped with latest appliances. Also the community location is at pick location from where walmart, costco, perimeter mall etc is nearby. Staff is friendly as well. Affordable community Our location is at peak area of Sandy springs. Strongly recommended.

This has been by far the worst rental experience I have ever had. The maintenance staff is now outsourced to company who employs people who do not know basic maintenance. The staff in the office is the absolute worst, they will literally never give you a straight answer, and their answers never match each other. In the time I have lived here I have had my water turned off without notice multiple times, the office has lost our keys multiple times, a dead tree has fallen on my car and they didn't pay for damages (I've filed with insurance and we are now pursuing them for damages), and we have had maintenance come in to our bedrooms without permission. FYI all positive reviews are because they offered a $25 gift card to each resident that wrote positive reviews. DON'T MOVE HERE!!!!

I’ve lived here almost 2 years and I love this community. There were some transitional issues when the new management took over, but I am very impressed with what they have done so far and they are always looking for ways to increase comfortability. The recent renovations and upgrades taking place throughout the community brings a much needed freshness to this complex. The neighbors are quiet, the apartments are HUGE, the community is close to Buckhead, and the rent is decent for the area. I’m happy to call 550 Abernathy my home.

550 Abernathy is a wonderful place to live. The staff has always been friendly and attentive. The neighbors are great and the community feels safe. The rental price is relatively affordable compared to surrounding apartment complexes and the apartments are nice. Recently management has renovated the clubhouse and many of the apartments. 550 Abernathy is also within 2 miles of Perimeter Mall and MARTA. I enjoy living here.

This is a great place to live. The new management team took the time to make some serious renovations and now everything looks sharp and new. New workout facility, new leasing office, and my favorite - new propane grill area at the pool! The management is prompt and friendly - any issues we had were quickly resolved. Good sense of community (friendly neighbors near my building) and the fact this is a few hundred feet off the main road makes it nice and quiet - hardly any Atlanta noises. Lush trees and foliage make it a comfortable outside scene. Not to mention extremely affordable rent. 5 out of 5 stars.

June of this year will be my one year anniversary at 550 Abernathy, and all I can say is my experience has gotten better with every passing month. The renovations began shortly before I moved in a year ago and I just keep getting more impressed with each improvement. Freshly painted exterior, newly renovated units and club house with workout room, and the pool area is in process. I can't wait until it's finished! They even have added charging stations for electric cars. Being located just off 400 on Abernathy Rd. the location can't be beat. The access to MARTA, shopping, dining and entertainment makes this an ideal place to live. J. Edwards

My family and I have been residents since June 2016, and I have recently renewed my lease for another year. Coming from another property in Sandy Springs I can honestly say my experience has been pleasant. You can’t get a better price for the square footage. I have lived in the community for 3 years, and I am only leaving it due to buying a home. This neighborhood has great amenities, and has improved significantly under the recent new management. There is a beautiful pool, a great dog park fenced in area, a gym, and much more! I have many friendly neighbors, and love seeing the kids out playing each afternoon after school. New management is focused on anything but the residents. They run on a skeleton maintenance crew, and even the renovated units are poorly done and practically scotch taped together. It is incredibly disappointing because the location is really good and the community has real potential. If you move here be aware that the office staff will promise you the world, but once your lease is signed you are at the very bottom of the list. Just don't do it!

- One of the things they said when I moved in was that all the apartments are wired for Cable/Internet and I believed them. The apartments are not, so I have cables running through my living room and a splitter in my closet per apartment policy. I SHARE MY CABLE/INTERNET WITH MY UPSTAIRS NEIGHBORS -All maintenance issues take unacceptable amounts of time to address (unless there is water falling from the ceiling- YES, THAT ACTUALLY HAPPENED!- then, they address it faster because your apartment is flooding with the strangers upstairs fluids.) -The price they advertise you will pay changes (READ THE CONTRACT CAREFULLY!) T -After the XFINTIY incident, it should come to no surprise that my cable/internet connection is not all I get to share with my upstairs neighbors… No, we actually get to split a utility bill too. -You hear everything through your ceiling!!! The walls and floors are so thin! I can tell you the names of all the kids upstairs I have never met, their favorite songs, how often the parents have sex, etc. DO NOT MOVE HERE IF YOU WANT PRIVACY OR QUIET!! -You pay for pest control- Still bugs everywhere. If you are still planning on moving here, I recommend investing in roach spray as that seems to be the most common insect. -When they renovated the place, (yeah, these are the issues with a renovated apartment) they did an extremely cheap job. Within the 6 months I have lived here as the first tenant after the renovations, the linoleum flooring has started to separate from the floor causing ripples/waves in the ground. Front door is messed up. Several drawers were not on the track so they would not open or close properly. There were floorboards missing on the back porch. When they were renovating the outside of my apartment, they pressure washed the entire screen off my back porch. That would not have been an issue but they did not fix it until about 5 months after they ruined it- and the waited until it was too cold for me to enjoy that space. Once again, MAINTAINENCE TAKES FOREVER!! -When we moved in, the allegedly new dryer wouldn’t heat up so it took several phone calls and visits from all sorts of maintenance people (from 550 Abernathy and the Dryer company) before they would replace it. It was a long ordeal! Do not let the fresh paint fool you as it fooled me! I were more familiar with the law, I would try to fight back. DO NOT MOVE HERE!

This community used to be amazing. Apartments were huge and rent was reasonable. Screened in balconies made it even better. In January it was bought by a new company and they arent maintaining it and it is really getting bad. I am embarrassed to have guests over because the community is littered with trash and has dumpsters just sitting out uncovered. Its a shame... I would love to recommend this place because its a great location and feels like you are living in the mountains in the middle of the city- Now however, it feels like you are living on the edge of a trash dump. Sad face.
After living on site for 2 years, I am happy with the current management more so than in the years past. The new team has come in strong and with pleasant personnel in the office to correspond with. They seem ready to help and friendly when I visit the club house.
The first year that we lived in the apartment was awesome because the size of the apartment is the exact size we were looking for. We decide to release the apartment again because we are closer to the college and work. So we loved the place so much that we must let it go and just found another apartment in Woodstock, IL at Willow Brooke apartments hopefully lease the apartment before our old lease ends. We financially struggling to pay for rent for every month and try to pay it on time but there is something else comes up in life.
