Run, don’t walk away from signing a lease here. I’ve been a resident since 2018, and the decline is loudly visible. Dog poo litters the hallways. The smell of weed fills the building as soon as you walk in. Theft is commonplace, and rather than ensuring residents are safe, our latest lease includes an addendum that cameras are not guaranteed to work, so crime is not UDRs fault. So much for “luxury”. Washing machines will randomly flood, and per UDR, this is caused by “cheap laundry detergent”, to avoid legal responsibility. It’s super easy for non residents to gain access to the building, since cameras “don’t work”, and the back door is ALWAYS propped open. Building staff are so out of it, that they put an eviction notice on a residents door three months after he left the country in the middle of the night. The website still claims this is the TALLEST high rise in the area…and it hasn’t been for over a year. I can’t believe how trifling the management is. Sadly, simple fixes that would make this place better are ignored. Hand sanitizer by the elevator is ALWAYS out. The TV is disabled 80% of the week. It can’t be that hard to ask staff to check on these daily, but they seem to be more preoccupied with meeting lease quotas.
Here we go again. Received an email that the boilers are down meaning no hot water till repaired. This just 3 days after the HVAC systems went down so no heat. If you’re lucky enough to get hot water you probably had to let it run for 10 mins before it got hot or will only last a solid 10- which for hair wash days is not nearly enough. The staff is a mix of people who care and who don’t but either way it’s difficult to get in touch.

Unreasonably expensive doesn't begin to describe this place. The ceilings leak in any storm stronger than a drizzle, the smell of weed is so strong you can get a contact high from walking the hallways, the amenity fee is absurd considering half of the gym equipment is broken or cheap, the air conditioning constantly goes out in this "luxury" building. Do yourself a favor and find another place to live. The only positives about this place are the cleaning crew, concierge staff, and the maintenance staff (who've had to come to fix appliances regularly). They can't keep a concierge person longer than a few months, but somehow they seem to still be able to find decent people.
I have lived at Eleven55 Ripley since November 2019. Almost immediately after moving in, I encountered a mouse in my unite. To date, I have had 5 separate mice encounters in my apartment - and I like on the top floor... Each time, I have contacted the landlord but they failed to remedy the issue to date. They are unhelpful and my family and I continue to experience this stress amid a global pandemic. I hope this post helps you as you search for a new apartment.
Did research before moving from California. Seemed perfect. It's a nightmare! From the 1st meeting w/ a leasing agent, it's been nothing but drama. Website showed a 6-month lease option, which doesn't exist. Showed the staffed the site & they laughed it off as a typo. Reviews said problems w/ the garage gate. It's been fixed, but is left open all day so anyone has access to the cars (lock your doors/windows). Don't bother paying for parking, since no cars are validated & people who don't live here park for free. Homeless shelter around the corner, bus station next door, & metro behind the building. Transients are CONSTANTLY hanging around. Controlled entry is useless since main doors are left unlocked & anyone can just walk in. Staff turnover is so high that you never know who in on the payroll & who is just hanging out cuz it's dry/warm inside. Last month, 3 men were knocking on my door late at night looking for the drug dealer downstairs. Speaking of drugs, they are EVERYWHERE! People get high in the parking lot, hot box their apartments, and smoke throughout the buildings. Don't bother complaining. Management says to call the police, who told us not to call them & to call the property manager because it's legal in MD. Construction is shoddy & there is NO insulation between the floors. You hear EVERY STEP, even from dogs. AC goes out in the summer, heat goes out in the winter. Had to go 3 days w/ out a shower because of a plumbing issue, & we didn't even get a credit in our rent. Events are poorly planned and frequently cancelled/rescheduled/missing critical elements. This place is one bait & switch after another & I can' wait to leave!
From the front door to the metro rail station and newly opened transit center it is about a two blocks walk. I can see both from my bedroom window! It is very easy to get to public transit (although I admit you are walking up hill a little when you come home, I say that for those that may have trouble walking). With so many options, rail via the red line and all of the bus routes in the transit center, you can get to much of the metro area. The units have nice wood laminate floors, space saving with some doors being pocket doors, and best yet a washer and dryer in the unit. There are lots of dogs in the building so it is very pet friendly. It is also very convenient to have the front desk there to take packages during the day. This even includes when places like Amazon deliver things on weekends. The only small kink is the learning curve on the energy efficient items like the thermostat and lighting (it appears to be CFL or something like that). But that is very small compared to all of the conveniences!
starting with the appearance from the outside, Ripley was amazing, but once on the inside it feels like you are walking into a 5 star hotel. The concierge always at the front desk with great things to say and very helpful . The whole process for renting here is so easy and efficient. The amenities are great, from the Rooftop grilling/pool area all the way to the theatre room and Gym. it is always clean.. If you ask me this is the place to be and this is by far the greatest place i have live.. and they love pets

Living at eleven55 is amazing. Beautiful floor plans, upgrades that people look for in the expensive DC home market like granite, upgraded cabinets and views without the huge property tax bill or price tag. And did I tell you there is laundry in unit?! Laminate wood floors! Pets are totally welcomed and loved and views of DC from the roof top deck with pool!
