Fans of HGTV's "Fixer Upper" are already familiar with Waco, a fast-growing city along the Brazos River in central Texas. But long before Chip and Joanna Gaines began remodeling the city one fixer-upper at a time, Waco was attracting savvy residents looking for a home deep in the heart of Texas. Downtown Waco is where the city began, growing around the iconic Waco Suspension Bridge, completed in 1870. The bridge is located in downtown's Indian Spring Park, with Doris D. Miller Park on the other side of the bridge. Indian Spring Park is the site of Waco's original settlement. Today, in addition to the bridge, the park contains the "Branding the Brazos" Sculpture and a riverwalk.
In addition to Magnolia Market at the Silos, Waco is home to the Dr. Pepper Museum, the Earle-Napier-Kinnard House, Cameron Park Zoo, and Baylor University. The soft drink Dr. Pepper was invented in Waco in 1906, and the museum is a popular tourist destination.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Management was awful. Can never get a hold of one until weeks later; never in their office and had the younger ones take care of all the problems; and it was always a sad display of respect for one enough, always talking down to. Emergency maintenance is a joke. Had rain coming from out ceiling in our living room going under the paint in our kitchen walls and making mold, the door leading outside (to where the balcony is suppose to be but doesn’t have one) leaked water all over the living room and maintenance said they’d have to seal the door completely and it won’t be able to open after, never got around to the moldy wall even after 4-5 months. Elevators were down literally months on end, rain water coming through the top into the elevator shaft. The building looks nice and is nice upon touring until you move in and it was never above “alright”. Wouldn’t recommend. There was 2-3 people who were above and beyond but management of the building was horrendous.
Upon moving in the brand new flooring was scratched from the bed and the first day/night, the AC didn’t work. One roommate went back to her Parents place. Me and the other one stuck around. They had emergency maintenance come but that the most help they’ve been. The animal deposits and rent are outrageous. Worst in town. When you do have a pet, no one picks up after their dogs. Paying online is easy but there’s a 3% convenience fee which was about $13.00 per month for our rent. Or $3.00 if you directly link a bank account. Checks take days to process with them. The rooms are smaller than most places around town and location pool is minuscule. As for your person rent account.... keep a close eye on it. They accidentally left money in my account and said I could keep it. Then took it back during my last month here leaving me stranded. Also, they lost one of my other months rent. And then management spoke down to me about it. And threatened to undo what they had to make it where I would owe more. The assistant manager has been beyond sassy the full time I’ve been here. Brain is very nice. And Karan is super helpful. They’re the only two I’d keep.
If I could give 0 stars, I would. Management is completely rude! When calling to handle a maintenance issue, the manager hung up the phone out of frustration and refused to offer any help. An apartment with 4 rooms and 3 residents were unable to sleep in the unit for 3 days because their apartment was flooded. The management "dried" the unit for 3 days, didn't replace carpet, and did not provide the residents with another place to stay. DO NOT MOVE HERE! THE ZOO TAKES BETTER CARE OF THEIR ANIMALS!
