Property Ratings at El Dorado Village
I have been living at El Dorado Village for sometime now and still find it an exceptional value. The manager, Tita, is very responsive, helpful and gets things done when promised. She recently helped me with an apartment transfer and my new place exceeds my expectations. If you are looking for a good value and would like to live in El Dorado Hills, then this place is hard to beat.
This is one of the best deals for Apartments in the El Dorado Hills area. I have rented here more than once over the last 15 years. The apartments are spacious and built so there is little noise between units and well maintained. I was glad to see that Tita (Manager) and Jason (Maintenance) were still on the management team when I returned this year. Tita went the extra mile to make my return easy, she is very approachable. The biggest draw for me is the month-to-month lease that is offered, which works well with my current plans to keep life flexible now that I am retired.

This complex has a new manager who is working diligently to correct some of the problems listed below. Security cameras are being installed soon, steps have been and are being taken to better secure the garages and grounds are getting a huge tune up. This manager has done more in the short time she has been here than the previous manager. The management has been very communicative with the residents while addressing the obvious problems. Maintenance requests are handled in a timely manner in accordance to the communicated COVID policy they have in place. No lie the property needs work, but progress is being made.

I have lived here for one year moving in during the onset of the pandemic. During these trying times, this community has been a pleasant experience & a nice place to call home. On-site management & maintenance have always provided professional expedient service. The property is a quiet setting nestled on a hill side and is close to many amenities.

First of all these are NOT "luxury" apartments as they try to advertise. They are mediocre at best. Expect that your rent will go up every year at least $75-$100/month. No kidding! They will lure you in with a reasonable rent to start, but after the first year you will get an increase and who wants to move after only 1 year so you are stuck paying it and then and increase every year after that. A/C units are old and in disrepair and you'll have to run the AC most all day and night to keep the place comfortable so expect that your PG&E bill will be at least $150-$175/mo. for about 6-7 months of the year then down to about $75/mo. in the winter. Old stoves that don't cook evenly or properly. Refrigerator freezer is small and doesn't stay closed. Fire alarm will go off EVERY TIME you cook. Old fixtures and the bathtub is made of some sort of material that stains and is difficult to clean. Constant car break ins and tweaker drug addicts that party all night in the bushes. No guest parking except at the top of the property making it very inconvenient if they have luggage. Balcony has lots of dry rot and in need of repair. Ceiling fan in the bedroom makes noise and because it's on an angled roof, cannot be balanced properly. Expect that you will get texts multiple times a week with some issue or announcement making what you consider your home feel like a business. Rest assured that it IS a business to them and the bottom line is what's most important to them.

I've lived here for almost 2 yrs. and can't imagine living any where else. We're not residents here, we're neighbors. Even Deborah, the most accommodating and personable manager I've ever met, is my "neighbor". Everyone takes pride in the property, is thoughtful and caring and considerate of one another.
