Property Ratings at Edgewater Apartments
When I first moved here I was super happy with how beautiful it is, then the cracks started showing. My kitchen sink flooded my apartment due to faulty plumbing and it took them 3 days to come out even though it happened on a Monday morning. I had manually shut the water off myself, and when they came they literally said “well it can’t flood because there’s no water going to it” and left even after I explained that it was because I turned the water off to save my apartment from flooding. It then took them another ENTIRE day to come back out. Brutal. They’re also super on top of it when it comes to booting cars, I was parked in my parking spot with my permit and they booted my car. I went to the office and they told me that it was their mistake and that they were sorry but if they let me get my boot off for free then they’d have to do that for everyone. So basically I got charged $175 to park in a parking spot I pay for. If I could give less than one star I would. Idk what all these reviews are on about, probably bots.
They offer an apartment complex with many amenities; pool, hot tub, lake area with pier, outdoorspaces with grills, fire pits, game room, workout room, basketball court, pet park and even a pet wash area. It is an older building but offers much more than other similarly priced complexes. If you appreciate nature and love to stroll on well maintained walkways then look no further. The establishment addresses issues promptly and thoroughly, yes really. I had 2 minor issues that were addressed and completed within hours. The office gals are absolutely wonderful and willing to help with anything you need. It is a short walk/bike to the greenbelt. There are ducks, geese, squirrels and I have even seen a black weasel. Parking is easy and there are garages available. Other residents are welcoming and clean up behind themselves and their pets. I have found my happy place, definitely take a tour of this complex before making a decision on your new home. Hope to see you soon!
I had no idea this area of Boise even existed. It feels homey, it's quiet and serene. The staff and property managers put alot of work into ensuring the grounds are safe, clean and secure. So far I have felt that this property management company is resident and community focused.
Edgewater is a great community to live at. Management and the maintenance team are great and I have had a great time here!
I absolutely love living here! I picked Edgewater as our home because of the amenities available to residents and how kid and pet friendly the community is!
Our experience did not align with what was advertised or what we had expected. Despite being a non-smoking community, there was a noticeable amount of smoking, particularly evident in our apartment that had a lingering smell of old cigarette smoke. The apartment was also not as clean as we had hoped; we found cigarette butts and trash outside the patio, stained and residue-covered cabinets, and signs of water damage in some areas. Cleaning and attempting to remove the smell consumed much of our move-in week. On a positive note, some aspects were attended to, such as shampooed carpets and wiped-down appliances. However, it appeared that only the bare necessities were addressed for move-in, and not much beyond that. Overall, we would rate our experience as 4/10.
I love my friends in my apartment complex. The environment is wonderful.

Edgewater has been my home for 3 years now. I feel safe and comfortable in this community, which is very important to me. I love the quiet surroundings with it's beautiful landscapes. I have no plans on living elsewhere.
I enjoy my apartment lifestyle at Edgewater. The amenities are plentiful and always maintained well. I've got excellent neighbors and there is great stability in these friendships because they are satisfied with their life here too.
It’s a beautiful community. I love the offerings of the private lake, basketball court, outdoor grill area, pool, hot tub, fire pits, our own dog park. And you can tell people like using it, it’s so well taken care of. The office staff is super friendly and quick to reply. I love walking around with my dog, I feel safe here.

It's a quiet community, with amenities for everyone to enjoy. I do enjoy fishing at the lake, though I've never caught any. It's close to the green belt and Boise river, which is nice. I enjoy going there to relax or fish.
The community is not a bad place. The recent office staff sucks with their "Not my job" attitude.
Love living at edgewater. Perfect location with great updated amenities. One recommendation would be for the pet spa. Could use a little chemical rack for community to keep it more tidy. (all purpose cleaner/ paper towels/ floor drain)
I love my new home and location in Boise! My recent maintenance request was met with excellent customer service from the staff. They were responsive & had things all fixed in no time flat, which was much appreciated.
Great place to live in. It is clean, well maintained, safe, and plenty of friendly amenities as well as a great staff to keep things running smooth. Aside from crazy Boise rents, I really love this place and have been here 3 years.

I would not ever recommend anyone move to this community. Management is unprofessional and does not care about residents after they have gotten you to move in. Property maintenance is terrible at best. Hot tub for example is rarely above Luke warm for over a year now.
Edgewater 10/10. I moved here sight unseen (except pictures taken by Lisa) and just hoped for the best. Luck was on my side and have the best apartment. Im sure the other units in the complex are just as wonderful. But Lisa took my countless phone calls and endless emails with ease and I am forever grateful.
This is one of the most attentive places I have ever lived at. Keep it up!

We love it here. We were initially enticed by the lake views, and have only been pleased even more with the dog park and dog spa! We have everything we need right here at Edgewater Apartments! We feel right at home.

We just signed our lease for our fourth year here at Edgewater, and during this entire time service has been fantastic from the office staff to maintenance staff, and everyone else in between! Very caring staff that wants the best for their residents. We appreciate all that Edgewater has done and continues to do!

We love Edgewater! The leasing staff is very friendly and helpful, but also always remain professional. The maintenance staff is konwledgeable and have gotten my maintenance requests completed very quickly. Aurora absolutely rocks in the main office. The location cannot be beat - Silver Lake is a serene and private getaway. Even with all of the amenities being closed down due to COVID for the safety of residents and staff, we still love living here. Rental prices throughout Boise are constantly rising - that being said, I truly believe that the Edgewater Apartments is one of the only communities that warrants a competitive edge on the market. They are quality apartments with amazing management. I would highly recommend the complex to anybody!

I enjoy living at The Edgewater Apartments. I swim in the lake two or three times a week and use my paddle board that often as well.

The people who work in the office are very wonderful, kind, and helpful. But it is way overpriced. The apartment feels dated, with appliances that are more than a decade old. There were problems when I moved in that I didn't noticed until after I turned in the form at the end of the week. The door to the washer/drier doesn't work well. The bottom of the fridge was filthy as was the oven. The show curtain rod was not secured and fell hitting me in the head several times.I replaced it myself, since I had little confidence after the dishwasher incident. I've also had several issues with the smoke detectors.
I love living here everyone is amazing especially Cheri she is timely, efficient, and extremely professional! She deserves a raise!
Review from a 25 year old with a toddler here. Edgewater is a very nice community. I feel it does have its own privacy which I love. We have a private lake that I love to take my family to. They have a security guard who will occasionally check to make sure its residents only which made me feel secure as well. The pool is my daughters favorite amenity. The view to my backyard is ponds and ducks and beautiful trees. I even saw a deer one morning, which I thought was super cool. The community does have a lot of people my age which is awesome but they also have kids that my daughter will swim with and she has so much fun with them! They even have a bbq space, game room, 24 hour gym, and more. The price is a little higher however the amenities and view is really what makes it worth it. I could be paying the same price for a house however I wouldnt have a pool, I wouldnt have a gym or quick access to a lake. These apartments do make it worth moving in!
The community is just amazing! The staff is wonderful! We have been here almost 2 years and love it!! Management is always polite and take care of things!! Cheri, maintenance, is such a life saver!! So thankful for her!!
The Edgewater Apartments provide a lovely community living experience. The lake feeds the soul as I swim or use my Stand Up Paddle Board. In the fall months I adore taking my coffee down to the propane fire pit and sit in one of the Adirondack chairs near the water's edge and watch the beauty of the world around me. Did I tell you that my apartment is gorgeous? It is spacious with fantastic laminate flooring and modern appliances. The community grounds are maintained well and on my patio I have the luxury of being able to maintain a small container garden. I love my well lived-in home at Edgewater.

Staff is GREAT! Unfortunately the staff doesn't own the place. During covid not only did management close everything down, every amenity but they still charged full price every month for rent. They sent staff home and even cut back hours but the company kept making the same money off the residents. Actually making a greater profit! So come by and rent a place!
