Settled in 1665, Wilmington played a crucial role in the early colonies. The Middlesex Canal, a 27-mile canal connecting the port of Boston and the Merrimack River, passed through Wilmington. As one of the young nation's first engineering projects, the Middlesex Canal's aqueducts and other remnants are listed on the National Register of Historic Places.
Today, Wilmington is a wooded suburban community with some beautiful features, such as Silver Lake and Cranberry Bog. The Town Museum is a fascinating destination, housed in the Col. Joshua Harnden Tavern, built in 1770 and listed on the National Register of Historic Places. Harnden, the man who built the house, achieved the rank of colonel during the American Revolution.
In addition to being a beautiful town with a rich history, Wilmington is ideally located for commuters, roughly 15 miles northwest of Boston. Commuters can take I-93 or, for a car-free commute, hop on the MBTA Lowell Line and arrive downtown in about 20 minutes.

Property Ratings at eaves Wilmington and Wilmington West
We’ve lived at Avalon Oaks & Oaks West for over 18 years - the last 16 years have been in the Oaks West community. It’s been a great community to live in; however, with pros there are some cons. Pros: The staff is amazing & very responsive. Our water heater broke on a Sunday, they came out within the hour and had it replaced by the afternoon. Any maintenance issues are promptly addressed. The leasing staff are friendly and quick to respond to requests as well. Location is nice, being close to the interstate and 2 commuter options has been a huge benefit. It’s also nice that the complex tucked back from a the main road. The landscapers do an amazing job all year around. The always spruce it up nicely after the winter and during the winter the snow removal is wonderful. The gym has decent equipment & is never full. It can sometimes be a bit dusty though. The heating system can be a bit wacky too but they are making efforts to correct that. The smell of smoke was always a big issue for us; however, they have been transitioning to a smoke free community! Cons: Cost is a little crazy for the apartment, there are complexes within 2-5 miles that are newer with nicer appliances & more or the same amenities for about the same price. Noise is a big issue, the walls/ceilings/floors are thin. We can hear neighbors above us using the restroom & having intimate moments. Residents are very loud going up/down the stairs as well, like bricks on their feet - our bedroom shares a wall with the hall/stairwell. There must be copper piping, in the morning we hear a loud knocking sound in the walls when neighbors are using water in the kitchen - our bedroom shares a wall with the kitchen. Appliances are old and the laminate on the cabinet doors peel off - rather than replacing them they will paint them so while still white the texture is rough and once the paint starts to fade they always appear dirty. The windows are warped making it impossible to open them all the way. FLIES! Our apartment is close to the dumpster & dog poop can. It’s impossible to enjoy sitting on the balcony in the summer/fall without a fly swatter. They actually line the exterior windows and walls of the building, it’s gross.
I have lived here for about 4 months now and have found it to be a very positive experience. The open living room/kitchen concwpts makes the space feel large and not cramped. There are tons of large windows which make it super bright, with great natural light. The appliances work really well and if you do have an issue, the maintenance staff is quick to respond. The office and maintenance staff are very friendly and helpful. The pool is wonderful and always clean. The building is always super quiet, I almost never hear my neighbors. It is located so conveniently right next to the highway and closer to downtown Wilmington and a Target within 3 minutes! A downfall is the occasional smell of fertilizer, which isn't all the time and passes quickly. All in all, a pretty nice place to live.
I live in one of the newer buildings and it's fantastic. The apartment has lots of windows that bring in great natural light. Also it's is an open concept from living room to kitchen to dinning room, with and island in the kitchen giving you a bit of separation. All the appliances and new, gas range, and nice modern white cabinets, with light grey faux granite counters. The wall are great, I never hear my neighbors and I live on the second floor. The pool, and gym are always clean and never really packed. The one down fall is the smell of ferterlizer from time to time, it is not that bad or often but still it is there sometimes, I have never smelled it in my place though.
Avalon oaks is a place you can call home. My family has lived here for over 6 years, we went from a 3 bedroom, to two, to now one bedroom while my kids have moved out. Every layout has a w/d and open feel! This place caters to all people; from families to a single woman watching her grandchildren. It has well kept amenities, well supported staff and management, and a fully capable maintenance team. Life is great at Avalon! Every season at Avalon is so enjoyable and makes you look forward to the next. You won't regret joining a community you feel at home in.... Avalon is my home sweet home!
We have been living in our apartment for about 3 months now and have loved it. It is bright and spacious and open. We have tons of closet space and the bedrooms and bathrooms aren't cramped at all. The pool is great to have for the summer and always clean. We have called maintenance just a few times and get quick responses. Everyone is the office is super friendly. Definitely one of the best apartments we've ever lived in. The one thing I would change is I wish the rent was just a little less, or at least included water.
