Property Ratings at eaves Washingtonian Center
I lived here in two different places for over 6 years. Both apartments were fine, but if you expect customer service or compassion from Avalon you will be sorely mistaken. They will nickel and dime you every chance they get. You're not a human to them, just a bank account. I had to pay an exorbitant lease breaking fee when I left (which it sounds like I did just in time considering they raised rates ridiculously on their OLD '90s style apartments). Both times I moved out of my apartments they charged for carpet damage, over $700 both times. I didn't mind the first time, as my cats had done some damage and I was expecting it. But the second time was not that bad, and in the same building where we lived, they were tearing out carpets as people were leaving regardless of condition so that they could install laminate flooring. I didn't think I should have to pay a carpet repair fee for something they were going to do anyway, but they apparently didn't agree. Not to mention our air conditioning broke every year we lived there and needed repairing multiple times, the courtyard is full of screaming children 80% of the time, and the gym you're paying for is basically a closet. If they're trying to raise prices to make it comparable with Downtown Crown amenities they are absolutely delusional. Oh and I almost forgot my favorite story, about how on my honeymoon I tried to pay rent as I usually did online, and it turned out that my half of our previous rent payment didn't go through (I was less than a month out from my wedding during COVID and extremely stressed and must have gotten distracted before I went to the confirmation screen). Rather than sending me a courtesy email to remind me to pay (I had no idea I hadn't), instead they forwarded my account to collections and subpoeanaed me! When I tried to pay my outstanding balance online I couldn't, and then when I paid over the phone they had the audacity to charge a $75 "convenience" fee. Nothing about Avalon is convenient or customer service friendly. I wouldn't wish living at this apartment complex on my worst enemy.
We are having the worst experience moving out. They keep piling on charges and no on in the leasing office has answers. They charged us to replace the carpet but put down wood floors the day after our lease was up. On top of it this carpet charge came a month after we moved out. When we asked about the charges their response was “don’t like it then call a attorney”. Do Not move here!! There are lots of other options in the area.
I moved here in September, and it is a nice, relatively quiet complex with helpful employees and maintenance staff. One thing to monitor is the water/sewer bills. WSSC provides the actual water and sewer services, with a third-party, Conservice, doing billing. But the bills are sometimes estimated based on past usage, even for a previous tenant. So if you have a high bill, ask for an actual meter reading, and request a copy of the WSSC-generated bill, which should have meter readings and how much gallons they claim you used. The bills are paid through eaves, added to the rent charges.
I have lived here for a month and like just about everything. Grounds and apartments are well maintained. The walls are thick and the noise from outside or other apartments is minimal. Trees outside the apartment provided excellent shade. Staff is helpful and quick to respond to any requests. Parking seems adequate. And the complex is a short walk to shops and restaurants at the Rio. One month in, I have no complaints.
Nested right in between Rio Washingtonian Center and Downtown Crown, 5 minutes away from The Kentlands, and 25 minutes away from Washington D.C, eAves Washingtoninan is "THE" Place to live. Gorgeous apartments, absolutely amazing staff, family oriented community with the convenience of steps-away-downtown living. Definitely a place I get pride in calling HOME!
