The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Eagle Rock Apartments at Framingham
My husband and I have lived at Eagle Rock Apartments since 2021. The apartments changed hands in late 2022 from Georgetown Apartments to Eagle Rock. Before Matt (who worked for Georgetown) left to find better employment, this was a great place to live. Matt made sure to send updates to residents (paper and email) regularly, was quick to respond to issues, and deeply cared about the residents. We had high hopes for Eagle Rock when they took over. Hazim was personable and on top of issues. By spring of 2023, however, we began to see a shift in management. We are not informed of what is happening on the property. We came home from work one day and the hallways were suddenly being painted, with nails left sticking out of the wood! Eagle Rock had not communicated anything to their residents about this work via paper or email. We have pets, but were suddenly told that our door needed to be left open for hours after the painting had finished. When large maintenance projects are being done, we'd normally expect to be informed ahead of time to have necessary preparations made. Instead, a folded sheet of paper was left on each door after the fact. Not only are we not regularly notified of happenings on the property, the leasing office is extremely difficult to get a hold of. In the past month, we have gone to the leasing office three times, and each time found the door locked (while a leasing agent was present) and had to be let in. We've also arrived at the office during the posted hours countless times to find no one around and no sign posted to state whether they are closed or out touring the property. When reporting issues with residents leaving trash in the common areas, we have been told by the leasing agents that they are "aware of the issue", yet it is common to see the trash left out for a whole day. There is no swift resolution. Our issue is not with the apartments themselves. The building is great and the location is very convenient. However, the way management communicates (or fails to) with the residents leaves much to be desired.
We have had mice issues pretty much the entire time we lived there. They would come with pest control, the issue would go away but then 3 weeks later mice would return. I could hear them in the walls see them every few days it was bad. What I didn’t really realize is how bad until we moved. Once we started moving furniture out the piles of mouse poop were horrifying. I cleaned our apartment frequently and even behind the bed within the last 5 months so when I pulled the bed out only to find piles of mouse poop I almost fainted. I know mice can happen-but there is a serious issue that needs addressing here not just a band aid every so often. For the most part the maintenance guys and the leasing office ( when you could actually get in touch with them-never over the phone though) was pleasant. We did have some issues with maintenance leaving our stove unplugged after a service and telling me to disconnect our fire alarm so it would stop beeping because they didn’t want to come that night (mind you it was 7pm-we had changed the batteries and it was still beeping) which is a major safety concern but I guess they were nice when they came by. Considering all our issues I had just wanted to get out of our lease 2 weeks early because I was tired of living with mice. Now they are trying to spring an early lease break fee onto us with no prior communication about it, which is absolutely ridiculous. OH and not to mention-I requested for a regional manager to call me 3 weeks ago and I’m still waiting. Please-if you’ve read this review this far, you need to just save yourself the trouble of moving in. It might be cheaper but it’s not worth it, unless you like having mice and cockroaches as roommates. Maybe this review will make the regional manager call me but I highly doubt it. Thanks for reading.
Property Manager at Eagle Rock Apartments at Framingham, Responded To This Review
Hello, thank you for sharing your experience. We appreciate the feedback you have provided. Our focus is always on the resident experience and we often request feedback. We regret that we missed an opportunity to take advantage of your feedback while you were still a resident. As you stated this is a serious concern. A more agressive approach was needed to get to the source of the problem with treatments continuing until we were satusfied. In Georgetown's lease agreement it is indicated that a 60 day notice to vacate is required if a customer wishes to not renew their lease. In the event proper notice isn’t given appropriate fees will apply. Reminders about the required 60 day notice to vacate are shared with all residents at the time renewal offers are sent. We encourage all future residents to review their leasing documents prior to signing and strive to remain transparent on lease requirements by providing reminders when necessary. We would like to discuss this review with you directly. Can you please either contact the community or send your contact information to ICanHelp@aircommunities.com? Thank you. - Susan
Renter beware, do not move in here. The people in the management office are horrendous and incredibly rude. They will nickel and dime out out of every cent you have. Buildings are infested with mice despite having pest control come several times. Parking is sparse and they do not allow visitors to park overnight. Rent is high for the area, especially for the amenities you get. Being a "smoke-free" community is the biggest lie I've ever heard, there are cigarette butts everywhere and people frequently smoke marijuana in the barbeque area. Speaking of that area, it's impossible to use because large groups of people take over it every week inviting several visitors (making the parking situation worse) and being loud into all hours of the night. The ONLY good things about this facility are that the service team is very reliable and trustworthy, coming at all hours of the night when needed, and the location is very convenient. Again do not move in here if you have any other options, it's not worth the aggravation.
Property Manager at Eagle Rock Apartments at Framingham, Responded To This Review
Hello, we are indeed a smoke-free property, but naturally we can only put an end to individual instances of smoking when we are made aware of it. For this, and any other concern with neighbors, please reach out to your leasing team, who is happy to help. Thanks! -George
Georgetown is a great place to live at a great location. The leasing office is always friendly and more than willing to help resolve an issue. The maintenance crew is super friendly and on top of fixing things per request in a timely fashion. The apartments are a great size and great conditions. Couldn’t have asked for a better place to rent.
