Since day one, we didn’t get a proper welcome. We felt neglected and still do to this date. No matter how many times you want to communicate with the staff they are just not availablez

Love the space just wish the paint was better. Hold spots and can't wipe marks of walls. The appliances you can control with wifi that's pretty cool.

Neighbors are not ver consistent about following the animal rules, all the extra charges and raising of rent is frustrating as well. Construction and location of property is nice. For the amount we pay we should have access to a neighborhood pool too.

Staff communication is lacking extremely. “Coming soon” features mentioned upon applying for the home never came. Home build quality is lacking as well, we find new problems constantly.

You will not be disappointed. The area, the cleanliness, the girls in the office all wonderful. Only drawbacks are maintenance isn’t in a rush unless you call the office. Greg was the only one that completed maintenance but he moved. Hoping Melisa and Kayla stay, they are a breath of fresh air.

The neighborhood is ok. The rent just seems really to expensive for what the house consists of. The homes are really thrown together quickly and it is very obvious once you get in and really start inspecting them. You can still see drywall tape behind the paint, gaps above door frames where the cut out to much, rough trim work. Big gaps between the wall and the back of the counter tops with tons of silicone to fill the gap. Paint is really cheap and extremely flat, so it shows literally everything and you can’t hardly clean it because of you do, the paint comes off with it. They could be really nice houses with a lot more attention to detail when building. So with all of that being said, the rent is to high for what they are in my opinion and it’s going up when you renew. Hard enough as it is already. Also, it’s almost impossible to get ahold of the office. I put in a work order for plumbing and it took almost 3 weeks to get to me. VERY under staffed!

They don’t manage their tenants very well. It’s a brand new neighborhood and already starting too get trashy. So I would stay away from this neighborhood

Some things we are not happy with but we love the house . Neighbors not so much- they are terrible. I wish they vetted people more for how they treat their property

We love our home! The neighborhood is beautiful! And we’ll love it even more when we get the smart home features back and the rest of the items promised when we moved in!

We love the neighborhood, and our house! Only downside, so far, is getting our lease renewed.It’s becoming a real concern for us. And, it’s difficult getting help with this issue.

I love our home and neighborhood! Could get maintenance out a little faster and help with the landscaping as been asking for 2 yrs! Amenities are great and enjoy the smart home features!

Community is nice and the houses are beautiful. Only complaint is the space between the mantel and ceiling isn’t big so you have to be careful of what to hang.

Have had a number of problems with the house. It is quickly and cheaply constructed and things just don't get completely taken care of. A lot of neighbors who do not follow rules and make it difficult for those of us who do.

We just moved in and they made the move in very easy. They made sure to have all the utilities set up and everything. Didn't have to do anything. Area is quiet for the most part. Very peaceful!

The houses are very nice and well built. The community is quiet and calm. Neighbors are all super nice and welcoming. Lawn maintenance is good but not great. Everyone seems to take very good care of their houses.

We’ve been here 5 months and love the quiet and quaint atmosphere. We have wonderful neighbors. The house is beautiful. We can’t wait to see how everyone decorates for the holidays now that all the houses are being filled with families

Just moved in, so far so good. We were given a tour of our home the day before, and emailed the passcodes the day before. Utilities all on and ready to go.

We have leaking windows and doors from water intrusion, our utilities are not set up under our name but rather a third party company who refuses to give us details regarding our usage which means we cannot make changes to cut costs. We have major concerns about gas usage especially and we were given a generic "sometimes gas goes up and down" instead of an actual data set from the utility company. Leasing company will not help us to obtain this or allow us to put in our own name so we can have some control over the cost of our bills. We pay for the fee for the use of Conservice but we pay our leasing company directly for the utilities even though we are a single family home (not an apartment or multi-unit complex). We have had issues with air flow to our upstairs, they came a couple of times to fix it and finally we just said it was fixed even though it's not because they weren't actually doing anything to fix the problem. They literally told us to close vents downstairs. We have exterior paint inside and it was completely scuffed up when we moved in. We tried to touch it up with a can of paint from maintenance and it dried darker than the paint on the walls so now our walls look horrible. We had a major water problem for the first few months when we moved in because construction debris were left in our pipes and then it was due to the way they laid the pipes out into the sewer which resulted in a major repair in the street. We pay for lawn, pest control, and smart home but we don't have a smart home, they've never provided pest control inside of the home, and the lawn looks like crap most of the time. When we call and ask for a supervisor, no one ever calls back, the ladies in the office have bad attitudes, they give us inconsistent information, our lease is inaccurate and they won't resolve it, and the list goes on. We are stuck here because of their vague leasing terms and lack of transparency. Whatever you do, don't fall for these homes. They're cheaply made and poorly maintained.

I’ve been living in the Eagleridge community for almost 4 weeks and I’ve had a very pleasant experience. The leasing manager is awesome sweet, knowledgeable and always willing to help. The maintenance team is pretty amazing as well. They respond quick and get things done right away. Having shops near by has been nice.

We are very pleased with Eagle ridge. They have been friendly and able to answer all our questions. The included amenities of mowing and snow removal and pest control will be great for renting.

Management staff is very friendly and extremely helpful! We rented sight unseen and the home is even better than expected! We are very happy with our initial experience.

This place is just a little quiet piece of heaven! It’s clean and everything is about 5 mins away! The leasing office staff is amazing and so helpful!

Bumpy move in day, but other than that great neighborhood and home! Staff was nice to smooth out the process and the ensure our move in experience went great.

Would give Zero stars if allowed. They have a lack of transparency when it comes to their renewal rate, and utilities, with a lack of maintenance coming out. Majority of reviews are about the honeymoon phase of moving in. After a year of being here, we've sent numerous amounts of maintenance requests with half of them being handled and handled poorly. One example would be when it rains, the house allows the rainwater to come through the house. There seems to be no sense of urgency to come out and fix which could allow potential mold to grow throughout the home. For their renewal rate, our rent went up $100 or so we thought. You can read the lease renewal up and down for as many times as you want, but you'll still get the same non transparency in the verbiage they have on it. We thought our rent went up $100 due to convenience fee, ie pest control, yard maintenance, portal convenience fee, but apparently our rent went up $100 + another $100 for convenience fee. There is nowhere on the lease or anything in writing that your rent is going up X amount due to whatever reason + an additional $100 for convenience fee. Very very very misleading on their verbiage. I understand that it's just an extra $100 when we are paying high rent anyway, but it's due to the principle of doing it the right way. Letting your tenants know and know clearly. (Side note - utilities; Non Transparent as well. They say we have to reach out to the service providers to get usage and chart of how much is being used and so forth, but the provider states that our leasing company has to give the approval for that and they won't do that) other than all that, location is nice.

This is a newer community and they are working the kinks out. Move in date is not a time to be late everything needs to be on a schedule for coordinating all. They are just getting all staff in place and current staff is overwhelmed. They are friendly and helpful and they are trying real hard. I see it turning around it’s just a few glitches to start.

Love our new home so far. I can’t wait for us to enjoy it! Hopefully we will be able to stay for some years. Definitely a place to be proud to live.

Quiet and friendly neighbors. Can sit out front or back without being afraid. The kids are learning to play together while the parents are enjoying talking, while helping each move in. Yards are kept nice and clean without having junk cars running up and down the streets.

Nice residence with well maintained lawn. Leasing process was simple and getting into the house the first day was a breeze. They were responsive in responding to my requests for information.

The community seems to be really nice. The houses are very nice as well as the yards/landscaping. I wish we had a privacy fence and also speed bumps throughout the neighborhood. But other than that it seems to be very well out together.

Had a few issues at move in- but all is ok now! Love the house and the neighborhood is over all quiet! So far so good!! Thank you for all your help!

We moved from an apartment complex. The quality of this home compared to our last apartment is amazing. The move in process was so smooth and office staff was so helpful. We’re so excited to take advantage of our yard this summer.

Not sure yet as I haven't moved in. It is a lovely area and the house is beautiful!! Seems like a quite and well kept neighborhood. Very excited to move in and get settled.

Eagle Ridge has been super easy to deal with and helpful. The house is so clean and absolutely beautiful! The only thing I would change would be having a fence.

Easiest move in process ever! Plus, the homes are so beautiful. When you think of a rental community it’s a very mixed bag - we’re so lucky to have found this neighborhood and the eagle ridge team!

In general I love the neighborhood. It is under development. We are near of stores, restaurants and supermarkets on Blue Springs south (exit 21). It is very calm and quiet, except because a noisy car from a neighbor. The house is nice, has a great size, a huge garage, good appliances. But I don't like Sansung, mainly the dishwasher that doesn't work properly manytimes. The heater and cooler systems work properly. In my opinion, collecting garbage once a week is not enough. It should be more frequent. And after 3 weeks living there I still don't have a trash container that suppose to be provided by the Eagle Ridge owner. I miss a park for children to play and meet neighbors the same age. The maintenance team should have more people to be able to respond more quickly to demands. It could be allowed to install a fence in the backyard. They claim it's because of lawn maintenance and mowing, but I don't know how often they mow the lawn.

Super easy move in process and team to work with. Love the staff and the way they treat you. There’s nothing they won’t do for you and your home.

Eagle ridge homes were amazing with the move in process. The homes are beautiful. We love living here. The community is great too! My kids love playing with all the neighborhood kids around here as well.

The homes are absolutely beautiful. We are close to everything but still tucked away in a quiet area. Moving in went smoothly after a 3 day drive. Cora was so helpful and has assisted us with any and all the questions. My husband loves all the tech of the smart home options.

Property manager is very polite and helpful. I feel like the process of moving in went very smooth. We are very happy to be living in such a beautiful brand new neighborhood.

It has been an incredibly smooth transition working with Eagle Ridge! We were in a stressful, ‘rock and hard place’ but the staff at Eagle Ridge were SO compassionate and understanding.

I love this area. It’s quiet and close enough to what we need without the congestion. Looking forward to finding good Chinese food. Shopping is 5 minutes away. Can’t wait to see the parks in the spring.

I really enjoy the updated kitchen and walk in closet. The property manager is wonderful and very accommodating. I am happy to have found this place and can't wait to raise my kids here

We love the amenities and the home! The neighborhood is great and we feel safe here. Would love a community pool lol! Cars on the street are a bit much but LOVE the lawn company, their so friendly and do a great job every week!

The entire process of moving to Eagle Ridge has been seamless! Our apartment (house) is so nice! And, Grain Valley is so much better in terms of traffic and noise than Overland Park, KS.

Great neighborhood and we love our home :) management company is very easy to work with and responsive . Their portal is very user friendly as well

The rental process was easy and fast. They've had some hiccups with the resident portal but that's to be expected with a new company. They've always came right away with any maintenance request. So far, so good! (Only lived in this house for 4 months)

I love my home! The only reason I didn’t put 5 stars (I would like to select 4.8 stars) is due to the length of time some of the maintenance items take. Much of the issues we’ve encountered were due to the property manager switch when I moved in and the newness of the property to the manager/maintenance group. This was out of their control and some due to issues the last property manager ignored.

Wonderfully experience. Had a great deal when we moved in and was also allowed to have a hold on the house which was wonderful transitioning from our previous house. Great staff and great community!
