I love my apartment! I’ve been at Van Vleet Flats going on two years and appreciate the management team and friendly and attentive maintenance staff! We have events on the courtyard, giveaways, and pop ups year round!
Great location and very quiet for it to be downtown. Location to food and things to do is top tier and the staff is very attentive and tidy. Love that the trolley came back. Great prices as well

Moving into my first apartment was a huge step, and I couldn’t have picked a better place than my one-bedroom flat in downtown Memphis. The space is just perfect for one person. So cozy but with plenty of room to feel comfortable and at home. One of my favorite things? The amazing patio. It’s a perfect spot to relax with a coffee in the morning or unwind in the evening. Plus, being just steps away from some of the coolest local eateries and shops is a total game-changer. You can walk out your door and find something new and exciting every day. Even though it’s right downtown, I feel completely safe, which was super important for me as a first-time renter. The maintenance team is top-notch, fast, respectful, and reliable. And the leasing office staff? So kind, so helpful, and genuinely welcoming. You can tell they care about their residents. If you’re looking for a great place to call home in Memphis, I can’t recommend this place enough. It’s been everything I hoped for and more!

I applied for a certain apartment and was pleasantly surprised to be placed at The Downtown Flats at 100 Gayoso Avenue. From the very first step, the process was seamless—the staff warm, professional, and responsive. Before I knew it, the apartment was mine. When I finally came to tour the space, I was floored. There I was—just one block from the very place I stood weeks before, wishing I could call it home. Everything I hoped for was right outside my front door. Imagine waking up with Beale Street at your feet, horse-drawn carriages rolling by, the soulful hum of the Orpheum Theater nearby, and a riverfront that catches the golden hues of sunset. Add to that the charm of nearby restaurants, friendly faces from all walks of life, and a common area that feels like your own little escape in the heart of the city. It’s not just an apartment—it’s a dream realized.
