Downtown Memphis Flats

I’ve lived here a little over a year now. My favorite thing about my unit is the amount of space. It’s hard finding spacious apartments downtown, so when I saw this one, I jumped at it. The front office staff is nice and very accommodating, and maintenance issues are usually resolved within 1-2 business days max.

I moved in at the end of july and ive had nothing but great experiences from this apartment and leasing office. One of the tenets accidently picked up my bed frame abd the manager was nice enough to look at the cameras once we found out who took it, they were nice enough to bring it down 3 stories. It was an honest mistake because we had both moved in at the same time and ordered bed frames we ended up laughing about it on the way back up and turns out he was my neighbor. Id say all in all it was a pleasant experience finding people who cared enough to help me out

As a new transplant to Memphis, Christa and the team at Downtown Memphis Flats made moving into my new unit a pleasure. They were among the only rental groups willing to offer a virtual tour of the unit over Facetime, plus they helped me navigate a small logistical problem with the moving company I employed. The unit was in excellent condition when I moved in and I've appreciated its close proximity to most of Downtown Memphis's amenities. I can't recommend renting with Christa and her associates enough!

i love living here any problem ive had they handled it with in a day or 2 the only downside is no pool but rent is a good price nice neighbors & friendly staff !

I can’t say enough good things about living here! From day one, the experience has been nothing short of amazing. The front office team is truly outstanding—so warm, welcoming, and always ready to go above and beyond to make sure everything is taken care of. Any time I’ve had a question or concern, it’s been handled promptly and professionally. The apartment itself is beautiful, and the community is peaceful and well-maintained. But what really makes it special is the people. My neighbors are some of the friendliest I’ve ever had—everyone is kind, respectful, and it genuinely feels like a safe, connected neighborhood. This place checks all the boxes for me. I feel so blessed to have found it. Truly, this is the apartment I dreamed of—and I’m so glad I get to call it home!

It’s one of the best locations downtown. I’ve been here since November 2024. The application and move in process was very easy. Great communication. I did a work order one day around 10am, and the maintenance man was there by lunch. Haven’t had any problems. The leasing office has a good team of people that communicate well.

Living at the flats has been a great experience. The location is right in the heart of downtown Memphis. There is easy walkable access to local restaurants, shops, the historic Beale street, and Tom Lee Park. The apartments are modern with up to date appliances. There is key fob access so I always feel safe in the building. The staff is professional and are always quick to respond to any maintenance request. The management team dies an excellent job of keeping the property maintained. There is a gym that is right across the complex, and a nice common area with wi-fi access, comfortable seating, and access to gas grills. I have been here for about 4 years now and highly recommend this place. Feels like home.

The staff was so welcoming to not only me, but to my daughter she even made a friend within the company 10 out of 10 highly recommend, great communication, friendliness, and professionalism.

I love my apartment! I’ve been at Van Vleet Flats going on two years and appreciate the management team and friendly and attentive maintenance staff! We have events on the courtyard, giveaways, and pop ups year round!

Great location and very quiet for it to be downtown. Location to food and things to do is top tier and the staff is very attentive and tidy. Love that the trolley came back. Great prices as well

I feel very safe at the flats. Prime location. GREAT residents! Amazing leasing team. It feels like home for someone one not from the south. I have lived at multiple downtown properties and this is the most cost efficient while still feeling luxury.

Moving into my first apartment was a huge step, and I couldn’t have picked a better place than my one-bedroom flat in downtown Memphis. The space is just perfect for one person. So cozy but with plenty of room to feel comfortable and at home. One of my favorite things? The amazing patio. It’s a perfect spot to relax with a coffee in the morning or unwind in the evening. Plus, being just steps away from some of the coolest local eateries and shops is a total game-changer. You can walk out your door and find something new and exciting every day. Even though it’s right downtown, I feel completely safe, which was super important for me as a first-time renter. The maintenance team is top-notch, fast, respectful, and reliable. And the leasing office staff? So kind, so helpful, and genuinely welcoming. You can tell they care about their residents. If you’re looking for a great place to call home in Memphis, I can’t recommend this place enough. It’s been everything I hoped for and more!

There I was—just one block from the very place I stood weeks before, wishing I could call it home. Everything I hoped for was right outside my front door. Imagine waking up with Beale Street at your feet, horse-drawn carriages rolling by, the soulful hum of the Orpheum Theater nearby, and a riverfront that catches the golden hues of sunset. Add to that the charm of nearby restaurants, friendly faces from all walks of life, and a common area that feels like your own little escape in the heart of the city.
