After living there for a year post-"renovation" by the new owners, I have mixed feelings. At first, the newly renovated apartment was beautiful—clean, modern, and never lived in. However, some shortcuts in the renovation were noticeable. For example, they used rubber baseboards, but the adhesive didn’t hold, so they resorted to regular wood nails. They even used drywall compound instead of caulking in the bathroom, which is not ideal. Maintenance was also an issue. The management seems to be stretched thin with minimal staff for the number of residents and buildings. We had a leaky roof that went unfixed for months, even after repeated maintenance requests. Instead of addressing it, maintenance just closed the requests, and we had to confront them in person to get any action. By then, water-filled bubbles had formed in the ceiling and wall paint, which would burst and spill dirty rainwater and drywall onto the floor. Dumping buckets of water daily was frustrating and made living there uncomfortable. On top of that, they planned to charge monthly parking fees for each car if we renewed our lease. While the rent was fair, loft apartments came with high electric bills, so keep that in mind if you’re considering one. In summary, the space was nice initially, but the maintenance issues and additional fees made it hard to recommend without reservations.UNE.

Thank you for your feedback. We sincerely regret the inconvenience caused by the ceiling leak and appreciate your patience while we worked to resolve the issue. The leak was due to a roof problem that required the entire roof be resealed —not just a quick fix. Unfortunately, this process took longer than anticipated due to supply chain delays and the need to coordinate with a third-party vendor. However, we have since completed the repair and made significant investments to ensure this does not happen again. We also want to highlight that our loft units offer the convenience of central air conditioning. While using it during the summer may result in a higher electric bill, the landlord absorbs the cost of your heating bill, which should help offset some of these expenses throughout the year. Our dedicated team of three full-time maintenance professionals works diligently to address all concerns through our user-friendly customer database, and we remain committed to providing a comfortable living environment for all residents. Moved here about 5 months ago. Drain flies are an issue for our wing on our floor, laundry doesn’t work properly, maintenance requests will be ignored for months. No email or phone number for the landlord only the “property manager” who has no power to actually help or answer the phone.

Our building offers two large laundry rooms equipped with both washers and dryers for residents’ convenience. Please note that the dryers are operated by a third-party vendor, and there is an 800 number posted in the laundry room for any questions or concerns regarding their operation. If you experience any maintenance issues within your unit or the common areas, we offer three convenient ways to submit a request: • Call our 24-hour customer service number for immediate assistance. • Email us with your request. • Submit a maintenance request electronically through our customer service database. Our dedicated maintenance team of three full-time staff members strives to respond within 24 hours, and you can schedule your maintenance visit at a time that works best for you. All of this contact information is also documented in your signed lease for easy reference. Regarding your concerns about drain flies, we understand how frustrating this can be. After investigating, we determined that the issue was likely caused by cooking oils being poured down a drain in another apartment, which can create an environment for drain flies. Once we identified the source, we took the necessary steps to address it, and to the best of our knowledge, the issue has been resolved. However, if you continue to experience any problems, please don’t hesitate to reach out, and we’ll be happy to assist further. The new ownership group who recently purchased this building are incredible people who are dedicated to providing a quality apartment unit to all the tenants that rent from them. They have beautifully renovated properties in the City of Glens Falls, improving infrastructure and updating exterior cosmetics as well as the interior units themselves. This building in particular has a ton of character, has large units, and the Loft Style Units are Brand New in 2022. There will be some major cosmetic improvements to the building in the coming months and the future of this building is bright!
