The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Derby Slabtown
Adequate. I will try to be as honest and as objective as I can abd hopefully this comment will not disappear like so many recent previous comments. It is a place to live that provides shelter, warmth, and the location is very nice. PROS: Quite possibly the best thing about the building is the location. No need for a car with the close proximity to grocery stores, parks, gyms, restaurants, and public transit. Very dog, friendly building/ community. Diverse community of residents. Large community room. CONS: Very austere, cold building, feels more like a facility rather than a home. A "smart building" that allows you to enter and exit with the use of a key fob or app. If you leave your room without either, you're screwed and have to call a locksmith and pay for it yourself. Crime: Even with the secured building access, careless people let strangers piggyback into the building. Packages have been stolen, people have snuck in and sleep in the building, and some residents' "friends" have even stolen furniture from the community room. I have encountered police in the lobby 3 times now and have recently called them because a stranger was loitering in the lobby. Big Brother: I am uncertain if there has been a management change with regards to the cameras that used to be everywhere, but several "security" cameras were removed that used to monitor that trash room, the trash chute rooms, the elevator, community room, and hallways. This gave a very surveillance state vibe which really put me off and I am glad that the majority of them have been removed. High Turnover: Since I have lived here for the last year and a half there have been 5 community managers. We lost the best and possibly the most capable community manager that has ever been here and now have a new one. Again, raises so many questions about the company itself and its values. Size: As many have mentioned, the size of the spaces are very expensive for the square footage. In all this feel like living in a college dorm.
Moved in here early Feb 2021 and have had a great experience! The management is always changing, but I’ve never had any big problems with them. One of the most recent managers is a little difficult to communicate with. I decided to move here because I wanted a small space for myself, that was close to my school, and that’s exactly what I got. Good area for walking, and using public transportation. Friendly neighbors. I’ve met lots of great people here and when I needed help with my cat, I had sooo many offers to help out. I only took off one star because parking is a little sparse—but I didn’t expect any better, there was a weird week or so where the key system wasn’t working, and I was locked out of my apartment, which required me calling a locksmith over the weekend since the apartment staff wasn’t available. They did reimburse me though. There’s also been some spotty hot water issues, but nothing bad. I wish I could stay here but I’m done with school now and it’s really expensive to stay.
The regional manager and staff are terrible. Instead of giving the problem, they ask you to move out. Do not move here! This place used to be amazing, but the past two landlords quit because they were provided with little to no help. If you want a safe community, look elsewhere. The tv was recently stolen and homeless people continually get into the building because of carelessness. The tenants are not vetted so if you think you will live with a group responsible human beings, think again.
Jessica, the community manager, is supremely set on helping out and providing exceptional customer/tenant service. The Derby Slabtown's staff is responsive, unassuming, and kind to say the least. Of all the property's I have looked at, this one has the most helpful staff and makes me want to be part of the community.
The management staff is amazing! Super welcoming, respectful and considerate! The building is super well kept and just an amazing place to live!
Jessica truly goes out of her way to make sure residents are comfortable. The premises themselves are also very clean and well kept. I loved the community room with the coffee machine. Highly recommend!
The property manager Jessica is awesome and responds quickly to your needs. Mathew the handy man is super helpful too. Derby is a brand new building and has a great community room. Though there isn't a gym onsite, there is a LA fitness a couple blocks away. This is a great location because you can walk everywhere. To the grocery store, parks, and restaurants. Though there is only street parking, it isn't too bad finding a spot. This place is awesome because it includes utilities: electricity, water, and internet! The building is innovated and the neighbors are super nice. Great community.
My husband and I were so happy to discover Derby Slabtown when looking for apartments in Portland. The rates are great, and we love that all utilities + Internet are included! That should be standard policy, it makes life so much easier. The units are smartly designed and use space well, the soundproofing is amazing, and the neighbors are all super friendly. And the location is perfect; you can easily walk into the Pearl or head up into the NW neighborhood. We're really happy here.
The folks at Derby Slabtown are awesome! They answer messages quickly and are happy to help with any accommodations. The facilities are nice and the apartments were designed with the utmost detail.
