Property Ratings at Derby Park Apartments
The management at this apartment complex is the worst!!! I am really disappointed because neither the people at the leasing nor the corporate answer the phone when you have a problem. I had many problems at my apartment and they always give me the run around and want to charge me extra when my rent is due. They always tell you to leave a voicemail but you never hear from them!
1.) Cockroaches! I have seen multiple cockroaches every day since moving in. it is nearly impossible to breath in the home due to the allergies they cause (the issue is incredibly bad.) 2.) Most of the outlets in the apartment don't work. when plugging in multiple things into same outlet it shorts out the outlet and causes a surge. The hardward isnt fitted properly either and your plugs will just fall out of the wall on their own. 3.) There is dog poop everywhere. Every piece of lawn is covered in dog poop although they have a dog park and dog waste bins everywhere. I have told the management and for days on end the same rotting dog turds are sitting all over the lawn. You need to be extremely careful walking in and out of your home so as to not step on it and spread it all over your car or home 4.) Flies. As well as roaches the apartment is filled with house flies, almost as if there is a dead rat in the walls or something. 5.) They are unresponsive to major issues like cockroach infestations. They say they will spray wednesdays but don't show up. You will wake up thursday and see your floor covered in cockroaches scurrying all about the premises. They try to use the lease as leverage to keep deposits and scare you into paying lease break fees although they are violating the lease (implied warranty of habitability) by allowing such a major infestation of their tenants homes.
Derby Park Apartments is such a great place to live!! The staff there are like family to us!! Kendra and Karin are always there to lend an ear for any reason!! They make me and my family feel welcomed and appreciated everyday and are always there for us no matter the reason! I love how centrally located everything is from bus lines to grocery stores! The office is always inviting and a great place to hang out!! Great bunch of people! I highly recommend moving to Derby Park if your ever looking for an affordable, fun loving place to live! Great job team!! You go Kendra, Karin, Josh, and Lana!!! We love you guys!!! Wouldn’t wanna call anywhere else home!!!!!
First time renting ever, was SO excited at first. Was shown the model that they have only to find out my actual apartment looks NOTHING like it. When I first moved in the apartment was dirty and things were not ready even though the move in date was known. To top it all of you are being charged for gas which will be lovely surprise of you when you go to pay your rent. There is NOTHING in the lease AT ALL about paying gas ONLY that you would be charged for water and when asked for the lease that was originally set in place to be honored was give a no. Was super excited to be renting my first time but due to this it has been a nightmare that I hope to forget.
Wife and I moved in July 2016. All issues were fixed in a timely manner. Hot water was out for a block of the units, but that was taken care of quickly. My unit had an old stove that was replaced quickly and a garbage disposal that was fixed fast. Karin and the rest of the office staff have been wonderful.
This is the WORST apartment complex and property I have ever dealt with. Less than a week of living there, I was having problems. Terrible neighbors, trash & broken glass EVERYWHERE, no hot water (no notice about it either), and water leaking from my bathroom wall! I submitted multiple service requests and none of them were completed. They ignored my suspicions of mold in the apartment. I have been dealing with health problems for a while and am very allergic to mold. Due to my health problems, I could not continue to live in the unit. I moved out after only living there for 3 weeks. On the day of move out, we found SOAKING WET CARPET in my closet! My suitcase was covered and some of my belongings inside of it were ruined. I spoke to the assistant manager and she agreed that the unit is not livable. This unit should have never been rented out in the first place!!!! We saved a sample of the dry wall and sent it out for testing and it came back positive for BLACK MOLD!!! I have made multiple attempts to contact the property manager with no success. I have mailed two letters via certified mail and made numerous phone calls and left messages. They never answer the phone or return calls! Do not waste your time or money renting here!
They said they did not have a 2/2 model to show, they refused to let us see the apartment till AFTER we signed the lease!! Stove and dishwasher don't work right(and they knew it!, they confessed when we found out ourselves addressed the issue!), bloating water damage just covered up with paint. Cracks (from foundation issues)poorly painted over. Paint over everything(windows, floors,tile,toilet,fixtures). Kitchen counter is chipped, badly waterlogged to where the sink looks like it could fall through if there are too many dishes in it and there is a hole in it. I can hear the wind blowing from outside that is how thin the walls are. The fixtures are all rusted and the mirrors look like they were pulled from a crack house. I hope nobody makes the same mistake I did in moving here. The list of problems just go's on and on!!
My place is very good just for my wife and me ,we love the place
