Directly north of Amelia, the Meadows provides a tranquil setting just minutes from downtown Beaumont. The neighborhood extends from Keith Road east to Dowlen Road, with Dishman Road to the north and Phelan Boulevard to the south. Gulf Terrace Park is on the southwestern corner of the neighborhood, providing a hiking and biking trail for walkers, runners, and in-line skaters. The Chris Quinn Indoor Soccer Complex, which provides indoor and outdoor soccer facilities, is also located in the Meadows.
If you choose an apartment in the Meadows, your main shopping district will be located along Phelan Boulevard, which features everything from bistros to fast-food restaurants to bars and saloons. This area also offers several shops, grocery stores, and other businesses. The Parkdale Mall is to the north along Dowlen Road, and residents can also travel easily to Downtown Beaumont, less than five miles east.

I’ve been here a month and i’ve complained so much about my noisy neighbors above, that i have to constantly listen to 7 days a week all day. I’m 8 months pregnant and i think it’s absolutely ridiculous that nobody in the office is trying to resolve my issue. I’ve recorded the events and still nothing is being done! they don’t respond to my emails only days later if i’m lucky. Starting to regret moving here!
Location, price and staff are wonderful. Easy application and move in process.

They over charge you yea your rent be this price then the next it's something else what you sign up for you don't get and they don't fix stuff I went a week without air in my apartment
I’m glad I stayed here it was so terrible that it motivated me to buy my first house as soon as possible, this place is the absolute worst
Is it clean? Yes! What else is good about it? Nothing!!!!! The crystal lady in the office is never there and never picks up the phone, if you have any issues with your neighbors or appliances, might as well forget about it, rent is crazy and it is not worth the money
This place sucks and the price for everything is outrageous, once you live there the price steadily goes up
Management is terrible, rent goes up once constantly, they try and get every dollar they can from you even after your lease is ended, paper thin walls along with you never being able to reach the main office, very rude and do not work with there tenants at all, save your money and do not stay here
I have only lived here for a month so far and I am already extremely happy with the staff here. Any concern or maintenance issue I have had, the staff has resolved very quickly. They are very friendly as well. The apartments are in a great location as well. I would highly recommend this community! :)
