Delaware, Ohio is a bustling community about 30 miles north of Columbus. Ohio Wesleyan University resides in downtown Ohio and brings a college town feel to the area. To the west of the Olentangy River in downtown, you’ll find an abundance of incredible, family-owned restaurants such as Son of Thurman. This local burger eatery has been in business and family-owned since 1942. Another great place to support locally-owned businesses is Staas Brewing Company.
The Delaware Municipal Airport is located in town, as well as three different golf courses and multiple parks. About eight miles north of downtown Delaware, you’ll find Delaware Lake and State Park. There you’ll have access to River Run Park where you can kayak/canoe down the Olentangy River. After you find your apartment in Delaware, make sure to visit local eateries downtown and take a trip down the river for incredible views of Ohio’s natural beauty.

Property Ratings at Creekbend & Chase Townhomes
There is a reason why this apartment is so cheap in this area. The quality of these apartments continue to go downhill and yet the rent keeps increasing. The maintenance staff is rude and will label you as “mean” if you call them with issues that are out of your control, such as pipes leaking. I dealt with three separate leakes in the same spot (underneath the shower and above the fridge). One leak resulted in me finding mold (this was after maintenance came by and said he couldn’t find any issue), and another leak resulted in water pouring into the kitchen. I am convinced there is still mold in that apartment, and I am sure it is part of what caused my cat to develop health issues. I only lived in this unit for four years but had the AC unit replaced a number of times due to them not blowing cool air. Both maintenance and the landlord were very slow and hesitant to change it out. Maintenance tried to tell me that it was because it was so hot outside that the AC unit wouldn’t work properly. These apartments are sweltering in the summer, so to not have a working AC unit made living there unbearable. The roof had also recently been fixed within the last few years, and shingles were falling off by the time I moved out. That seems to be the theme with this place. Bandaids are just thrown over the problems but nothing is ever fully addressed. Overall, I never felt fully safe living in this apartment. The neighborhood is fine, but the apartment itself always had me feeling like the ceiling would cave in at any moment. There was an incident this past summer where someone passed away in his complex, and instead of addressing the tragedy and allowing rumors to spread, I had to reach out to the landlord for answers. If you value your safety, do not live in these apartments.

Management and maintenance really went down after a change in ownership shortly after the pandemic. Property managers were in and out the next few years; the position seemingly a revolving door. The current management, perhaps there now for a little over a year, seems to have very little care for the residents. Though the price of rent is relatively low for the area, I cannot recommend these townhouses...the AC units do not work, which makes the upstairs especially unbearable in the summer. Management is very slow to respond to maintenance requests and has proven over and over to be all talk, no action. I experienced multiple leaks in the ceiling of my apartment, as well as a faulty oven that once necessitated a call to 9-1-1 due to popping and sparking (I ended up receiving an equally ancient range with the numbers rubbed off on the dials). There were other issues I reported that were never resolved. It was also well known among residents that a certain neighbor was a safety risk...often performing welding inside his unit, running cords from his car in the parking lot to the inside of his unit, and moreover, saying inappropriate comments to young women who lived in the other units. These instances were reported, but the issues persisted. Needless to say, I came to feel unsafe and uncomfortable living here.

Rockridge Village Apartments are ideal for small or young families. I live here with my wife and 2 year old son and I love it. Nice and friendly management. The maintenance crew is on top of whatever you need. Neighbors are quiet and the buildings are clean. It's the kind of neighborhood that you won't have to worry if you left your doors unlocked. I love it here.
