Cortland Westshore is such a beautiful community — the grounds are always clean and well-kept, and the amenities feel like a resort! The apartments are modern, bright, and thoughtfully designed. I had an incredible experience touring Cortland Westshore, and I owe it all to Mark! I stopped in without an appointment, and he greeted me so warmly and made me feel right at home. Despite being a walk-in, he was incredibly prompt, professional, and informative throughout the entire tour. He took the time to answer all of my questions and really showcased everything the community has to offer. The property itself is stunning, but Mark’s energy and attention to detail truly made the experience unforgettable. You can tell he genuinely cares about the residents and the community. I absolutely love the team at Cortland Westshore!! Shoutout to all the people in the office (Mina, Madi, Mark, Tony, and Ryder)! They do a really great job of addressing issues quickly. Maintenance is also amazing! Usually when I put a work order in, it’s done within the week or less. There will be issues anywhere you choose to live, but I think what matters more is if you have people that work hard to solve those issues and make you feel like you matter. I can’t say enough great things about Cortland Westshore. From the moment I toured the community, I knew this place was special. The apartments are modern, spacious, and beautifully maintained. I love the high ceilings, natural light, and all the thoughtful touches that make it feel like home. The amenities are top-notch – the gym is fully equipped, the pool area feels like a resort, and there are always fun community events going on (food trucks, fitness classes, even a little library!). The property is always clean and beautifully landscaped, and I always feel safe and welcomed here. The management team truly goes above and beyond. From the leasing office to the maintenance crew, everyone is friendly, responsive, and genuinely cares about the residents. Evidently my previous review disappeared. This property looks beautiful on the surface—don’t be fooled. The fire alarms go off randomly and frequently. Especially if there is a storm. The “mail room” is a wreck. There are Amazon lockers, but packages end up just sitting out in the open in the breezeway. Frequent unexplained power outages. Our apartment has a Nest thermostat that has gone out 2-3 times since we’ve lived here, and apparently maintenance will only come during business hours. Pet waste is frequently left in the halls/stairs for days at a time. Oh, but don’t put your trash out at the wrong time of day. Because despite all the other issues, this is the one they’re truly concerned about and you will receive a fine. If I could break my lease without a fine today, I would in a heart beat.

Hello, We regret to hear you have not liked your experience at Cortland Westshore. Some of these items are controllable by management, but others are up to the behavior of your neighbors. We try to mitigate where we can the actions of others. The most recent fire alarm issues were due to the hurricane that flooded out our electrical room. This caused a conduit to become wet which resulted in a power outage in about 45 apartments. We have since resolved this issue and are working on a hardscape design to divert water from future natural disasters. The mail couriers are instructed to deliver to the apartment doors if they do not have a delivery code for the lockers. Sometimes, they unfortunately do not drop off packages in alignment with that request. To help with this, we perform package locker room audits 3-4 times a week to help put everything in its right place. Our service team will always respond during business hours, and will respond to emergencies after hours. Your thermostat being out would be considered an emergency. Please call the service hotline at 855.922.4024 if you run into future issues. If you have any spots that need extra attention, whether due to the presence of pet waste or trash, please let the office know. We have four people on the janitorial and porter team that can get the job done. If these answers do not suffice, feel free to stop by the leasing office and we can discuss other options. We want you to be happy where you live and do not want anybody to feel trapped, so please feel welcome to get in touch with us if there is anything we can do to turn your experience around. We have really enjoyed the experience of living at Cortland so far and felt it should be mentioned that before our tour with Narmeen we were pretty close to signing elsewhere but she totally changed our minds and we are very grateful.

The move in process was very smooth and easy. Mark was great and helped me every step of the way. It took less than a week to move in and get everything set up. The apartment was in excellent condition and the few issues it had were resolved immediately by thr maintenance department. They were friendly, efficient and worked extremely quickly.

Cortland Westshore is the BEST community in Tampa because it has it ALL! Two swimming pools, a 2-story fitness center, mini-market on site for when I get hungry and don't feel like going to the store, a dog park, a sky lounge overlooking the bay and fun resident events where I made many new friends! The on site staff provides prompt service and maintenance is excellent! I can get to downtown Tampa and St. Pete in minutes. I never want to leave!

I love it here. Great location too. I moved here from NYC in 2021, never been to Tampa before, however the nearby roads and highways made learning Tampa very easy. The staff here is amazing. Mark and Melissa in the office are always so pleasant to work with, and they print items for me daily because I work from home and my printer is broken. I may never get it fixed just so I have a reason to drop by and talk a few times a week. LOL Thanks Cortland. I’m proud to call you home.

where do I begin? ?? don’t be fooled by the beautiful apartments and amenities… what they don’t tell you is that you may have to deal with your light fixtures not being installed properly so you can’t change out the bulbs, those same light fixtures exploding light bulbs even when the light switch is turned off, AC units & ducts not being installed properly / completely blocked off so they have to come and cut a giant hole in your ceiling and get fiberglass all over the apartment after you’ve moved in, the ceilings and floors that were built on a slant (would love to have an independent inspector come out because how is this safe?) so nothing can be level in the apartment that you hang on the walls, the flooring that is so thin and spongey that your furniture will create dents in the floor simply from sitting on a dining room chair, the sky lounge and pools that are “open until sunset” but you can’t get into them after 6pm, “valet” trash that they offered 7 days a week when you signed your lease which has now been reduced to 5 times a week (no weekends) so now people leave trash in the hallways for 48 hours at a time, also valet trash hours were moved from the evening to the early morning, the “gated” garage that basically lets anyone go in and out as they please, the “maintenance” line who is actually just a call center and won’t actually get you in contact to the maintenance person on site, the list goes on and on… if you’re ok with paying $2000+ a month for the lowest quality apartments I’ve ever seen, then this place is for you! hope you don’t ever have to deal with the leasing office who treat you like you’re stupid / annoyed when asking simple questions!

We regret to hear that there have been some aspects of your time at our community that have had a negative impact on your experience and hope to provide some insight on what you’ve shared. There are a few items you mentioned that we did not see a history of service requests for, such as exploding light bulbs and issues with your floor. We would love to inspect your home whenever is convenient so we can look into these concerns and make sure everything is working properly. Specifically for your floor, we can contact our flooring company to have them take a look at your apartment and make sure there are no issues with the subfloor. There was a period of two days where the FOB system was not working in certain areas, which affected access to some amenities. We understand that this was an inconvenience for some, and are glad we were able to have our vendor fix the system as quickly as possible. While the industry standard for valet waste pickup is five days, we did at one point have them pick up trash seven days a week due to our not having a trash compactor at that time. Since installing one, we’ve been able to move to the five-day schedule. If any trash gets missed during the scheduled pick-up times, though, please let us know so our team can take care of it as soon as possible. After hours calls are answered by answering service, although these calls are then routed to our service technician that is on call that day. If you’ve ever had any trouble with getting an after-hours service request to our on-call technician, please reach out to us and we will look into it for you. Rikki has been wonderful throughout this whole moving experience from start to finish. She was quick to address any question or concern we may have had and has made this whole process a breeze. My 5th cortland property my wife and I have lived at and by far the best! We have a unit overlooking the Tampa bay and are blessed to wake up to the view every morning! The dog park here is one of the main attractions, and is always up kept. Quiet neighbors, and lots of great amenities. Also Rikki at the leasing office is A1!!!
