Property Ratings at Cortland University City
I do not recommend Cortland University City as a safe or professionally managed place to live. My experience has been marked by repeated service failures, unresolved maintenance issues, and a concerning lack of accountability from management. For months, the key fob system on my building was broken. Although the door would lock, residents were unable to gain entry using their issued fobs. One evening after work, I was locked out with my child and contacted the leasing office. The agent confirmed that her fob—identical to mine—also failed to work, acknowledging that the issue was known and ongoing. I was told to “call a neighbor” to let me in, despite having no contact information for anyone in the building. My son and I waited outside for over 30 minutes until someone exited the building. This is a clear safety and accessibility concern, especially for families and individuals returning home late. While the maintenance team responds quickly, they consistently apply temporary fixes rather than resolving root issues. My most recent experience was especially unacceptable. I submitted a work order to address chipped paint behind the door—normal wear and tear. Instead of sending someone to complete the repair, I was told to bring my own container to the office to receive paint and do it myself. Two days later, a maintenance worker arrived unannounced and painted not only the requested area but others he deemed necessary. The result was a poorly executed, two-toned wall. I immediately notified the office to document the damage and avoid being charged upon move-out. This is not the first time Cortland staff have failed to provide satisfactory service. The lack of professionalism, disregard for tenant concerns, and failure to uphold basic standards of property management have led me to terminate my lease early. I am formally documenting this as a breach of contract and failure to provide essential services. I strongly urge corporate leadership to investigate the operations at this location. Residents deserve better.

Lauren has been very kind and has personally led me through the entire process from applying to moving in. I really appreciated all of her support. She and the Cortland community have been very welcoming and I am excited to move in. My only upset was in relation to setting up my initial rent and move-in date; my move-in had to be postponed due to the background check not arriving in time, which led to my rent rising. Although I had already signed on a set amount, I understand why these had to be changed.

First weekend in this place there was a shooting right outside my apartment. They towed my car TWICE despite it being registered. It's expensive for the area. Amenities are closed a lot of the time. Apartment itself constantly has things that need to be fixed. Easily the worst apartment complex I've lived in

In regards to your car being towed, we understand that may be inconvenient for you, but we do require all residents to have a Cortland parking sticker visible on their windshield in order to not be towed. If you need a sticker, please come to the office so we can issue you a new one. As for our amenities, except for the business center hours of 8am-8pm, the rest of them are open at all times. You may have an issue with your key fob that we would gladly reprogram for you so you can access them. The leasing staff are great and well educated on the property. Jazzmyn is always nice and helpful with any issues that may arise. Dog park is great for my dogs to release energy late at night when they’re hyper. Well priced and good location.

Each interaction with the front office is handled professionally and quickly! Love it here
Let me start with - you can hear people tip toeing above you. I was accused of stumping. I don't walk heavy. Second, the valet trash situation is crazy. There was a neighbor who moved out and they put a bag of food from the freezer in the hallway and left it there for months. They don't have a package concierge so people steal packages and break into cars often. The pool is nice but people are there when they aren't supposed to be. They blast music and have way more people there then they are supposed to.

I just moved here and I honestly love it. The experience with leasing and management has been amazing. Everything is super kind and diligent. My neighbors are very to themselves but respectful. Only thing I can think of that would be off-putting is the poop from some peoples pets. Other than that, love it here!
University Cortland is a great place to live. My apartment unit feels like a home and not an apartment. The tenants in my unit are respectful and it mainly is quiet. I also like how close we are to shopping and restaurants.

Excellent location Great place to live. When you move in the dedicated service team gives you two hours of their time to put up curtain rods photos etc. Never had that experience any where else. Very clean apartment. The office staff is very helpful
University Center is a nice place to live. I think its a bit overpriced but I guess thats the range of how much apartments are nowadays.

I love it here at University Cortland! Just keep doing what you guys are doing to keep the community looking amazing and making renters feel appreciated. Im looking forward to being here for a while because it feels like home! The office staff is so sweet and excellent! Maintenance is pretty swift since they are proactive in their duties. I feel proud to call this place home.

My experience at this complex has honestly been awful. I've written emails and reached out to staff in the leasing office but nothing ever gets better. The apartment was not ready for move-in, when told it would be fixed we had to continue going back and forth with people, now there's a new parking policy that basically restricts residents from ever having guests. I was recommended to this complex by a friend, but I'm sure this wasn't their experience.
Love the floor plan, and attention to detail.

I love living at university center! The events are great and welcoming. The staff are friendly and common areas are kept clean. No issues with pests and no noise from neighbors
I love living at University Center Apartments.
I have moved here since August 2019 and I am still waiting on Maintenance to come fix the issue requests. I was told by staff and online about the 48 hour policy if maintenance isnt in by then you get free rent until the time they will come. If I do have a bill this month I will be highly surprised because maintenance has still not come and I should be getting free rent according to the policy. Waiting to see if that policy is true or a lie. I paid for August when I moved in and paid for September as well when I didnt know about the policy and they didnt say anything but now that I know I expect no bill. I still see the bill waiting for it to be discounted because its the policy unless the policy isnt a true policy.
All of the apartment complex employees call you by your name and ask you how your experience has been when you see them and that makes you feel really important. Also they do a great job at keeping the community clean and looking nice!

The 48 hour guarantee is not honored at this complex. My wife and I have lived with an ant infestation for over a month with no effective action. We have also gone without a dishwasher for a week while not recieving the 48 hour guarantee. I would not recommend living in this complex.

Overall, this is still a good place to live, although not as good as it once was as resident pride in the community has fallen. Location is excellent to transportation (Light rail and highways), shopping, restaurants and local activities. Communication can be spotty at times but the management works hard to correct problems.

I love living here, whenever i see a neighbor theyre friendly. The 24/7 is great for my schedule. My buddy HikMat in the office is amazing!!!!
Very kind staff, helps out with any needs to get them resolved in a fast, orderly manner. Everyone ensures residents are abiding by community policies and exterior of apartments are well kept. Overall, not many complaints besides the normal for most apartments.
I like living here but when I cant use certain amenities because its locked up or out order is a problem. Its a problem because they are not notifying tenants about the issues.
