Courtland Sugarloaf is the best experience I’ve ever had before. Courtesy and professional service exceeding my expectations.
They are not efficient, they don't help solve problems and they have no interest in helping. They always say they can't help you right away. The previous staff was better! Especially Manuel, he always helped everyone with their problems.
Cortland Sugarloaf is awesome! The units are spacious and look good; the community team is awesome!!

Very good service and excellent performed by office person
My husband and I have lived here for a little over two months now. I honestly love this area, it's close to everything, and I feel very safe. We walk around the complex at night, it's well lit, and the gates have been working ever since we moved in. Everyone has pets which is awesome, although I wish they'd enforce picking up after your dogs. They keep the grass maintained extremely well but just before the lawn care comes in there's piles of poop everywhere. On sidewalks, main grass areas, and at the bark park. They provide pet waste trashcans and bags everywhere, but owners seem to be too lazy to bother walking to them. Trash pickup does really well, the compactor does get full on the weekends just before pickup, but it's kept as tidy as it can be. The community is pretty clean except for the occasional cigarette butts. Kids do run around and drop candy wrappers and spit gum on the ground, so I have to be vigilant with my puppy but that's a given. I heard about a bunch of cars getting broken into awhile back, but it sounds like new management came in and setup better security and there hasn't been much criminal activity since. We live on the bottom floor and it's pretty quiet in between apartments. We hear our neighbors when they run or stomp around to play with their dogs upstairs, but I don't hear talking, music or doors being shut which is great because I work from home in the evenings and nap pretty often on the weekends. The dogs do bark upstairs but it sounds far away when we're in our apartment so it can easily be drowned out by a fan or air purifier. The apartment is great, we did see where previous dog owners had some mishaps with their animals like chewed door frames that have been repaired and a few scratches on the floors, but no mold, roaches and mice have been seen so far. Everyone is friendly, there's drama between a few neighbors who have beef with each other, but I'll take that over gun shots, break ins and infested apartments any day of the week. Food trucks come in from time to time and they host little parties by the pool for the tenants. Definitely recommend it if you're looking for an apartment. Parking can be a little rough but honestly, we've been looking for 6 months and toured so many places and this is by far the best we've seen. I'll take the 2-5 minute brief walk to my car.

I moved all the way across country from Washington state to Georgia. I moved into my Cortland Sugarloaf apartment by the recommendations of the amazing management team, including Liliana. My experience here has always been pleasant, and the staff has always been attentive and professional. Now, if we could just get the stupid people to stop driving into the gates and breaking them, that would be great. But even when that happens, the management staff responds immediately to get them fixed to keep our safety and security as a top-notch priority.
This place is the worst place. I cannot wait until my lease is up. Packages are always being stolen. The gate to the community has hit multiple peoples car and damaged them license plates are being stolen off of cars apartments are filled with mold. Staff is very rude and very unfriendly I had to get my car fixed Due to their gate slamming on it

I have been a resident of Cortland Sugarloaf since December 2019. I have never had any problems with the apartment that wasn’t solved by Maintenance. The office management team is fantastic. They are so nice and they would bend over backwards to help with anything.

This is the nicest apartment I have lived in. The apartment is very spacious compared to a newer constructed apartment. The design details are on pointe! It's a quiet community! The office team is awesome! I couldn't ask for more.

The management don’t investigate claims from others before putting them on your file. They chose who they give trash warnings when others leave it piled high. They were supposed to power wash the balconies and didn’t. The maintenance workers are amazing and very diligent and communicative

Poor move in experience. My apartment was not clean at all, and was not in the proper move in condition. The bathroom paint peeling, caulking cracking, etc. is not fair for the price we pay a month.

I've been a tenant for approx. 11 months and I would say Cortland Sugarloaf has proven itself to be a community willing to help its tenants by keeping the environment safe, clean, and apartments comfortable to live in. I have been a resident with Cortland portico for over 2 to 5 years. I will say for apartment living its arguably the best I have experienced. The staff from top to bottom is great red carpet treatment if I can compare it to anything. I strongly suggest Cortland portico for apartments you get the value of what you are paying for.

Trustworthiness. If you're looking for a perfect community there is no such place anywhere in the world. However, if you are searching for a community that believes in being there for their residents, Cortland Sugarloaf is the right place to be. As you walk into the entrance at Cortland Sugarloaf you will find Manuel and Toi the best Property staff ever. Besides, they have other staff on board and servicemen who also are willing to get to your concerns as they possibly can. I witnessed on that cold day on December 23rd 2022 because my apartment needed a service. The weather was extremely cold, but this serviceman still made it out to help under his condition to make sure I and others got the help we needed to keep us warm and satisfied. Thank you!

I am very disappointed in the lack of response of this request! I had a snake in my kitchen, we went to the leasing office to have it immediately removed. They said they were going to have the exterminator come the next day to avoid an infestation. They did not, and it took nearly a week. In addition to the snake I reported on this service request, I had found a large cockroach and a baby crawling out of the vent in the ceiling, and it still took over a week to complete. I made an additional comment on this service request stating nothing had been done yet and questioning why it was taking so long. I am not even sure it was completed, and I never received a paper confirmation left in my unit as they had always done in the past. I am highly disappointed!

Love living at cortland! The staff is friendly and keep residents up to date on anything happening in the community. Maintenance is phenomenal and quick with response and are also so kind. The apartment itself is a great space and the amenities provided are fantastic as well!

It’s a beautiful apartment nicely handled,Me and family really happy.
Cortland sugarloaf apartments are Clean and safe. The services that are provided by the Employees are professional and respectful..I have notice that most of the tenants that live there are like minded and professional, this can only be a results of a distinctive selective process. So far my experience is positive and I believe it will continue into the future..
Very nice place to stay, the upgrades are excellent. Bluetooth Thermostat comes in clutch. Amenities or excellent. Overall can’t ask for much better.

I am so delighted and pleased with my choice to make Cortland Sugarloaf my home. The staff has been AWESOME!!! The apartment layout and decor is so nice. The grounds/landscaping are always maintained with HIGH PRIORITY. The complex is surrounded by beautiful mature trees. The pool and gym greatly maintained. The ambiance of the community meets my expectation. I would sincerely recommend this community for all who desires to have a great quality of life. Resident/R.L.O.
