Courtland Southpark Terraces is a beautiful, well maintained apartment community. We gave lived here for seven years and appreciate management's attention to detail.
I love my apartment, the pools and the beautiful view to the green belt. Thanks to the administration team whose work helps make my day to day easier, safer, and more beautiful.
On top of the location and price, the staff and management at this community really put in effort to engage with the residents. The maintenance is the most responsive I have ever seen, and the apartment itself is great!
I find living here to be very peaceful and quiet. You can find me comfortably reading on my balcony quite often and I enjoy the community food truck events. When I eat too much I can always head to the excellent gym located on site. Shopping center is also just a stroll away
Trash don’t move here. Too expensive poorly built, you’ll get charged for services that don’t get done. They also mow the lawn about seven days out the week. so if you like loud noises move here and if you like cars and packages, getting stolen, move here.
Very responsive management and maintenance staff and good amenities with a reasonable price!
My husband and I really do like our apartment. It's quaint, love the high ceilings, large bathroom, washroom and we love where our apartment in our unit is located!!! We've also enjoyed it being close to Sam's, Walmart and all the eating amenities!!!
Overall good experience for the 2 and a half years that I have lived here. Clean common areas, great location and a sense of security. Parking spots are spacious compared to other communities I have visited before. Service ticket system works perfectly and the maintenance team is very efficient. On the bad side, gates work intermittently and the valet trash is not consistent.
Living at Cortland Southpark Terraces for 7yrs has been a wonderful experience-our Pet Bailey loves our wrap around Balcony. The close Proximity to Southpark Meadows Shopping is a definite plus. The Buildings are spread out-not on top of each other
I would not recommend moving here. Overpriced and poor management
Management gives BS excuses for every problem, maintenance takes days or weeks to fix issues (if at all!), and it feels like Cortland really doesn't care about its tenants. 0/10
We pay so much to live in these units, and the staff doesn't care at all. I would bet they need more support (more staff, more hours, better pay). Most things in the apartment I have to make a huge fuss out of to get them to take care of it. My door threshold/seal was broken from move in (Jan 2021) and was fixed a couple months ago (end 23 into 24). Thats just one example. Theres break-ins in the complex and the gate is never fully functioning. Just a couple days ago I flagged a maintenace person on the golf cart to get the broken tempered glass window from a car break-in out of the grass as my small dog almost stepped in it. I saw him take the large piece assuming he would come back with tools to get the excess glass shards out of the grass. He did not and its been almost a week so now my dog and I just avoid the shards of glass in the yard. Ridiculous that we pay exorbitant rent to be given public housing service.

Run away. Worst apartment experience ever. The front office will never be helpful, maintenance can actually take 8 months to arrive, so choose happiness somewhere else.

Good size apartments. Rent is a bit too expensive and the fees are outrageous . Parking area is well lit .

This by far the worst apartment complex that I've lived. The front office is extremely unhelpful. They have lost the keys to my apartment and needed me to go by so they could replace them in order to complete maintenance requests, in which I was then told that the key was probably lost because of their vendors. That does not make me feel very secure or confident in where I live. The dog waste is absolutely horrendous. It constantly smells whenever I walk outside. Complaining to the front office does nothing to solve the problem. Maintenance requests can take months (I have one that is still yet to be resolved after 4 months). The location is great, but the price is certainly not worth it. Look elsewhere and save yourself major regret!! :)

Very clean, great amenities, good team, good location, apartments quite and nice, good gym with enough equipment, close to the park, also have good events for the residents, like taco night or wine and cheese party
Excellent complex with great staff and very good maintenance and service.
Gates are broken and have been for months so they’re always open, homeless people harass tenants, management doesn’t care to help when problems arise or your met with a temper. They literally can’t even get a real manager for this place. Full of negligence

DO NOT live here. It's not worth it. The office team is not responsive. As kind and helpful as the maintenance team is, the office does not communicate with them well on maintenance requests. I have requests that have taken over 2 months to be fixed and have YET to be fixed. Something always seems to be changing or not working. It's not worth the money that is being paid.

I’ve been dealing with a massive roach infestation ever since I moved into this place. I’ve tried to talk to the landlord about this problem and they’ve done nothing to help me. They keep saying they will send out pest control services but they never come. Now the landlord has become hostile and is red to talk with me. This is childish behavior from a commercial business. I cannot even use my kitchen to cook, clean, or eat. I have to drive out to buy food and water everyday. I have been able to take a shower in a week. This place is a nightmare. Don’t move here! This company doesn’t care about your problems they just want your money!

I went into Cortland terraces to look at my third apartment that day and to be honest I was already discouraged. After going on a tour with one of the agents I was feeling much more optimistic about my options. My consultant Isaiah showed me around the property, helping me feel much more relaxed and at home. Not only that but he also made sure I felt like I would be taken care of if I leased with them. Overall a great experience!

I am blown away by the staff's ability to be so caring and professional. Grace was especially helpful and sweet when I visited the location. The property itself is also very beautiful. I would recommend to visit this location if you're trying to find a place to live.

Front desk representative Jen is by far one of the worst customer service reps that work for this company. Not empathetic whatsoever when it comes to the lack of heating & Hot water during a freeze over. Asking for me to be empathetic to her, when she is sitting in a heated office is ABSURD. Jen also was very rude and snappy making it seem like it's my fault all these things are happening to this unit. When asking for corporates number to get my issues seen, she told me to fetch it myself on the website. My lights have been out for 5 months, with multiple requests to get them fixed. NOTHING has been done. I have been neglected for months. The maintenance man LEO is hands down one of the best employees in this community. He gets 5 stars.

Any issue you will have with the apartment, will not be attended by the Cortland staff. They will not let you of the lease, even if they don't fill their end of the contract. I believe having heating in the apartment, and a hallway not filled with trash, is bare minimum. Cant stress enough how much you shouldn't move here. My biggest regret was moving here.

Very close to shopping and restaurants. You don't need to get on the main street. Office people are very nice and friendly! Haven't met maintenance, but they seem nice!

I lived here for a while and live everything about this location! So close to shopping and great restaurants. Phoenix is one of the most helpful managers I’ve ever met!

I love living here!! Modern clean apartments. I’ve never had a bug problem. It’s also a great neighborhood. I’m right next to my favorite shops and restaurants. It’s very convenient.

I like that I can walk to the stores, especially Target. Nice and friendly office people. Met some funny neighbors and the place is pretty clean.

When it comes to customer service from this community there is none. The portal was never updated correctly (often way over what we normally pay rent for) and when I asked them to fix it month after month there was no urgency or sign of the staff caring. I was even told by a Cortland employee “We will get your money either way.” I had to pay out of pocket for 5 straight months for a cashiers check (10 bucks per check from my bank) and they had absolutely no understanding or urgency on the matter. If I had my rent on autopay I would be out literally THOUSANDS of dollars and I’m not confident I would have gotten it back. So if you decide to sign here just be prepared to go into the office for any type of issue since they definitely will not answer your phone calls or emails. Never had this poor of customer service in my life. Don’t let the fake 5 star reviews fool you and look somewhere else.
The renovations are excellent. The staff is very friendly and helpful. The maintenance is quick and hardworking.
There have been several managements since living on this property. The maintenance staff is not as good as the prior staff who are now gone. Even though the renovations are still being done and have nice amenities, the property looks awful and dirty on the outside areas. The pool area is not enjoyable and it becomes a wild party after the office staff leaves for the day. MANAGEMENT needs to do better to make this property safer and cleaner to enjoy living here!
