These are not luxury apartments. These are poorly made apartments with extremely thin walls. Don't have a top floor? You will hear all your neighbors 24/7. Before the buildings were open, they had to keep postponing resident move in dates because of a major pipe burst in the pool building. Electric and Internet always goes out. Get a building with better sound management. I promise you will thank me.

The amenities at Cortland Riverview alone are worth it! The pool is a beautiful oasis and a relaxing spot to hang out. The apartments are kept up well & staff communicates well!

I wouldn't recommend prospects to this community. The service guys are very good, but they get an "F" in cleanliness.
I love Cortland, the community, and the management/maintenance team. Overall, i enjoy my living experience here. If i had some clarity on these two issues, i’d have nothing to complain about. I recommend this place often.

Cortland Riverview is a great place to live. The amenities are brand new and the staff is very nice and helpful, always going above and beyond to help.
We toured apartments to find the perfect fit for my daughter. Shay took the time to show me the facilities and addressed all of the items that were important such as security, fitness center and sense of community. Her professionalism and willingness to help makes us feel good about the fact that our daughter is going to be well taken care of as a resident. We met with many leasing agents and she by far stood out and is a part of the reason we've selected Riverview.

They promised parking spots. Now that’s it’s full they aren’t doing them any more. Multiple car break ins reported with no security gate. No security cameras either. Valet trash is messy and loud. Gym isn’t ready or the pool sometimes ma agers follow up sometimes they don’t

I love living at Cortland Riverview. These brand new apartments are thoughtfully designed. From cordless blinds to top quality appliances to a floor plan that makes sense and flows and carpet-less floors, each feature brings smiles and makes coming home the best part of the day. The moment I signed the lease, I regretted it. Save yourself the stress and do not move here. 1. Mail and packages would be left throughout the community instead of delivered to the mail room. 2. There is NO elevator and I (along with several other residents) was deceived to believe there was. 3. The building’s staircases and hallways smell like waste matter. Plus the staircases have no AC so it’s like a stairwell in hell. 4. Leasing management chastises residents for “violations” without evidence and overall are inept. They’re too money hungry to ensure the community is livable before renting units. I doubt they’ve ever managed a property before. 5. It took half my lease term for the community gate to work. 6. The street beside the community is so loud that you’ll think a highway runs through your unit day and night; the sound barrier wall is just for show. 7. The daily trash service might be even louder than the traffic. 8. All the surrounding lakes results in countless bugs and the balconies are not screened in. I counted down the days until my lease was up. There’s so many other options to live in the nearby area, so do yourself a favor and live any place instead of here.

We regret to hear that there have been some aspects of your time at our community that have had a negative impact on your overall experience, and we hope to share some insight on what you’ve shared. Our team strives to always clearly communicate information that is essential to having a positive experience where one’s expectations are in alignment with reality. We make sure to let all prospective residents know that six of our buildings do not have an elevator, and that our community and its gate have been under construction. This is sometimes subject to delays based on the availability of parts or a vendor’s availability and inventory, and we share updates with our residents as soon as we have one. We have a 24/7 mail room and an Amazon Hub that the delivery drivers have access to, so while there are sometimes reasons a package will need to be delivered to one’s apartment, such as if it’s oversized or if the delivery instructions indicate this preference, couriers know to deliver to the designated area. Should a resident’s mail be continuously left in the wrong place, we advise getting in touch with the mail carrier to report this. While the staircases are inside and do not have A/C, the hallways to the apartments do. These areas are cleaned daily, and our team will double back to address any spots that are still in need if we receive a complaint of smell. Similarly, if we receive complaints from neighbors or if we see or hear something ourselves, it is our policy to reach out to those in violation of one of our policies and give a verbal warning and reminder of our rules. The wall along the side, while not purported to be a sound barrier, does dispel some of the street noise, and the windows in the community are also very effective in reducing outside noise. We have not received complaints of noise due to the street, so we regret to hear that it became an inconvenience for you. If there’s anything else you’d like to discuss regarding your time at our community, please always feel welcome to get in touch with us, as we appreciate all opportunities to learn more about how we can improve the living experience of our residents. Let me start off by saying how beautiful the apartments are, as well that the complex as a whole. They have the exact color-ways and setups that are perfect and fit my style. I also want to thank the 3 lovely ladies at the front office; Emma & Marissa were super kind and professional, and had a ton of patience with me trying to search for the right apartment for me, and we can’t forget the vibrant Cassie, she was a ton of help and did not hesitate to assist me in any form I may have needed. From the moment you step into the door, the apartment gives off an inviting and homely feel. Coming home is the best part of my day. I love that my apartment is so well designed. The office staff understand and display a consistently high level of customer care. We’ve been looking for a new place and Cortland Riverview Apartments in Riverview, FL, really caught our eye. This place isn't just an apartment complex, it's an incredibly beautiful community that feels like home. The first thing we noticed was how beautiful the property is. The green spaces are neat and tidy, the pond surrounding the interior of the buildings, the buildings look modern and stylish (a great benefit that they are brand new!), and the whole place is really well planned out. And guess what? No carpet in the apartments! We love that - it is simple, classy, and will be so easy to keep clean. They've got some great stuff here at Cortland Riverview Apartments. We haven't tried the amenities yet, but we're excited to use all the cool facilities they have. It's clear they've thought about more than just the basics when it comes to making this a great place to live. But what really makes Cortland Riverview Apartments stand out is the awesome staff. From my first contact, Cortland Riverview has made my choice to Live here an amazing experience. Hannah answered all my questions and invited more she was quick to respond to texts and very reassuring on my site visit I met Marissa and she’s still as personable and happy to greet me whenever I visit the office life happens—and when any apartment concern arises—David quickly addresses it. I had an after hours concern and expected a call back the next day—David called—and resolved it over the phone-30 minutes after my call. Emma and Heather are very professional while being warm and friendly. This team knows how to make us feel appreciated The apartment layout is well-planned. I’ve been here over a month and live it more than even the day I moved in. Everyone deserves to feel this good in their home From the ceiling fans to the new high level appliances to the Nest thermostat and a garbage device where you never have to remember to put your trash out (or see your neighbors trash) living here is amazing. It’s the best decision I’ve made.

My family and I came to visit the property as we are looking to move in the near future. I have never came across someone so knowledgeable (especially being brand new) of the property and perks. A plus for this mom, my children LOVED her and they do t open up easy. Our issue is my hubs just wants look at others in case, but I have no doubt we will be calling this our future home!
