RATS!!!! My apt had rats. It took more than 4 days to get to my request for pest control. I heard noise coming from the kitchen a few nights in the row. I thought it was maybe the people under me because they have very thin walls and you can hear your neighbors at times. I didn’t think much of it, until I noticed that my bagel bag had a hole in it that I had just purchased. The next day I had a huge bite in my taco shells it was more than CLEAR that a rat had bit into it. I immediately left and went to a friends house until I heard back from them once I put in the pest control request. It took them 4 days to get back to me. I went into the office to speak with them directly. This is when I requested I get a vacation suite apt until they take care of the matter which is URGENT. They expected me to sit in the rat infested apartment until they figured it out as if that’s safe. I stayed in the suite for one day/night as the maintenance manager sealed the hole that the rats were coming through. They advised me that pest control would come out and give me an update everything and they did not. I had already decided not to renew my lease more than 60 days in advance. I did consider downsizing, but did not do so because of this whole rat situation also I made sure to do this on time through the portal. Once I moved out they charged my account the full month of RENT because they claimed I did not give them 60days notice which I did. Mind you they charged me after moving out and seeing my final balance. They are ignoring all my emails and will not give me a reason to why they charged me thar amount. I would sleep in my car or with a family member before staying at a rat infested “luxury apartment”. Also the gates never work!! So anyone can come in… Save yourself some time and look elsewhere.

I have been living in Cortland for two months. We are adjusting but we are happy to live in this community. The spaces are incredible and we enjoy them a lot. There are things to improve like in any other place, but in general it is an incredible place to live with your family.

DONT MOVE HERE. the maintenance team will only solve requests for short term which then causes the long term issues to be bigger. We had multiple maintenance requests about mold in our home as well as our kitchen sink rising. For the mold, they came in and sprayed bleach a few times ruining our clothes. This also causes mold to come back more intense. It took over 6 months for them to have a professional come in and do remediation. Our kitchen sink was “solved” 3 times with pouring draino until about 4 months later the kitchen sink overflowed causing a flood in our kitchen and damaging laptops. Also don’t let the amenities fool you. The gates and hot tubs never work

Regarding the plumbing concerns, our team responded promptly on multiple occasions, including engaging a third-party vendor to assess the issue. Although no underlying concerns were found, we provided a $400 concession for any inconvenience caused. For your concerns about organic growth, we took immediate action by having a professional remediation specialist conduct a Biowash of your home. Additionally, we did not receive substantiating evidence regarding any claimed property damage. We understand that your lease situation evolved due to a planned home purchase, and we accommodated your request for an early release by waiving $4,000 in fees. As for the amenities, our team has been transparent about the temporary spa maintenance issue caused by an external supplier delay. Despite this, we were glad to see you had access to and used the spas before this happened. Additionally, the gates remain operational, but as communicated, they are currently open per the Fire Department’s directive. We always strive to provide the best possible living experience for our residents. Moving from Maryland to Florida brought inherent challenges, and to my surprise, our apartment was not even close to being one of them! We connected pretty early on in the process with Ramona, and I CANNOT speak highly enough about her. Not only did she give us options and recommendations to find the right unit for us, but she guided our family through the tour months before we were able to tour in person. She ensured that we had all the necessary resources throughout the entire process and guided us through every step of the way. We were able to navigate everything from start to finish with ease, from over 1,000 miles away. Maintenance Wes and Ezzy has been awesome and very attentive to our request or emergencies.
The rent value should equal the experience of the unit, building and office management. The gate is always broken, pests have increased, neighbors have been obnoxious, AC has constant issues increasing electric bill, toilet leaks and hasn’t fully been repaired.
I’ve been very happy with the over all experience at Cortland, never have to wait too long for someone to respond or get the job done. Resident services are wonderful and they really try to work with you. Much appreciated!
Pleasure living here for 4 years. Small complaints that you naturally go through but overall amazing environment and staff is beyond amazing.

This is by far the worst apartment I’ve ever lived in. I am paying an astronomical amount of money for an apartment that’s falling apart and a management team that doesn’t do their job. I would never recommend this place to anyone.
Bad security, frequent damage to vehicles and no security gate for almost a year.
Not only are the grounds kept looking so beautiful, the property is serene and peaceful. I immediately felt at home when I moved in. It feels like you are at a luxury resort when lounging at the pool. And 11pm snack attacks are no problem because of the vending machines at the clubhouse where u can enjoy a cup of coffee at in the morning too. Highly recommend this new home for anyone and at any age.
Came to see a couple apartments with the hopes of it being my new home. Not only the apartments are beautiful and the whole community as well, but Jeff was outstanding with his level of professionalism and charisma! Really sold the place for me! He is very accommodating and understanding when it comes to your preferences in housing and really knows how to show you around to make it know how special this place really is! Could not be more happy! Thank you Jeff!

Amber has been such a help to us for whenever anything is needed I can’t stress how much she actually takes time to call you and advice you of what’s going on and let’s you know with time when will someone be out to service, definitely a five star for her. Always answers calls never leaves us guessing and that’s hard to find. I’m pleased to say I have finally found a group of genuine people at Cortland portofino place ! Amazed with how professional and kind Ramona treated my grandmother Olga and I cant forget Teresa who goes above and beyond to make everyone happy and stays so well organized with whatever matter is at hand. Not to mention the apartments and amenities are super nice and cool. The atmosphere is definitely a welcoming one. Living in an apartment complex after many years of residential living, this complex is able to fill many needs a family needs and is accustom to. Rapid maintenance response, and a friendly office staff made it an easy adjustment. The complex needs upgrades such as new pool furniture, front door replacements, and more access to all the wonderful amenities after normal working hours. NOT ALL RESIDENTS WORK 9-5!

Jeff was a pleasure to deal with and patiently showed me a couple different apartments. I like how spacious the complex is and the amenities are top notch as well. The inside of the apartments are nicely renovated especially the kitchens and bathroom vanities. Negatives are the old style light switches, old thermostats and showers looked older and not renovated also. I do work in the remodeling business so keep in mind I might be a bit more picky than the average person but overall think these apartments a great value.

Ive been in a tour there prior to this one, but that was before my roommate and i got approved, i went back to show my friend where ill be living come march 31st, it was a good time once again. Our tour guide this time was Jeff and he was great, cant wait be apart of this community

I would not recommend living here. The gates have never worked and anyone can come in to the complex from off the street and also access the amenities. Also if you are looking to move here for the amenities, they never work and management has done nothing about either of these issues when we mention it to them

We have been testing them the last few days. This way, it gives residents a bit of time to make sure their barcodes and directory codes work, and we are all available to assist with any mishaps. We will be permanently closing them as of Monday. As of right now, the only amenity that is down are the hot tubs, which we are diligently work on getting them back up and running for all residents to enjoy. If you know of any other of the amenities that are down that we do not know about, please let us know so we can address. Recently relocated to WPB from NY. The staff in the leasing office has been spectacular the entire step of the process, and definitely calmed my nerves about the move! Since move in, there have been some minor things that needed attention, the maintenance team always has gone above and beyond with the repairs and my home. They even take their time letting my scared rescue dog get comfortable with them before they begin any work around him! If you’re looking for a place that just feels like home… this is the right place!

The amenities are great,the office staff is present and consistent,and needless to say,the apts themselves are absolutely beautiful! I have nothing but good things to say. I have been here for almost 4 years. I haven’t had any issues other than your typical lightbulbs out. The team is always very helpful
had to move last minute and came across Cortland Portofino. My encounter with Ramona since I've entered the leasing office all the way to the completion of my application was beyond amicable!! She was very prompt with responding to my emails, calls and text in a timely manner and she was beyond patient with my 101 questions. The property itself is beautiful and the apartments are filled with natural light and the Sq footage is worth the rent. Thank you Ramona and the Cortland team for making this process as easy and quickly as possible for me.

For me, the most important aspects of a good community are: safety, cleanliness, responsiveness by staff/maintenance and cordial neighbors. I would not have renewed my lease for the 3rd time if I all of these standards were not met. If I have any issues or concerns, I feel comfortable communicating with any member of the staff.

I enjoy living here. Yes, there might be some issues but what place doesn’t have them? Majority of the time the amenities are available. I mainly use the gym here and it’s the best I’ve seen in a while! I truly enjoy the food trucks that are brought out.

I’ve lived at Cortland Portofino for over 5 years now and it’s one of the best communities I’ve lived in. Management is great, amenities are abundant and maintained well, any issues including maintenance have been handled quickly and efficiently since this current Manager (Camille) has been here and communication from the management and residential team is great! I always know what’s going on as far as events and even amenity maintenance. I will absolutely continue renewing my lease while it’s this good because you don’t always find a place where you’re almost 100% happy and have little to no complaints. And the great aesthetics of the community is just a perk to come home to!
