Cortland Park 83 is a beautiful place to live. I enjoy the unit that we live in... I enjoy the scenic drive through the property. The community had a brunch for residents in the Community Center. While it was a lovely opportunity, I was saddened that there was not one staff person there. The only non-resident was the caterer. THAT, to me, was the opposite of hospitality. In as much as it benefits the community to have neighborly connections, those connections are strengthened when the staff has some investment with residents as well.
The complex has nice amenities and the residents are respectful.

Been here for a few months and so far things have been good. The setting is peaceful with a nature trail where you might actually see deers. The community is well kept with the occasional weekend trash overflow but the crew do a good job cleaning it up and keeping up with trash issues. It’s a safe community and in such a convenient location.

I love Cortland Park 83. I've lived here for two years now, starting in a one-bedroom unit and then moving into a two-bedroom in the last 6 months. I believe the unit and community are well worth the financial investment. Management and maintenance are wonderful- I truly feel they care about my needs and the community as a whole. Any time I have submitted a maintenance request, they are always done the same day or I get updates if they take longer than a few hours to complete. The amenities are so nice- 2 pools, a gym, tons of places to walk and be outside. Overall, I love living here and feel it fits exactly what I was looking for.

Everything is great jusf that the clubhouse closes around 6pm and is not open on Sunday. For an average 9-5 job people need refreshment after this time so making clubhouse available till 9pm and on Sunday instead of Monday would make a lot sense

All my experience at Cortland Park 83 are very good.
I was taking a shower around 5:30-5:40 and it sounded like someone was fighting and yelling. He is so loud I can hear him over my shower and music. I called for a courtesy office because I was scared. Last time I called the police they did nothing. I am attaching a video of his yelling and screaming obscenities.

My apartment is spacious, modern, and filled with natural light – it truly feels like home. What has impressed me the most is the top-tier maintenance team. I had a minor issue with my heating system, and I submitted a service request. To my surprise, they arrived within hours and had everything fixed in no time! Their professionalism and efficiency are truly commendable. Cortland Park 83 is not just a place to live; it’s a community where residents are valued and taken care of. This company is very professional. Customer service is always kind and ready to help you out with any problems you may. They fix problems in a timely manner and are overall a very good company.
The rent is way too high for this complex and for the service they provide
My wife and I have been long-time residents of Park 83. We spent quite a while searching the greater Atlanta area (yes, as a whole) for a great place to live. We are actually people who prefer renting, for various reasons - so a comfortable place with a nice ambiance and great team at the office were of utmost importance to us. Park 83 is reasonable for rates in the scheme of things, although their higher prices are offset by the nice community atmosphere. One thing that is of note, and future residents should take into consideration, is that they are very diligent about maintenance here. That is worth its weight in gold. All in all, if you are looking for a nice place to live, then we would recommend you put this at the top of your list.
There’s dog poo/waste on the stairs and this brings it is right to my doorstep cus people step on it and it ends right on my door mat! Sad and pathetic!
Cortland Park 83 was a major improvement from our last apartment. I was convinced I could never love living in an apartment but this place changed my mind. It’s a beautiful landscape littered with beautiful views, amazing relaxing pools and the sweetest pets ever. We’ve fallen in love with all of our neighbors dogs and absolutely LOVE how welcomed they are. The management ALWAYS answers the phone and if it’s after hours always contacts you in the morning for a resolution. They keep the community litter free and are just all around kind people. Cortland park 83 is one of those count your blessings places to live. We’ve even made friends with the local DEER who live here. If you’re able to rent here just know you’ll feel like you live in a resort. We are so proud to call Cortland Park 83 home and bring our friends and family here to visit.

The grills are a fire hazard at the pool and need to be replaced ASAP!

This is a quiet, peaceful and safe environment. It really is a nice place to live in. Great communication between residents and the management. We are kept updated. The extra fun ?? activities, treats etc happen and we enjoy.
Cortland Park 83 has genuinely been a lifesaver for me and my partner! It’s the first place we have truly loved and felt completely at home. Maintenance is quick and always does a great job to take care of us. Management is amazing at communicating reminders of rules and also sets up some fun events in the community. All the people here are so welcoming and friendly, and we’ve had a great experience here and would love to be here another lease term!

Cortland Park 83 is a wonderful place to live. The management does a great job communicating with residents and the complex is beautiful and it feels very safe. They work hard to provide a sense of community within the residents and put together events for everyone to attend. We would highly recommend applying to live at Cortland Park 83.

I have a large one bedroom apartment and it has a sunroom and a dining room and a balcony and a walk-in laundry room, walk-in closets and plenty of storage and a large pantry as well. For the value I can’t complain and I’m happy here. My unit feels a little bit more homey than just an apartment. I also like that I have plenty of places to walk around within the complex. The clubhouse is pretty the two pools are nice. The gym is nice.

Cortland Park 83 is very clean, safe, and secluded. I like being tucked away in the back away from traffic. It’s like luxurious camping.

Cortland Park is truly a great place to feel safe and secure. I have moved in and in just two months I feel at home. Between the views out my window and amenities at our clubhouse, some days I have little to no reason to even jump in the car. Cortland has made it very easy to ask questions and be directed to the results you are looking for. The apartment for me is spacious and allows for me to create my own style and comfort. The best days are sitting in the attached sunroom off of my liviing room where I can grab a book and just unwind. I truly recommend more people taking a look at what Cortland has to offer.

The complex/apartments (in a renovated unit) are nice but everything else is inconvenient. The application process, paying rent, and getting someone to fix a problem are all a hassle.
