From Great to Frustrating: How Management Changes Affected Our Living Experience: Please don't judge this apartment community solely by the Clubhouse, swimming pool, or model unit. The reality of the actual apartment units is quite different and comes with several issues. Below are my honest observations: 1. New Management Concerns When we moved into this community a couple of years ago, the previous management team treated us with great respect and support. Because of that positive experience, we even recommended Cortland North Plano to friends and colleagues. However, the management recently changed (about a month ago), and unfortunately, the experience has taken a drastic turn. We've heard of multiple instances — where residents were spoken to rudely or even threatened with immediate eviction, without courtesy. This behavior is disappointing, especially considering that many current tenants moved in due to positive word-of-mouth. The Cortland Corporate Team should investigate this shift and understand what originally made this community thrive. 2. Poor Wall Insulation & Window Leaks The apartment units lack proper insulation. Noise from outside is clearly heard through the walls, and many windows leak air, making the units uncomfortable — particularly during the winter months. We faced significant challenges keeping our home warm. 3. Limited Storage Space There are not enough shelves or storage options inside the units. This makes day-to-day living difficult, especially for families or individuals with more belongings. Additional storage solutions would be a great improvement. Final Note: We expected a higher standard from a community like Cortland North Plano, especially considering how well it started. I hope this feedback helps future residents make an informed decision and encourages the management to revisit their approach.

It is never our goal for our residents to feel that they are being spoken to rudely. We also do not tolerate disrespect towards our team and will quickly end discussions when the tone is raised. As we all know, there is no threat of eviction for any residents, only warnings of the consequences for those who are out of compliance with their lease contracts and insist on remaining out of compliance. Regretfully, the consequences may include eviction in some cases but that's never our goal. Our goal is always to provide solutions and opportunity. The walls received new insulation during renovation which took place a few years ago. Hearing noise from outside of the home is quite common in multi-family living. Regretfully, it is impossible to not hear your surroundings when you share walls, ceilings, and floors with others especially in a city setting. Complete silence is near impossible. We do not see any service requests regarding your windows. Please do not hesitate to submit a request through your portal so our team can stop by to assess the windows and perform repairs if required. While we are not able to add any additional storage solutions to the homes outside of the scope of work for renovation, we can explore the option of renting a detached garage or could send you some great options for temporary storage that you can add to your home that do not alter or modify the home itself. We, too, hope that future residents understand the high standard of living that we are working to provide at Cortland North Plano, which is precisely the goal of new management. Cortland North Plano is a great place to live for a small or big family. Great school districts great areas the staff and management are excellent very friendly and kind would recommend anyone coming here. The amenities are out of this world.

Overly expensive for the amenities provided. Dog waste everywhere. They arrange good events but lower rents would be more appropriate, the economy will a not good and eventually tenants will leave if high rents are maintained

I simply love my community and my home. Well-kept community and very peaceful. I love seeing all the kids riding their bikes and running around.
Closed excellent shopping and entertainment. Also close to medical facilities. Easy access to tollway, 121, and 75. Wooded pathways for walking, great pool for summer time, picnics and relaxation. Full service clubhouse and gym.

Cortland North Plano is a friendly, diverse community with most of the standard amenities, such as a club room, exercise room, and game room. The office team is competent, helpful, and friendly. And the maintenance team is always prompt and efficient. One outstanding feature is the natural environment. Cortland North Plano is a friendly, healthy, and enjoyable place to live. The management and office team are all very friendly and helpful. For anyone who enjoys exercise and nature, there are excellent opportunities for both. There is a well equipped workout room, a lap pool, and miles of trails for walking in wooded areas throughout the complex and on the adjacent golf course. Smoking is not permitted but pets are welcome.

The renovation are beautiful, the apartments are huge. You feel like you have your own single family home. There are a lot of community amenities and the staff is super! They offer great community events for all ages. The walking trail is gorgeous and it inside the property. I feel very safe and a great school district. They have a large variety of floor plan unlike other communities. Awesome place to live.

Pools under construction all summer, 38% rent price increase with no improvements. Cockroach problems. Calls are not returned by staff. Service requests are closed as resolved when nothing has been done. I've lived here for 2 years and Cortland took over a year ago and things got worse.

We love staying at Cortland North Plano...have been calling it home since more than 1.5 years...staff in the office and maintenance team is very responsive and friendly, it is near to all the shopping strips and the highway, Frisco ISD schools are nearby etc...we highly recommend Cortland North plano to everyone..

Both the leasing office staff and the maintenance staff are some of the most resident focused people I have experienced. The maintenance folks take pride in their craft, they are responsive and courteous. They are have a good team here.
